Stayed there for approximately five nights, you can hear the music through the window and it kind of disturbs the sleep.
Although that's a shared toilets and showers there is hot-water in the showers and it is very clean.
A liittle pricy relative for the room you get (400 baht).

Stayed for 4 nights in December 2012. Rooms are very small and basic - only bed (very hard - impossible to sleep comfortably) and terrible hot (fan was broken). It´s part of Khao San - so it´s really loud place all the night. Staff is firendly and helpful. The last day, I saw a lot of bugs in the barhroom, so I was a little bit concerned, because my single bed room was next to. But it´s cheap and fine.

We stayed here 3 nights and it was quite a good choice. I think the location is perfect, because the building is hidden from most of Khao San Road's noise. Don't expect new furniture or big rooms, but it is enough for young backpackers. Wifi is available only in the lobby. Stuff was friendly and helpful.

Stayed for 3 nights, since I wanted to experience Kao San.

Location
Is part of Kao San, but not directly at the main street, a little bit inside a yard. However pretty much in the middle of the center.

Room
Rooms are loud, hot, stinky, basic. A bed and nothing else. Showers and bathrooms are outside shared with the floor.

Included/Missing
WiFi is there, however limited to certain times and just in the lobby. And in the lobby it is pretty hot, so make sure to be offline quick. No breakfast, no free transportation.

Price
Roughly 10$ a night. I assume hard to get something cheaper these days in Kao San. All other hotels expected to receive >20$, so this was an obvious choice.

We stayed at Kawin place for 8 days, it's on Khaosan-road but we didnt got disturbed by the crazy noise from khaosan-road. And we love the lady there, very helpfull and very kind to us, speak cute thai-english, and loves the cats there. It just feels homey. Though the bed was little hard, but found no biggies. We could still sleep nice. Nice and cleen bathroom. Air conditioner was good - no problem. Its a good deal tho for the price. And also very secure, not like any other guest-house in the center of khaosan. We enjoy my stay here. Would defently come back.

Room Tip: the left side room from the stairs are quiter.

I stayed here 3 nights/4 days, in a single room on the ground floor, from the 17th of januari. The first day i arrived i saw a huge clutter of hair & soap in the shower. I figured it was just a normal day in a shared bathroom. Unfortunately, three days later the stuff was still there. The bins didnt get cleaned out either. And ofcourse there were plenty of cockroaches, dead & alive scattered around the hallway & bathroom.One cockroach was obstructing my way to the bathroom so i had to go to the guys bathroom several times.
In the end, it was cheap and dirty, and i wont go back there. I wouldnt recommend it to my Friends.

this place is great value if youre on a budget. the rooms are ok and quite clean, its quieter than most hotels as its slightly back from the street so you dont have all the noise from koh san road keeping you up all night.
