Stayed in House by the pond for 3 nights, got a room A in building 2 (recommended), and enjoyed our stay there.
Place is clean, wi-fi works perfectly and the view from the balcony is just perfect: a little forest in the middle of busy Bangkok:)
The cushions are soft and very nice for sleeping.
Also, you have a rooftop pool in the main building, which is great for relaxing. The staff is helpful and very nice.
There is no breakfast, no hair dryer, but you have a little kitchen and you can make your own coffee in the morning before going out for breakfast (very near, but prices are higher than usual in BKK). The house is situated in a nice quarter (fency as it can be), so you don't have to worry about your safety.
I would choose this place again, way better than Khaosan or Chinatown places (very loud!).

We only stayed 2 nights at Christmas and enjoyed the space of what was like an old dated apartment. Facilities were basic though this place was evidently really nice once and could be quite smart. The area is not my favorite part of Bangkok so we walked a lot and the MRT was reasonably near though would recommend staying in Chinatown over sukhumvit. The area had good restaurants amongst the massage places it seems noted for. Overall, without breakfast or any facilities, with wifi, this is a good option at a low-medium budget. If a first timer in Bangkok you are better of nearer the centre and around Chinatown.

I've stayed here for on and off for about 5 yrs and it never disappoints. House by the pond is a quiet oasis in the bustle of Bangkok. Great location, value for money and facilities. The rooms/apartments are clean, spacious, quiet and accommodating. The staff are professional and helpful with useful tips on where to eat, spa treatments and shop etc. The rooftop pool is much appreciated after a day of sightseeing and shopping.
On the whole this is great stay with excellent value for money that will always make me return in the future.

Stayed at House by pond during Nov 2013. A good decent stay based on the charge. Location and room is good with proper amenities. Staff is co-operative, place is clean. Theme of a forest which is very different and quite good. Restaurant is okie, but fitness center is excellent. Overall good and decent stay

the apartments are nice, nothing fancy, but nonetheless nice. The facilities are a bit outdated and most of the furniture and equipment in the apartment dates back to when it was built. Therefore it's something like 20+ years old or so. The bathrooms are rather simple, so is the kitchen. Ours was moreover poorly equipped, with little accessories. It was a 4 person apartment but we only had 2 glasses and 3 plates, barely any cutlery, no toaster and the stove wasn't working well either. So, overall I would say there is potential for improvement, without a lot of investing.

The bathroom in some of the apartments is smelly and there seem to be a lack of insulation to the sewage canals.

Internet on the 7th floor, but also on others did not work well. In some of the rooms there was no reception at all. Otherwise it often was slow or just didn't work. This is something they could fix for little cost if at all. Definitely a major downside of this place, especially if you plan on staying for longer and need some work to get done.

there tend to me mosquitos around, the lower your floor is the more there will be. There are two buildings, one is more green with some garden areas, but that also means more mosquitos unfortunately.

The best part of the apartment building is the rooftop, with a magnificent view of downtown bkk and nice little pool which is enough for cooling down after a hot day in the city.

The gym is very simple as well, but will do if you want to do some basic exercises.

In general I would say you get what you pay for.

I spent a month here and can't say I hated it. I got a decent apartment in the white building and had the stuff I needed - a good, functional shower (not one of those faucets that pours onto the floor) and a large bed.

However, I had a few issues:

The bed isn't that supportive. While I did lose some weight before arriving in Bangkok, this bed made me feel like I was one step away from dying of starvation. There are bars in the bed that I'd lay on top of that would feel like my ribs were exposed - turns out it was just the unsmooth, painful bed.

Transportation isn't nearby. Yes, you can take a taxi anywhere for cheap, but traffic in this area can be absolutely horrible. I've walked to the MRT and Skytrain stations faster than I've gotten there by taxi. And while the website says the subway is "five minutes away", that's a lie. I clocked it at 18 minutes to the nearest station the other day, and that's with my 6'4" figure and a need to always be walking fast. Even in the lesser October heats, I got sweaty and annoyed walking just to get anywhere.

Things break. Nothing new, I suppose, but while the main manager is pretty responsive, her crew isn't. It took a couple times to get my sink unplugged, and then they just ripped the stopper out.

Cleaning service. I realize this is a serviced apartment, so just be warned that things like toilet paper are on you. Also, I don't think anyone ever washed my towels, ever. Not helpful when you have no tissues, no toilet paper, etc. I washed them myself eventually.

Price. I heard that Bangkok apartments can be negotiated down in price. Not sure if that's possible much here.If you need short-term convenience, you can get it here, but the apartments aren't anything amazing. They're not bad, and have decent hardwood floors, but they're not brand new or super-luxurious. Just know what you're getting into.

The apartments do have a pool on the 8th floor overlooking the city, which is nice.

Nestled just off the lively Sukhumvit 22 road in a quiet part of the neighbourhood sits House By The Pond. The area appears to be well represented with ex-pats; many condos around this way. We stayed in the older section of the establishment which represented excellent value at around $US35 (Agoda booking) a night. In this older section there are three floors (no lift) and we stayed on the third floor. The room itself is self-contained with a fridge. micro-wave, hot-plate and kettle; cooking utensils are supplied. You will need to provide your own milk, tea, sugar etc which you can pick up at a little convenience store about 50 metres around the corner or a Seven Eleven a little further down. I found the room to be a little dark but not depressing and the theme of the place is a little quirky anyway as you feel you are stepping back in time to the twenties or thirties. The air-con in the room worked fine along with basic cable tv and free wifi with a good signal. Minor criticisms would be the sofa and chairs were very uncomfortable to sit (rock hard) and the shower doors were a pain to open and close as they kept jamming. Without doubt the highlight of this place is the wonderful little garden and pond which we found to be very relaxing to sit by after hours roaming busy Bangkok. To get around Bangkok there are taxis freely available and the skytrain (Asok) is perhaps a brisk ten minute, or leisurely twenty minute walk. A taxi ride to Don Mueang airport is around 200 baht and to Suvarnabhumi airport around 300/325 including tolls. The staff were very friendly and we would stay here again for the peace and quiet.

Room Tip: Stay in the newer building: it has a rooftop pool.
