We are long term travelers with basic needs - general level of cleanliness and enough space for our (minimal) stuff. Although this place met both of those needs, I cannot recommend it.

The room was just dingy. It had a window but felt lifeless. The bathroom was a bit grungy. We have stayed in much worse, and while this place is not outright BAD there are just plenty better to be found in Chiang Mai. Also, we were paying 50B MORE than our great place in Bangkok.

The location is good, but again Chiang Mai isn't too big. A songthaew can be hailed (shared taxi) to take you anywhere in town for 20B. The owners did seem bored and really indifferent to our presence. We enjoyed our next place much more - super friendly people with a bright room full of character. Keep looking.

What a great little hideaway here! We came across the Safe Court while walking from our top recommended (but MUCH more expensive) hotel in the heart of the old city in Chiang Mai. This place is wonderful, with very relaxed and laid back staff, everyone was helpful and friendly. We enjoyed the rooms, with air conditioning (550 bht - what a deal!!) and a nice double bed, everything was super clean and we even had a tv and small fridge. We really had a great time here and would definitely come back! The location is superb - especially if you're here for the Sunday Walking Market, and it's close to all the best temples and some great restaurants! Totally safe-feeling and very comfortable. Tip: If you're okay without air conditioning you can get a room with just a fan (also okay!) and it's more like 350 baht or so. Also they have a great restaurant downstairs.

Room Tip: Get off the main floor for a quieter room and possibly a balcony!

The hotel is in a great location near everything. However, the staff are very lazy and not at all friendly. They begrudge getting up to get you a clean towel or some more toilet paper. I only asked once for each of these it's not as if I was making a habit of it....... It made you feel like such an inconvenience. There is good wi-fi coverage even on the second floor. The restaurant is overpriced try the coffee place down the road and on the left or the English place in the other direction for your meals. The room itself was very basic and there were several stains on the sheets which I hoped were clean. The shower was nothing more than a dribble. Avoid the rooms on the ground floor as there are several washing machines, dryers and children around the ground floor if you are a light sleeper!

Being located next door to a temple probably helps a lot, but this place is quiet. It's fairly centrally located in the old town, mid-range in terms of price, and pretty user-friendly. Fellow guests seemed to include single men, single women, a few younger couples and a couple of older couples. Very quiet in the evenings, close to lots of restaurants and bars, and the usual tour packages available in the lobby. Laundry service is available- they'll either do it for you or you can use their machines (but if you walk about twenty steps out to your left, you'll find plenty of places who'll do the same job for a lot less). Far enough away from Tae Phae Gate to be quiet, close enough to other places to be handy. Ratwithi Road and all its restaurants, bars, and a 7-11 only about 6 minutes away. No long-stay option as far as I could tell.

A real little jewel in the travel world, although the rooms are simple it's a very cosy place, the owners family really takes care absolutely well, a nice restaurant with western and thai food and a huge breakfast variety from 6.00 - 22.00, washing machines. The location just around the old town and night market in central Chiang Mai is fabulous and they even took care of our car and found it a great place to stay for the night.

Hotel has a nice restaurant located in the courtyard with good service. It is a very peaceful setting and courtyard.

Synopsis (Overall + Value)
Nice, small place. Could have been cleaner and smarter, but was perfectly good accomodation. Fantastic value for money.

Location
Right next to sunday walking street. Close to some restaurants, 10mins from a large street full of shops and restaurants.

Room
Large room, no carpet with big comfortable beds. The decor was minimal and the rooms looked very plain, but for the price this was acceptable. The bathroom had a walk-in shower which was very weak. The bathroom had a large vent/grill which meant that it wasn't cool, but rather was very hot (outside temperature). There was a TV which had lots of channels (sports included) and a good selection of furniture (cupboard, dresser, tables, lamps etc). Not all rooms have telephones in them, and even if they do some didn't work.

Bed
Big, comfortable beds, no problems.

Staff
Amazing staff, a real pleasure to be hosted by them. Any time you needed help or information they were very happy to help and went well out of their way to do so. They made our stay very memorable.

Internet
There's one computer downstairs that's fairly slow, but we often used it for free. There are plenty of internet cafe's within walking distance which offer fast speeds and good prices.

Restaurant
Well priced and food is made fresh. Fair selection.

Housekeeping
Cleaning daily.

Other
Be sure to organise your trips and trains etc through the chap at the front desk. Always willing to help and happy to find you the best deals/haggle on your behalf.
