I write this now from our Superior Room. Wifi has been great, a/c is cold, plenty of English channels on the tv and the included breakfasts have been sufficient (if a bit weird). Staff is amazing and arranged a private driver (Kung, ask for her cause she's great!) for us for a day. Anything we needed, Guy at the front desk took great care to ensure we were satisfied. Mini fridge prices were also right for us, everything was clean and as expected for a Thai 3-star property things were pretty standard (there was a stain on our sheets and perhaps a couple other minor things we noticed but nothing worthy of shorting this place in the review). The location is perfect. In fact, it probably doesn't get much better. It's right outside the Thapae Gate so the Sunday Market is a stones throw away but is off the main road so apart from some barking dogs, doesn't get the street noise. Since its outside the Old Town gate, it's fairly easy to walk to the night bazaar and some highly rated TripAdvisor restaurants. For the farther away attractions, hire a private car with driver (800 B for the day) or get a Soengtew or tuk-tuk. For the price, Thapae Boutique Hotel was just perfect for us (though a pool would have been nice :)

it is located just 200 metres outside of the old thapae gate south side of the old town . it is really quite to reach the old town and all the main sites of the old town ( sunday walking street, restaurants, temples) and at same time it is just outside the noisest zone in a quite soy so you can enjoy relaxed time night and avoid the traffic jam . Staff is also very kind and helpful to enjoy all the Chiang May opportunities .rates are economic but neverthelss room spacious clean and air conditioned...just the furniture are really not in a good shape. the breakfast served in the garden but with limited choices.

If you're looking for a place to stay in Chiang Mai, choose Thapae Boutique House. My friend and I stayed for three nights and were most impressed with the warm reception from Sacc,Tip and James. This guesthouse has a cozy atmosphere; the rooms are clean and reasonably priced; it's location is close to Thapae Gate and the night markets as well as eateries are within easy reach.
