Baiyoke Ciao is in the heart of Nimman rd. 2 doors down to the Warm Up(one of the most popular nightclubs in Chiang mai for younger thai generation)

Rooms: there have a studio, 1 bedroom and 2 bedroom apartments (only 2 of these in the whole building)
It is very spacious with basic, but adequate decorations. there's Air conidtioning in the main bedroom. In lounge however, it varies. I have been into rooms that have air-con, and some have only fans. Plus some of the rooms have a different design on the bathroom (a smaller one and bigger one). Some come with DVD players and some have a CRT TV in the lounge, oppose to a LCD in the lounge. There are normally 2 TVs though - one in the lounge and one in the Room. 2 bottles of water are given daily. Missing plates and so its a bit hard to take away food if you have it in a bag.
Beware that the rooms can be noisy sometimes as the night club is 2 doors down and you can guys reving up their cars which is quite annoying.
Wifi can be slow at times and sometimes i cant even detect it.
Lobby: Very basic loby with just a small work desk and computer with some brochures of Chiang mai. thjere is a small gym and no pool.
Small balcony as well but not much of a view unless you're facing the right hand side of the building.

Staff; quite friendly as they changed rooms for us when we didn't like the room. sometimes the bellboy is a bit lost and feels embarassed to help us take our lugguage. but overall pretty good. dont expect too much as it is a 3 star hotel afterall.

Facilities: There is a restaurent and cafe in front. Environment is very nice and comfortable. Though don't bother eating a main meal - food is pretty average for thailand standards - but a cool place to chat and have a drink. Very comfortable and relaxing with beers with alot of uni students hanging around if you're into the younger crowd. There is also a cheap massage place downstairs which massuers can come back to your room for a massage. You can massage and go straight to sleep which is comfortable. Very cheap pricing as well.
there also have carparking if you rent a car.

Location: You're in the heart of Nimman, the main bar, pubs and night club area of Chiang Mai. On the left there is a 7-11 where you can stock up with food, water and alcohol. On the right there is a VERY nice wine bar and 2 doors down is the famous Warm up -bar/lounge/night club. great to go but you have to be over 18 to enter. Across the road, there is a small boutique shop that has foreign exchange. This shop has one of the BEST exchange rates in Chiang mai. You can also ask for a better rates then quoted if you are changing large quantities - over 30,000Baht.
There are also alot of boutique clothing shops in the laneways with plenty of restaurents. Alot of japanese and korean and cafes as well.

Tourist Attractions nearby: there is a old temple a few KMs away. and Kad Suen Kaew is a few KMs away. you can catch a red pick up there for 20baht per person. dont ask the price, just ask if they will take you there because they'll jack up the price for foreigers, Part of life here - if they can earn more by asking for it - why not try?

Price: around $40-$50 AUD (1200-1500 Baht)for 1 bedroom apartment. Price is pretty good value but i wouldn't pay more than 1,600BAHT for the room as there are alot of competitive 1 bedrooms apartments to be had in the area and potentially more quieter if its in the small soi (small rd).
This hotel is idea for the younger generation who want to experience that young thai generation. If you want to see the more touristy area, better to stay in the night bazaar area where you can walk in the markets at night. This is better for people who want to drink and party. Streets are filled with students or the younger genertaion drinking at 7. pretty peaceful still in terms of less drunks shouting and causing troubles. I dont have any issues walking through there at night. Bare in mind that clubs do close at 2am though. great that you can walk back home without having to pay a rip off (thai rip off price) for taxis/tuk tuks.

Room Tip: Get a room as high as possible to avoid noise.

Stayed in a suite for 10 nights with 2 children. Can highly recommend the hotel and location. The staff were great with the kids. The massage on the ground floor was relaxing. The free wifi was a little slow but worked quite well. It was nice and quiet despite being right on a very busy street with plenty of eating options.

New year's eve was fun with fireworks going off all around the hotel, and a view of hundreds of floating lanterns rising into the sky.

a small hotel with big room, clean and very comfortable bed. in studio room they provide small kitchen with electric stove, water boiler with complimentary coffee & tea. Good for travel alone or couple. Downstair - the nice massage, coffee shop. Very good location on Nimmanhaemin road.

Baiyoke Suit is situated in middle of market and the best part with this hotel is they have all suits ( 2 rooms ), rooms are pretty big and comfortable and right infront of hotel there are huge market where you can do dead drop shopping. Services and food is excellent specially when you have your breakfast on the 43rd floor.

Clean hotel, great location.
Downside is very noisy area of Nimmanhemien road that does not stop until about 2:00 am so if you are here for business, forget it, find something else.
Also basics like Hot water and reliable internet are not available. Internet was horible and I usually had to go down the road to an internet cafe to do any work.
Suprisingly lacking in basics when considering the price charged. Many much better values can be found close by. I will not stay here agai, and I stay in Chiang 2 months every year.
