“Best guesthouse ever”

This is undoubtedly the best place I have ever stayed whilst travelling. The rooms are beautiful and clean, there's a lovely little pool and a wonderful roof terrace. Everything is just done to a very high standard- it is an incredible respite after a few months of grotty guesthouses elsewhere. The value for money is superb- I would have expected this place to be the same cost as an upmarket resort. The staff are also friendly and helpful. Book in advance though- sadly we could only get two nights here- we would have loved to stay for longer. Only downside is that it is not very sociable so if you are travelling alone you are unlikely to meet people here.

After stumbling apon this place after dinner one night and seeing the award of excellence from trip advisor being advertised, we thought we'd give it a go. We were previously staying a little out of town and paying 1600 baht a night. For 540 we were given a large double room on the ground floor, typical toilet/shower situation as across Thailand. The room had both aircon and a fan, tv, safe, fridge and a mosquito net. We were warned the room might be a little noisy as we were by reception however we were never woken by it so no problem there.

The staff go out of their way to help you and are always smiling. They don't force you to book trips but are helpful if you enquire. This guesthouse also has a pool and a lovely rooftop area for guests.

Excellent location, good rooms and wonderful staff. Can't fault it :-)

I have just spent four nights at awana house with a friend and I couldn't recommend it highly enough! The rooms are of a good size, clean, beds are comfortable and the staff are extremely friendly. Every time we saw them as we left for the morning they asked how our night was, what our plans for the day were and gave us plenty of information on surrounding things to do. I have stayed in chiang mai previously, for 4x the price and honestly I prefer awana house. If you stay here, make sure you go to Cooking love the restaurant down the soi to the left as you leave awana house! Food is amazing and Lin the owner is even better!

From our arrival till we left 16 nights later, we could not have been happier with Awana Guesthouse. The staff were friendly and helpful (even teaching me a few Thai words). The location is ideal being only a few steps from the ThaPae Gate in the old city. It is quiet but so close to all you'd need. There are restaurants galore around and on Sundays the Night Walking Market starts a few paces away. This is very good value for money...... our room had air con, hot shower and an in-room electronic safe. The food is of excellent quality and cheap. For breakfast,we loved the Muesli with fruit and yoghurt. The 2013 Excellence award that Awana received is well deserved. We miss the place already and when we go back to Chiang Mai next year, we would have no hesitation in rebooking.......in fact we are looking forward to it.

Room Tip: We had a room on the 1st floor....... there are no lifts.

Such a warm feeling ....very Relaxed and comfortable, central location. THE best eats place just across the road serving whole baked fish with fantastic fresh salads.A lovely neighbourly street. Would definitely stay there next time.We had some big events within walking distance including the famous street night markets. A very good Taylor just around the corner. The children were made to feel very welcome. You really need to book though because they are SO popular

Upon arrival in Chiang Mai we went in search if a guesthouse down ratchadamnoen Road, Soi 1. The place our guidebook recommended did not appeal to us so we thought to check out this place based on what we saw. We paid $18 for an air condition room with no windows as that's all they had but it was still wonderful. Very comfortable, very clean, very nice staff and grounds. The pool is clean and a wonderful plus even though we didn't use it. I would definitely recommend this place- it's a great location off a cute and quiet street and excellent value!

Room Tip: Rooms without windows are still ok if you think you won't spend much time in the room. Top floor...

Very nice guest house we had a big room for a reasonable price. Good air conditioning. Nice cold pool with good chill out area. Friendly staff. In house restaurant is very nice and cheap. I would definitely recommend this house for travellers as it is comfortable, clean and cheap.
