Of you visit Chiangmai and your looking for a calm place in a green environment with excellent and personal service, Villa San Pee Seua is the place to be. We spent 5 days in a great and spacious familyroom (2 bedrooms, 2 bathrooms) and we loved it. The staff is so friendly and helpfull, even drives you to restaurants and pico you up afterwards.

We were booked to stay here for 6 six days and judging by the other reviews, we thought this place would be amazing - it was by no means that great at all. One review said that it equalled a five star hotel. We do not agree and I query how genuine the other reviews are as the family that run this hotel all spoke impeccable English and wondered if in fact they had written several of the reviews. The hotel was average, the breakfast was ok, non matching cutlery and crockery (hardly five star) and there was not a huge amount of choice. There were two computers for the guests to use, one of which did not work and the other one was always being used by one of the owners of the hotel (looking at Facebook). If a guest did want to use the PC, he did move away and allow you to use it but there was a malfunctioning keyboard which after a while became very annoying.

The bathroom was run down and old. We only had one tap on our basin which only omitted cold water - if you wanted warm/hot water to wash your hands you had to use the shower. The shower was old and not very powerful.
There were no wardrobes in the room, so we lived out of our suitcases for a few days. There was a fridge in our room, which was empty bar two bottles of water - no mini bar at all. We then decided that this place was not for us so we found a deal at the Chedi and went there - now this is a true five star hotel.
The hotel was satisfactory and if you don't mind living out of a suitacse and wearing your crumpled clothes, then i would give this place a go - otherwise there are better places to stay.

Thank you for your stay with us. We appreciated our guests' reviews as it will really help us to improve our hotel. But, what is wrong with a good proficiency in English? Is it a little too shallow to reason that a good English will warrant a successful fake review in the Tripadvisor? I think it is an insulting not only on us but also on the credential of Tripadvisor's guest reviewing system. Is it that a good English essay will earn you a good score in the Tripadvisor rating? But, for our good score in the tripadvisor rating, we earn it thru our hard working and sincere services. We think that Tripadvisor should not let go with this kind of accusation as it will mislead to a conclusion that Tripadvisor's guest reviewing system can be fooled by a good English essay! We challenge the Tripadvisor to use its zero tolerance measure to find out if we really wrote any fake reviews, if not, we demand that this reviewer takes back her groundless accusation.

Beside all, the good English speaking owner who was all day with the Facebook , as quoted in the review, is not the real owner! He is our Mexican American hotel guest whose family stayed with us for 16 days. They are of course not the family that runs the hotel. It is me and my daughter Prae (who was not at the hotel during this reviewer's stay) who actually run this hotel. I am the sole owner of this hotel who was at the hotel during this reviewer's stay. It must be another family who was mistakenly taken as the owner who speak impeccable English. Nevertheless, good English speaking has nothing to do with fake reviews!

We have a computer of our own on the reception counter separated from the guests' ones, why should we be so unprofessional to use the guest computer to browse the Facebook in front of the guests! A very thin line between proper and improper for this act is between guests and owner. Therefore, the real owner has to be clearly identified before such serious accusation is lodged. She had been with us for 6 days. Was that long enough to verify that whether the all day Facebook browser is the guest or the owner?

This reviewer booked our hotel thru the AGODA website in which our hotel is clearly classified as a 3-star hotel (3 pictures of stars tagged on our name). She must have seen it together with the hotel descriptions saying that we do not have a mini-bar in the room, not a restaurant with expected matching cutlery and crockery etc., and then she paid for this 3-star hotel room. Now that she bought a 3-star ticket but hunt for a 5-star one! -why?, because she mis-interprets other's reviews on a 5-star satisfaction level at our hotel with a 5-star setting. Her hunting starts with an expectation in the huge amount of choice for breakfast, the matching cutlery and crockery, the hot water on all taps, the mini bar in the room, a full wardrobe instead of a simple clothing hanging cabinet etc., until eventually she found one at the Chedi as she mentioned but, unfortunately, the price list with AGODA is $166/night against $37 at our Villa-5 times more!-a story on the different pages.

I start to wonder if this review is really helpful for the reader or it is a waste of time to listen to an irrelevant comparison out of her wrong perception to have a 5-star room at the cost of a 3-star one!. Is she reviewing our hotel or reviewing the reviews of other guests on our hotel? We are at no-where to claim that we are a 5-star hotel so, why did she keep on measuring our hotel against the setting of the 5-star hotel? This can be indicated by the conclusion of her review that "so we found a deal at the Chedi and went there - now this is a true five star hotel."

The resort is truly a hidden gem in Chiang Mai. Although a bit out of town but the service makes everything up (twice daily shuttle to town, boat shuttle every other day, call-taxi service, free personal chauffeur to nearby supermarket and restaurants upon request etc). Prae is definitely one of the best hoteliers I have ever met. She's the receptionist, the kitchen staff, the guest service, the concierge. She's everything. The room is spacious (family suite) and nicely appointed overlooking the Ping river. For this price I could barely stay in a hostel in Hong Kong. Overall I can't fraud this hotel. The only suggestion regards to the bathroom which warrants renovation as it looks a bit tired now. The bath tub is slippery and there is no hand rail for safety grab.

A really lovely, friendly, down-to-earth place to stay in Chiang Mai. A bit of a way out of town (15 mins or so by tuktuk) - with a twice daily bus service - which is no hardship and only 150b if you want to go at other times.

Service is exemplary, nothing is too much trouble. Food can ordered from local restaurants or pizza (150b Thai curry, 220b pizza). All trips can be arranged from here and put onto the bill. DVDs available and a player there to borrow at reception.

Breakfast is casual but tasty - eggs, cereal, local dishes etc.

The perfect place for families who don't want to hit the backpacker trail but who equally don't want their kids learning to travel in 5* luxury. That said, the rooms are large, clean and well equipped. We were in one of the townhouses...

I booked this villa on reviews. It certainly is out of town, but as villa has transport in to town twice dailythat is no problem. We were a able to get taxi back at night the only hiccup after walking street markets taxis want to charge you more, but overall all good. Staff are lovely, friendly and helpful and feels like you are coming home at the end of a long day sightseeing to a lovely atmosphere. Don't expect five star but nice feel on the river side and relaxing garden setting...again basic but serene. Breakfast in garden basic but tasty only problem a bit late in starting day we left but we survived. Certainly for the price charged great value and free wi-fi which is wonderful. Somehow our room was not made up one day and Prae was so apologetic and helpful after a long day. You never felt like an inconvenience.

Room Tip: River facing for sure.

Booked this place because we were going on as family holiday over to Thailand. Didn't know what I was booking, but I had to just book. It was the cheapest place we stayed at while we were in Thailand but it was the best. Have a family of 6 so I booked 2 rooms, it was perfect. The place was well kept and the rooms were very comfortable. Couldn't have stayed at a better place!!!

Our family of 4 (kids 5,10) stayed here last week and loved it.

It's a little oasis, in a local Thai neighbourhood with a beautiful garden setting. Its a nice small hotel with lovely staff and friendly service.

A few comments
- lovely touches like bringing us cold drinks to the pool
- daily shuttle into Chiang Mai town and will arrange your return taxi for you too!
- pool was a nice size and depth for the kids.
- lovely breakfast in the garden
- they can arrange dinner delivery for you from local restaurants (and plate it up for you too).
- oh and in-room massages!

We chose to stay in a town house unit (split level, 3 bedrooms) for the extra space. Rooms were clean, beds comfy. the bathrooms are clean (just not really as spacious as us spoilt westerners prefer!).

Only other comment is that there wasn't really a comfortable couch / seats inside to relax / watch tv (just the kitchen table). Just encouraged you to get out and play!

We used the hotel as a base for doing day tours with Untouched Thailand (also fantastic and highly recommended!).

It is out of town a little way - but that's the beauty of it. It was great to come home to! A perfect spot if you like to stay somewhere small, friendly and local.
