We had a very warm welcome at Villa SPS. All the staff were friendly and eager to help. Breakfast was good -the cinnamon toasts and banana pancakes were yummy! They arranged a spa booking for us and drivers for our day trips out of town. The drivers themselves were reliable and friendly.The hotel is a 20 min drive from town but this was perfect for us It was a great place to relax away from the business of Chiang Mai city centre. However with the 2 daily shuttles and convenient pick up points in town for return trips it was very easy to experience everything Chiang Mai has to offer.

Villa SPS has a limited kitchen menu for lunch and dinner but you are able to order take away from restaurants in town which are then delivered to the villa. However, our advice would be to try all the fantastic local road side stalls and the market (esp at night) across the bridge. The food was amazing and incredibly cheap -£3 for two people including iced drink; 8-10 pieces of sushi for £1!. We would also highly recommend the local Thai massage parlour located next to the 7 Eleven. We had several incredible massages here.

We would highly recommend chiang Mai as a destination and this hotel as the perfect location.

Room tip: The superior rooms have a riverside view.

Stayed five nights with two children aged four and six. The villa is an unexpected delight. Very welcoming with a home feeling. We had a family suite. I would not recommend our suite for a person with walking difficulties. We had three flights of stairs. Maybe a ground floor unit for some. Villa was spacious, two ensuite bedrooms joined by lounge and fridge area with tea/coffee making facilities. Main bedroom had lounge area and tv. Lovely view overlooking the pool and river. Some traffic noise in second bedroom facing street, but with window and curtains closed, barely noticed. Beds are Thai standard - hard. No problem for me but my daughter bought a mattress topper. Staff are lovely. The owners are particularly nice and very helpful. Came out to farewell us as we left their establishment. Never had that at a first time stay before. Breakfast for the first two days was from a set menu choice. We loved it. I, in particular, the french toast with pisang goreng. Yum. Scrambled eggs also melt in the mouth. We ate outdoors seated adjacent to the Ping River. Delightful. Then.... unfortunately, due to volume of residents, the menu changed to buffet breakfast. Different choices, none to the previous standard. The children wouldn't eat anything on offer, so we decided to eat breakfast at another establishment we knew of a few kilometres south that has excellent food. When I am on holiday,I do like to start the day with a leisurely, enjoyable breakfast. This was our only disappointment regarding our accommodation. We used the complimentary shuttle to Wararot Markets. Very good. Red taxi back to villa cost the same as a tuk tuk. Had washing done. Cost per lb. very good value.
To sum up. lovely people, nice accommodation, brekky (set menu) in the garden, a joy. And yes, I would stay there again (when there are less guests - to have nice breakfast) Thank you Villa San Pee Seua.

We chose this hotel based on a review from a friend - it was brilliant - local people - right on the river - service and attention were fabulous - small hotel but big rooms basic but clean - a really good option.

We stayed here as a family with a 7 and 8 year old. We had a family suite consisting of a room with 2 single beds and one with a king bed. Both had their own bathrooms and were joined by an area with seating and a fridge. The rooms were clean and spacious. The breakfast was good with both Thai and western choices, the fruit and yoghurt very yummy.
The staff were exceptionally helpful and went above and beyond when helping to organize a hire car for us.
Although about half an hour from the city the free shuttle bus and boat made it easy to get into town and we never had any trouble getting a Tuk Tuk back for 150 baht.
The grounds and pool were great for the kids to charge around in after a long day out sight seeing.

We stayed here for six nights last week and absolutely loved this hotel. It's a little out of the centre of town but the hotel provide two free shuttles a day into town or use their boat to take pople in and even give you a mobile phone so when you're out you can phone reception to arrange a taxi to pick you up and return you for 150 baht, cheaper than some taxis and tuk tuks may charge.

Lovely hotel with helpful staff, rooms were large, comfortable and clean. The grounds of the hotel are gorgeous and sitting by the river having breakfast was a nice start to the day. Good breakfast choice, both western and thai food options. No restaurant on site however you can order takeaway food from local restaurants which you can eat on your balcony or in the patio. Food from the local thai restaurant was very nice and reasonably priced.

Overall I would not hesitate in returning to this hotel in the future. Staff were extremely accommodating and helpful and nothing seemed to much trouble.
