Kristi house has a great location (right in the centre of Chiang Mai), but it's in an alley so it's not noisy at all. Very cheap; only 250 a night for a double room with fan (they don't have airconditioned rooms). Note; we were there in July (low season) so I don't know if it's more expensive in high season.

The rooms were quite clean and reasonably big for a guesthouse. They were provided with a TV, fridge and even a bathtub (the latter is especially nice after a trekking!). There are 2 fans in each room! Towels are provided, you can ask for fresh ones after use. Room cleaning at request (free).
Reception is opened 24/7 and the staff is very friendly, even though not all of them speak English very well (but the owner's English is extremely good).

So Kristi House is a cheap and very nice guesthouse, location is perfect. I can really recommend it!

(By the way; there's a nice Cooking School just across the guesthouse, really recommendable too!)

This hotel is one of the worst hotels that we have ever stayed in. The room was extremely outdated and a piece of tattered cardboard had been taped roughly over a window. The bed was so hard that it felt like we were laying on concrete. The bedding looked much like dog blankets and did not cover the bed. The room was furnished with a collection of unmatched 50's junk. Now to the bathroom. No provision to hang shower. Dirty broken grout surrounded the toilet. Walls and window sills were extremely dirty, filthy broken plaster surrounded the bath and again there were marks on the walls.
I shall never stay at this dump again.

We stayed here for a city break from 22-25 April and were allocated a large apartment on a B&B basis. staff are really helpful, friendly hosts and they provided us with lots of useful local information including restaurant recommendations & we were not disappointed. Our room was spacious, clean and had everything we needed, lovely clean & crisp bed linen & comfortable beds. Breakfast was on a buffet basis and continental and the food was fresh, good quality and plentiful every morning with a good choice to set you up for the day. Chiangmai is pretty and there is lots to do & see by foot and it is nice being somewhere where there are hardly any cars. As you would expect the beer in Thailand is amazing, the choice is huge and there is something for every taste. We would recommend this hotel to friends & family and it is in a nice quiet location close enough to get to all the attractions in Chiangmai but far enough away to have a peaceful undisturbed nights sleep.

I've been coming here for years because it's located on a quiet soi, (Soi 5), in a great area close to the Thapha Gate. It is a 4 story GH with nice clean rooms with cable TV and refrigerator and a bath tub! ( A rare treat!)! It is close to some great restaurants just down the soi and also a few cooking schools near by. On Sundays there is the Walking Market just half a block away for great shopping. I would highly recommend this budget GH! It's also possible to book sightseeing trip's from here also.
