I stayed here for more nights than expected. The hotel is located 5 minutes out of chiang mai near the train station - you can barter for a tuk tuk for 80 baht to town though. I liked the location - was nice and relAxibg after being in bangkok.

The breakfast is included and is really nice - the only thing I would say negative about that though is that the chefs who prepare pancakes and omelettes in front of you are quite unfriendly - one didn't even register my presence! And when I asked for more pancakes she seemed annoyed.

Also - BE CAREFUL : inside the rooms the window/balcony door was open in the two different rooms I stayed in - I asked the porter to lock it but he said that there was no lock - thus I discovered to be untrue as I managed to lock the door quite easily in the end. So as soon as you arrive lock that door as it will likely be closed but unlocked on arrival.

Other than that would recommend!

First of all, the staff were so friendly and helpful. We were upgraded to the boutique rooms without asking. Sophie from the front desk went out of her way to make sure we enjoyed our stay by arranging tours etc. Rooms were lovely for what we paid and restaurant had beautiful food and cocktails.

Location was fine for us. About 5 minutes drive from town (100 baht for 4 people). There is a little store about 100 metres down the road and a 7-11 5 mins walk - same with the train station.

We stayed in a Rainforest Deluxe Room for 4 nights and had a very comfortable stay. The room was lovely, although no real windows (which I prefer so that the bugs can't get in :-) The air conditioning was great too. Our rooms were cleaned to a very high standard every day. A little tip - once your room has been cleaned detach the key card from the room key so that you can leave the air con on in the room - a bit cheeky!

We didn't realise there were two pools until the friendly hotel taxi driver showed us.

My only grip about this hotel are that the staff do not speak very good English and the decking boards around the Mai pool desperately need replacing (don't tread on a loose one if it has been raining - you'll get wet!) you can also put all your drinks, food etc on the room too.

The hotel offer a free shuttle bus to the night bazaar every night which we took advantage of. It offers lots of souvenirs and many resturants in the food hall section. We thoroughly enjoyed this. Barter for everything though, starting at less than half. A tuk tuk ride tops the evening off which is only 100bht - great fun. There is also a line of resturants just before you cross the river on the right hand side, the driver will also drop you here. The Riverside Resturant was our top choice, lots to choose from and live bands.

There isn't much around the hotel apart from motorbike shops and alot of construction so we generally just got taxis everywhere.

For a general shop to buy water etc if you head left out of the hotel and then left again there are a few there (instead of trying to cross the busy road)

We had fun there!

Where do I begin, the location is terrible, in a very dirty part of town away from everything. When we first arrived at the hotel, after a long day of traveling, we wanted to eat something before going to bed, We asked the front desk where there was a place to grab a bite. His words were "Our kitchen closes in 10 mins, but there is a 7-11 down the street". Even though on the way there we saw multiple restaurants along the way. After walking for a very short time, we found multiple small restaurants (hole in the wall establishments, kind of scary to walk past, never mind eat at). We did end up risking it and ate at a whole in the wall, the food was decent. When entering our room, the smell of sewer overpowered the room. You would eventually get used to the putrid smell, but it was a smell that NEVER went away. That really took the romance out of our stay. I am not sure where those professional pictures came from, the room looked NOTHING like them. Old sheets with holes and blankets from 1980 on the bed (hopefully they washed them since then), bed frame covered in dirt, shower trimmed with wood and mold (water and wood not a good combo). Hallways are dingy, and outdated. The pool was the nicest part of the whole place, lobby area is nice too. Breakfast was not good, fruit was old and was a very limited selection. I would not recommend this place, terrible value!!!

We stayed here in May 2013 in one of the deluxe suites with the private pool - I went to the website to get the exact name of the room but the website is down. After looking at the photos on the website we were really looking forward to staying here after some hectic nights staying in Khaosan Road in Bangkok. We pulled up into the car park which could really only be described as a construction site and my heart sank. But I was a lot more optimistic after heading into the lobby and checking in. Our room was beautiful but that's about where this happy story ends...
I walked into the bathroom that night to be greeted by a spider the size of a small mobile phone on the wall which of course had to be beaten to death by my husband. The next day we were going to Tiger Kingdom for my birthday and asked reception how much for a taxi. We were told 800 baht for a tuk tuk... hmmm... decided to ring our taxi driver who picked us up from the airport the day before (had to ring from front desk as the phone in our room didn't work the entire time we were there, even though we made numerous requests to fix) 500 baht to go in a late model 4wd with aircon and leather seats. Guess which one we chose. We arrived back from Tiger Kingdom later that afternoon to find another spider in our room and the cleaners hadn't bothered locking our room up again after they finished. Luckily nothing was taken. Went to go out that night for my birthday and the man at reception who spoke limited english and who was actually quite rude, refused to call us a taxi. After explaining several times that we would call ourselves if they bothered to fix our phone he reluctantly rang a tuk tuk. We waited out the front for about 15 minutes and when another guest arrived back at the hotel in a tuk tuk and we went to get into it the hotel man told us no we couldn't use it and sent the driver away in Thai. Waited another 15 minutes for a taxi that was originally only supposed to be 10 minutes away and went back to our room to get ready to go up to the restaurant just so we could get something to eat. This was at 10pm, the restaurant shuts at 11pm. We got up there at 10.05pm and were told the kitchen was closed. The guy in the restaurant was able to get the cook to make us some pad thai in the end but it really wasn't worth the hassle or the 150 baht per serve. If you eat or drink at the restaurant you need to pay on the spot as they wont add it to your room. Breakfast the next morning we had a half raw omelette while waiting 10 minutes for the toast to only cook on one side (no i'm not kidding). And the whole time we were being serenaded by the sounds of pile driving at the construction site next door. But don't worry, if you miss the breakfast show, the construction goes on all day and it's so good it makes the concrete ground vibrate! We tried to order room service breakfast for the next day but they never bothered to pick up the order forms. If you want to escape all this madness the hotel does offer a free shuttle bus to the night bazaar at 8pm every night but you will need to find your own way back to the hotel. Grab a card from the front desk before you go because they have the hotels address in Thai written on the back for you to give to taxi drivers. Don't pay more than 100 baht to get back. The private pool takes about 40 minutes to fill, but dont expect the water to be warm. And if you want some bubbles or something you will need to find them elsewhere as the hotel doesn't supply them. For what we paid for the room (which was actually listed at a cheaper price on their website while we were staying there but they wouldn't give it to us at that price), this place is not worth the time, money or hassle. If we were to go back to Chiang Mai again we would stay closer to the north gate area where things are actually happening at night and not in a so called rainforest retreat where the only sounds of nature are man made and sound a lot like construction.

Room Tip: go somewhere else

Stayed for 3 nights at Rainforest Boutique. Initially, we were placed in a room facing the construction site next door. We then requested another room on the other side of the hall and the staff were very accomodating with the room change. The rooms were small, basic but clean. If you only sleep in your room then these rooms will do. The breakfast was plenty, although we did not try the cooked thai dishes for breakfast, we rather had some western style breakfast and it was again basic. We tried the thai massage, and it was very nice and relaxing and great value for the money. Walked to downtown twice and took a free shuttle once. The shuttle leaves at 8 PM from the hotel every night. It is one way only, you either have to walk home ( 25 mins) or take a tuk tuk or a taxi. We booked 2 all day tours while visiting Chiang Mai's region. Both days we returned to the hotel at 5 PM. We enjoyed finishing up our day by the pool, however there are only 3 tables and about 6 loungers by the main pool. Unfortunately some guests feel that they belong to them for the day. The other pool faces the next door construction site with the expected noice and dust.
This hotel is basic and affortable. Best if you just use it as a base, leave after breakfast and return at night.

Nice hotel in all respects staff friendly
However on the internet they offer 10% discount for stays of 3 or more nights and this was not given even when pointed out on the internet in the lobby, ok I am not hard up for the 400thb discount but it did gripe me a bit as I was expecting it when paying at the end of the stay. The off was on their special deals page by the way,
The bar in the restaurant closed a bit early for a hotel I thought (11 pm) as at the time there were about 8 customers drinking,no worries we just sent out to the local 7/11 for drinks.
The location down what can only be described as a back road was certainly different to the name of the place and transport will certainly be required to go any place. A free taxi is supplied to the night market though but do take the address of the hotel with you for the return trip.
Wold I stay there again -- not sure may have a look at other places food ok but not a huge choice. Thai standards the place is very good Western standard very average to poor.

Room Tip: request to look at the room first - there is a lift but it takes ages if kids are about
