“Affordable prices and great staff”

This place is located close to many great restaurants and cafes, and is about a 10 - 15 minute walk to the Night Bazaar. The staff are very lovely and they have a nice common area for guests to relax in downstairs. They can also help book many tours if you needed something to do.
As there were 3 of us and we were there for an extended amount of time, we decided to pay for their "penthouse" room, on the top floor. The room was everything I was expecting: clean, very spacious, great view and great facilities. It's not expensive to share this cost so if you are in a group, or even a couple, I would definitely recommend going for this room if it's available.

We spent 6 days at the Bed and Terrace guesthouse in January 2014 and it turned out to be a perfect home-base from which to explore the city. The location is very good once you master the complexity of the alleyways: it is just a five minutes' walk to the wall of the old town centre to the east, and to the Night Bazar to the west. We had the top floor suite, which was the entire floor, with nice light, and enjoyed the spaciousness which made-up for all the flights of stairs. There is no elevator, so if you have large suitcases or are not fit, a lower floor maybe better. The price was a very good value, even though the bathroom was rather bare bones; don't expect plush towels! We had read reviews about the roosters waking guests up, but they didn't bother us at all. As always in Thailand, the staff's English is fairly limited, but they were helpful when we needed transportation to go out of town. The room was cleaned daily and sheets changed every other day.

The staff here are extremely helpful and booked us a lot of activities, and were also helpful with our late check out. The room was cool, clean and spacious and the lobby is a nice place to hang out in the hot afternoons. Location is good, it's quiet but lots of shops and cafes are a short walk away and it's quite easy for cabs to find.

Great location. Great price. Staff o.k. Try get first floor. Oh and defo get air-con,rooms can be very stuffy! All in all good cheap accommodation. Would stay again for 2-3 days; booked some days out with them at a very good price,and everything went smoothly.

Me and my partner stayed here twice it was so good, I think in total we stayed 10 nights. The staff were all extremely helpful and welcoming. The rooms were clean and spacious, we stayed in a double room and then a slightly bigger more expensive 3 person room as there wernt any doubles left, they were both immaculate. And the balconies are a really nice touch especially watching the sunset over the mountains. The location couldn't be any better right in town. There are a few dogs along the street leading up to it and at night we were a bit warey to start with but they were fine and weren't even bothered by us. The early morning cockerel is something you get used to, it didn't really bother us. We loved it and hope to return!

a real gem in a perfect location, 5 minute walk away from the night bazaar, and few mins walk away from the moat. me and my partner stayed here for 6 nights in December 2013 we found the staff to be flawless, helpful and attentive. room was cleaned to a high standard everyday. this is a family run guesthouse and all the staff are friendly and always willing to help with anything you may need, helped us with booking excursions, and recommending things to do and places to visit. We highly recommend this guesthouse and we intend to stay there again this year. the rooms was extremely spacious with a big tv with English channels, no noise at night.

Room Tip: dream suite, situated on the top floor (only one up there) has amazing 360 degree view of chiang mai...

Located in the center of town and having the most helpful staff and clean and spacious rooms, this guesthouse made me feel welcome and at home.
I had an amazing time in this town and rested well in my room on the top floor (even though I only stayed for 2 nights) - If I ever return to Thailand, I'm definitely coming back here once in Chiang Mai!
