We stayed with 2 couples for 2 nights at the Small hotel in Chiang Mai and at arrival around 09:00 from the night train things went wrong already. We were told that our rooms would not be ready before 15:00 hours as the current visitors had chosen for a late check-out. The hotel was aware that we would arrive early but this did not make a difference for them. The safe in the room could not be opened and only the next day someone would be able to open it. Hot water was not available to shower and the swimming pool was filled till about half the normal level, not clean and really cold. In short, there are a lot of hotels in China Mai and they cannot be any worse than this.

good location ,room was clean , small window no veiw Breakfast was basic little variety cornflakes or coco pops only cereal. shower leaked for a while after turning off. Was charged 50 baht when bottle of complementiary water broke was told water free but bottle that in came in was not walking distance to night market and other attractions solo female hearing impaired did feel safe and secure in hotel and when out exploing city

Nice location close to markets, old city. No view from the room but clean, with nice decoration and lovely bathroom. Breakfast was also included in the price. Really helpful staff. Only disappointment was the swimming pool, too small to swim!!!!

Very basic hotel but fitted our needs - being close to the night bazaar. At breakfast they served up sausages and some other meat in little bain maree type cookers and there wasn't even A Heat element under them. They were stone cold and staying that way. The only thing heated was the rice. Our shower was full of mould and needed a good scrub. When you left the room you had to take the key and the power went off (not unusual) but the refrigerator turned off too so all the drinks got hot. We were only there for one night so for us it wasn't too bad a stay.

I had an amazing trips to Chiangmai with my friend last week. I spent 3 nights at the hotel, nice decoration, modern style. Morning breakfast is good for Thai and foreigner on the roof top of the hotel looking to the city view. Location is excellent for walking in the city to Night Bazar, Wororas maket and Tarpae gate. So many temples around the hotel area.
Staff so friendly and always smile. They also can give me the information of Chiangmai.

This hotel did not live up to the hype given on the web.

We were very pleased to be greeted on arrival with an upgraded room. However this room was at the front of the property with a door that opened onto a very grotty and dirty balcony that overlooked a very busy street. It was not cleaned during our 6 night stay, however our room was cleaned well daily.

The hotel is well placed for various markets and a number of restaurants

Our room came with a nice bathroom and a small kitchen which had a microwave oven in it. Hot water, as in many Thai hotels was only available in the shower. Maintenance is not good and we had to ask for light bulbs to be replaced. Taps on the bathroom washbasin and kitchen sink were both lose, we tightened them.

The sad breakfast is taken on the roof top restaurant which can be extremely cool. On our last morning we were not pleased to see staff cooking and preparing breakfast in their outdoor clothing with no protective aprons.

However, we did find the beds comfortable but the room seriously lacked lighting, there were no bedside lights.

We would not stay at this hotel again if returning to Chiang Mai.

Was expecting a nice boutique hotel with a relaxing pool, but all I get was the opposite. The bed was hard, the Lobby was so noisy as the hotel open the main door and the side sliding doors for the lobby Cafe.

Breakfast was sad. Fortunately they do fresh omelette. The staff produce so much noice as they wash the dishes.

As its the high season (Dezember) it's very difficult to get room anywhere else. But if I lower my expectations, I will definitely enjoy my stay here.
