“Dark cramped dirty rooms”

We booked this room through Hotels.com which offered free breakfast. However, upon arriving to the hotel they claimed that we did not get free breakfast and would have to pay some exorbitant price for it. In addition, the room they gave us was dirty (had not been cleaned) and very small and dark. All of the rooms also seem to be within close earshot to the main road where there is a lot of traffic. We ended up leaving because they refused to give us another room. (Still awaiting response from Hotels.com on this one unfortunately). It is just not worth staying here, there are so many better deals in Chiang mai with better service and rooms.

tha pae is a historical road leading to the tha pae gate which is one of the gates of the old walled city of chiang mai.

the hotel is well located, being ten minutes walk to the night bazaar,warorot market (consumer goods,fruits,flowers and readymade garments and textiles)and the sunday night market

there are several wats and many restauranmts along this about 1km stretch of road.

coming back to the property itself the rooms are compact to the point that the management feels there is no space for a small cupboard or even a chest of drawers. guests have to hang their apparel on the hannger mounted onto the wall. I still cannot figure out why they have not fitted the toilet paper holder in the bathrooms.the toilet paper is placed on the ledge behind the toilet seat and you have to turn 180 degrees to reach it.

the rooms are compact but sufficient for two adults . The 22 or 24 inch size TV however looks totally out of place.Rooms this size ought to have at least a 32 inches sized TV.We found the housekeeping staff very helpful and our room was cleaned regularly and thoroughly.

The buffet breakfast served in an addon patio (nice setting giving some views of the town) was sufficient to start one off for the day. cereal,several warm dishes,salad bar,couple of cut fruits,bread with toasting facilities with jam or marmlade and tea coffee were the regular features with one or two daily variations. unfortunately there was neverl a single warm dish for vegetarians.

Now in all fairness to the hotel management it is a fair deal for the price guests pay for the room which is about 1400bahts including breakfast.exceptional promotions go down to below eight hundred bahts per room.

the property would be a fair choce for those with moderate expectations as it is clean,safe(we felt) and well located.

I will stay here again if in chiangmai.

Room Tip: basically the room layout is similar and quiet except those facing the main road.

We enjoyed our time at the Small. The free breakfasts that we got through booking on their website were of a much better standard than we expected. The room was very clean, and a good size for two. Laundry service was efficient and not too expensive and housekeeping were thorough. The staff were welcoming and helpful. Location was good- taxi drivers all seemed to know it and we could walk to many of the markets and temples. A good balance between price and comfort, and we would return again.

Good location, 5-10 minutes walk to the Night Bazaar and about 20 minutes walk to the downtown area.

Service was friendly, though we had some trouble with the language barrier, asking reception about some posters the hotel had in the elevator, and they couldn't tell us much about it!

The rooms had recently been renovated to look modern, though there were a few things that remained outdated. They were of a decent size, but the hotel was not large, and we got some noise coming through our door from the hallway. The pool area, though small, was nice. Breakfast was average.

Great value for money, but if you prefer staying in hotels, it might be worth paying a bit more for somewhere nicer. If you're ok with hostels, then you'll love it.

We spent 4nights here as part of a package booked in bangkok and it was 4 nights to long the best thing about this hotel is the raming tea shop is next door.The reception staff are the rudest and most arrogant we have come across.Breakfast was the only highlight,the plunge pool was filthy as are the rooms im sure there are far better and cheaper in chang mai but if you do stay in the small you must go next door to the tea shop

The Hotel has a good location, but the rooms are not perfectly clean, there is just one small window in it and the aircon can be verly loud (we changed the room for this reason). The guest service is bad and also the tours which they are offering at the hotel are much more expensive then when you get it from just down the street (there is a nice little travel-buro just 200-300meters right from the hotel with a nice old lady who offers you the best tours at a really good price).

We stayed with 2 couples for 2 nights at the Small hotel in Chiang Mai and at arrival around 09:00 from the night train things went wrong already. We were told that our rooms would not be ready before 15:00 hours as the current visitors had chosen for a late check-out. The hotel was aware that we would arrive early but this did not make a difference for them. The safe in the room could not be opened and only the next day someone would be able to open it. Hot water was not available to shower and the swimming pool was filled till about half the normal level, not clean and really cold. In short, there are a lot of hotels in China Mai and they cannot be any worse than this.
