Wonderful location. Great staff. Excellent facilities. We had a suite with an outside bathroom with a rain shower. Two balconies. Good air conditioning, free wifi and flat screen TV. We were on the second floor. There is no lift so make sure if you need disabled access you ask for the ground / first floor. Need to pay in cash so make sure you have some at the ready. Get a business card so drivers know where you are staying. We did ask that they have the details written in Thai as well as English. Owner wrote the address details in Thai for us. Hopefully future cards will include Thai as well. Owner is improving the place all the time. We just loved it there. Hope to stay there again and recommend it to others. One negative is the loud music from other places but the sound of the air con helps to muffle it.

Room tip: Disabled ask for ground / first floor. No lifts. Suites enjoy more light. No swimming pool. Free tea, coffee and fruit. Other drinks available for a small charge. Plenty of places to eat nearby.

This hotel was quite nice in an area close to everything. The rooms are spacious but there is very little atmosphere. It is ok for the price, nothing fantastic but not bad either. There was alot of construction noise while we were there.

Room tip: Deluxe rooms have a nice balcony

Perfect location, there are many other cheaper places around it but for a little bit extra you get Yindee guesthouse, a clean and wonderful room. All your basics will be covered while in Thailand. Room is basic, but clean. double bed, bathroom could do with some DIY but it covers your needs.Plus the owner is great and happy to help. Loved it.

Our room was upgraded by the owner so we enjoyed our stay in a suite. The room was spacious, had a lot of windows and was very beautifull decorated (very stylish indeed!). The bathroom was outside. The location is good, in a soi in the old city with restaurants and travel agency’s around the corner.
The only minus of this guesthouse is the vicinity of bars (noise) and perhaps the fact that cleaning is done only on request and (in our case) didn’t include new clean towels. Maybe this was a mistake and we didn’t ask for new towels but it could also mean this is policy of the owner.
There is no breakfast but this isn’t a problem because there are a lot of restaurants nearby where you can eat whatever breakfast you want for a reasonable price. Coffee, tea and fruit were available 24/7 in the reception area.
We can’t judge whether the suite is worth the price but looking from the hallway into the normal rooms, these seem a bit small and dark.

Stayed here for 8 nights. Summary:

Great location - at the heart of chiang mai and within 10 minutes walking distance to night markets.

Homely rooms - basic facilities but clean and cozy.

Service - Amazing! We were taken care of by a gentleman named Berm. He was friendly, helpful and always cheerful - a pleasure to be around. We ended up booking all our tours (around 8) through him and got some great deals. On one occasion he rode all the way back from the market just to help us with some bookings - definitely our favorite person during our Thailand trip.

Overall, a good place to stay with excellent service. Will definitely come back if we visit Chiang Mai again.
