We were very disapointed by this boutique hotel...

The room was very small but well decorated... However, all their room were so noisy... Impossible to sleep without ear plugs... Also many communications problems with manager because of language barrier...

The breakfast included was ok... Would have prefer to pay less and get something better nearby...

Since we booked on Agoda (cheaper price for hotel website) we were first assign to their worst room (next to street and lobby) where we did hear noise even more all evening and night...

The next day we asked to change room and manager agreed to move us and asked us to come back in the evening to change room... However when we arrived during evening he changed his mind and told us we should have come back at noon... He was not happy!!! We had to argue a little then he gave us another room on first floor with also cardboard walls... Even the room upstairs were very noisy...

Not the highlight of our Thailand trip... My piece of advice : don't book an hotel in advance for Chiang Mai... There is plenty to choose from in this nice city with many available rooms at affordable prices... Simply walk around the desired area and check the rooms...

The hotel, however, is conveniently located near the Night Bazaar and there is a safe in the room (no fridge though).

Also they were nice enough to hold our luggage on our last day after check out...

Hotel itself was located next to street which you would hear lots of cars and motorcycle all night long. My room was in 2nd building which has no guard or any securities at front entrance!!! It meant everyone could enter the building in every time.... Compared with price I've paid, the room was quite expensive, small, less facilities, and nothing like I was seen from photos. There was a big spider with its huge spider net above center lamp and toilet door. Although its location was very close to many travelling places, it seemed it was not our target for next visiting.

The hotel is in a great location for what we needed. The room we stayed in was to the side of the hotel by where the breakfast was and was great, very clean and the AC worked very well. The breakfast was fine, nothing special but just what we needed. The hotel looked after us with whatever we needed, especially arriving at midnight on the first night. We were charged for ruining a towel but that was due to washing our clothes in the room and the charge was fair.

Located near to the night bazaar. And there is 7-eleven just next to the hotel. Clean, comfortable room. Breakfast is simple but tasty, specifically like the porridge. The room in top floor is a bit warm in the afternoon during hot season. Otherwise, Good value for the money paid.

Room Tip: Better choose lower floor room during hot season, cooler as not exposed to sunlight directly.

This hotel is well located in the heart of Chiang Mai, only few minutes from the night bazaar. Rooms are modern and clean, the hotel staff is nice too.
However, the negative points would be a very very small room. So if you are two people in the rooms with luggages, it would be very hard to walk in the room and have enough space to breath. Moreover, there is no fridge i.e not possible to drink fresh water. The hotel only has two places to park your car, so if you park in front of the hotel, they will come to wake you up in the morning to ask you to move your car. We had a problem with one customer who does not hesitate to knock on our door at 1.00 AM as she wanted to check in and no staff was available at that time.

Very charming small boutique Chinese style decoration boutique hotel located in the heart of Chiang Mai, within walking distance from the main touristic area of this city.
Room was quite small but clean and offering everything you are expecting such as LCD TV with satellite channels, hair dryer, comfy bed with duvet and fluffy pillows, safety deposit box as well great rain shower.
Breakfast was served thru buffet offering local and international dishes, polite staff trying their best to communicate with you.
Free wi fi thru the place...

Well what else are you expecting?
Room 3 was great if you like red color!

Advantage
- Hotel location is near the Night Barzaa (about 150 m fron Night Maket)
- Low Price Hotel (For me not for somebody)
- Good Interior and accommodations
- Good Breakfast (Buffet)
- Free Wi Fi with 2 Computer at hotel living room
- Free Wi Fi at Room (if you have Laptop or Smart Phone)
- Near minimart 24 hr open (7-Eleven)

Disdvantage
- Light from lamp in the room is not enough for reading or computing
- To much noise from car and motorcycle from Road
- Small room size
- Room is not perfect clean (80% Clean)
