A new hotel a little way from the centre of Chiang Mai, All Season's Hotel is a great find if you are after a clean, inexpensive base in Chiang Mai. We had requested inter-connecting rooms for our stay which was provided without problem. The two rooms included an 'inside room' with no window but with a Queen sized bed, and an 'outside room' with twin beds and a window.

Both rooms were impeccable in their cleanliness, had 32 inch flat-screen televisions, in-room safe, air conditioning and mini-bar with free water daily. There was an ample selection for breakfast including toast and pastries, fruit, omelettes and other hot dishes. Being that I like to sleep late, I was more than happy with the windowless room and queen-sized bed. Whilst not a 'large room' (the other room was very large), I found it more than adequate for my needs. The bedding was soft and comfortable with four pillows to choose from, the bathroom too was clean, and though simple, was more than adequate. Staff were just lovely and always more than willing to help.

This hotel does come under the 'budget' category, however I very much enjoyed my stay and didn't ever feel like I was in a 'budget' hotel. If I were to note any negatives, it would be that many taxi drivers do not know where the hotel is.. it's only about 5-10 minutes drive from the centre of town, but I would advise having a hotel card with directions on you at all times, just to stop any confusion. As the property is a little further from the centre, I would suggest using it as a base if you had a series of day tours arranged where the tour operators would collect your from your hotel and drop you off at the end of the day. If you prefer to be right in the middle of everything, this is not the choice for you, but we did three nights out here and then four closer to town and were more than happy with the choice. I rate the All Season's Chiang Mai as a little winner!

The hotel is just open for a few months. Left and right of the building two more wings are being constructed which produces dust and noise. Try to get a room to the back, also away from the main road in front. Rooms in the back on the higher floors have a nice view to Doi Saket. The time I stayed there, the lobby was under the construction. Parking is very limited. Most of the staff is friendly and helpful, speaks good English and also German. Breakfast is included and offers a nice variety of Western and Asian dishes. The rooms are very well decorated, offering lots of lights, safety box, free internet, cable-TV and huge bathrooms with shower only. Amenities are provided as well as water in the little fridge.
There are many restaurants, convenient stores and public transportation around the hotel. Unfortunately the hotel-offered airport transfer is completely overprized (500,- THB); you can from the airport easily by taxi (120,- THB) or Songthaeuw (20,- to 40,- THB).

One of the best values in Chiang Mai. Brand new, modern rooms which chic interior design. Great location if you are looking for something outside of the Old City.
The restaurant downstairs is a bit expensive for dinner though the breakfast is top notch and delicious.
We had a rental car for a few days and parking here is still in the works. For now, the over-worked security guard has to roll cars (which are asked to be kept in Nuetral) back and forth to allow people to get out.
There was a bit of flooding of the lobby during torrential downpours. The staff was overly apologetic and even sent fresh fruit to our room. Not a problem and understandable given the recent, unseasonable storms.

Room Tip: Ask for a room away from current construction.
