“cheap place for long stay”
Reviewed 5 April 2013

We came to this place because we wanted to stay for a month and they asked for a very good price. The rooms are clean, but best to ask for a room with a window opening outside. There are indeed rooms with a window only opening in the corridor which lacks privacy and daylight.
We had a room directly above the entrance of the guesthouse, and as they open the metal curtain every morning (about 6am) and close it every night, it is a rather loud and unpleasant noise.
We had to request twice for them to change the bed sheets during our month-long stay. And whereas there were two bed sheets initially (one bottom, one top), there was only a bottom sheet after the change. I had to ask specifically to have a top sheet.
You can use the kitchen which is nice when you want to cook your own food.
The shared bathroom aren't cleaned often enough from my point of view (the 2 bathrooms on each floors are shared by 5 or 6 rooms, so should probably be cleaned daily, which is not the case). However, the hot water is really hot and with good pressure.
The location is nice, the soi is quiet, the view from the windows are pleasant, and you're at equal distance from the night market and Tae Pae gate.

we stayed there 3 nights. The lady owner is very friendly. She and her daughters keep the guest house very tidy. Although it's not very new and there is a shared bathroom, this place is good to stay. You get a room for a very reasonable price

Huen Panicha is close to the major nightclub part of town, but feels almost misplaced: it's a family-oriented, charming guesthouse. It's on a small side-street, and the floor plan encourages peace and quiet. The rooms and common spaces are very clean, liquid soap and towels are provided, and the free wireless was of high quality.

The best part is the staff. As an absent-minded academic who does a lot of travel, I erroneously thought I'd be leaving the conference at the end of the day rather than staying over another night. Oops. I checked out, said my thank-yous and good-byes, only to realize later at the conference that I was flying out the next day and had already paid for that night at the hostel!

I explained the situation in email, came back to Huen Panicha later, and I was given a new, clean room. They wouldn't even accept payment for thanks. Who would you rather take care of you in the faraway land of Chiang Mai than the good souls of Huen Panicha?

Room Tip: Pay up for air conditioning if you'll be staying in the summer, but an open window at night is e...
