Charming location within five minutes walk of the old city. Nothing was too much trouble for Klaus - he went out of his way so often to help make sure we were comfortable and had everything we needed, even though it was the busiest time of the year for them. We stayed here for five nights and would definitely stay here again if we were visiting Chiang Mai. Highly recommended.

My first time go to Chiang Mai, and choose this place to stay because a great review of this hotel. And now I write another great review from this hotel. Nipha and Klaus are a lovely person, they are really helping, really nice, and really welcome us. They did everything to help us, they helped us to book a songthew, they helped us to book a tour, and the most important thing to remember they always helped us with a warm and nice smile. I'm really thankful to you, Nipha and Klaus, and I promise to come back to Chiang Mai, and to stay here again!

Decided to spend 3 nights in this "boutique house" based on excellent reviews, good price and photos of this place. Booked luxury room / appartment. What a disappointment!! Only the dog and the garden are what I imagined it would be. The room was very strange, without real door but the fence with lock. Bedrooms with sliding doors. Very hard matress. No sheets to cover, just the blankets (when asked to get sheets we were told that this was thai style and that they regularly wash it - maybe so, but it did not smell like freshly washed). No glass windows, just mosquito nets and some shades. And then the crown in the luxury - the bathroom with sliding door that produced a lot of noise each time when opened. And when opened, the stench was incredible! Got nauseous several times just passing by, you just could not keep the smell inside the bathroom. Strange because the bathroom did not have the glass window either, so how was it possible it smelled so bad?! The whole night I hardly slept. It felt as if I was sleeping on the street with the head in the sewer. There were douzens of mosquitos in the room, although the owner claimed she sprayed them for us. Woke up at 5 and was unable to fall asleep. In the morning we packed our bags and left without breakfast. What a relief it was to stand outside on the fresh air!
Once again I read the previous reviews and I could not believe how could anyone see the good sides of this accomodation. Maybe the owners are really nice people, but as nice people they should never allow their guests to stay in such a stench! Anyhow, the owner did return part of the money we paid (we did not even ask for it, just wanted to get away from there as soon as possible), but when we asked her to call us taxi she engaged a neighbour who collected 200 thb for a real short drive to the new hotel.
Do not go there unless you have masochistic tendencies, and do not believe the pictures they put. Our 'luxury' room (what a joke!) bathroom did not look at all as shown on their photos. Maybe some rooms are better, or maybe the price and owners charms made other reviewers satisfied with this accomodation... It's beyond my comprehension how they could have given such high scores. On our Thailand trip this was our 5th accomodation and by far the worst not only in Thailand but worst ever!

Stayed here between Christmas and New Years. I'm sure there's no busier time than the holidays and I was frankly amazed at the level of personal attention we got from the owners despite this.

Klaus in particular (because we both speak English) was a huge help. Though we only spent the night, he was really responsible for making both days in Chiang Mai go so smoothly for us. On arrival, he furnished us with maps, went through the various transportation options with us, and was happy to arrange a tuk-tuk to drive us around.

I cannot say enough good things about Klaus. He is one of those rare people who is happy to make time for you even though he is busy, and it never feels hurried or like you are inconveniencing him in any way. Over the course of morning and evening of the two days, he must have spent 30-45 minutes of his time helping us arrange things and making recommendations for what to do and where to eat.

Our favorite thing that Klaus recommended was the food court in the Central Airport Plaza, which we stopped at on our way back to the airport. (Copy us!) Really good, authentic Thai food at Thai prices, and it is big -- I could eat there every day for a month and not get bored. We were some of the only Westerners there, which IMO was a good thing. There's not a lot of English and many of the vendors do not speak it very well, so it's best (but not necessary) you know your way around Thai cuisine.

The room itself was quite comfortable although we did not spend much time there. We got upgraded for some reason and ended up with a double suite and a difficult decision: which of the 5 beds to use? Too many choices, House Nipha!

My only real complaint is that we had a lot of mosquitoes in our room -- I killed 8, in fact. Thankfully they were slowed down by air conditioning and stupid enough to "hide" on the white ceiling. After dealing with the mosquitoes, it was not a major problem and we did not get a single bite during our stay. That said, 8 mosquitoes in a room is rather above average, even for Thailand. If this is not an isolated incident, I would suggest that in the future they make efforts to curtail mosquitoes. We saw staff leaving doors wide open while cleaning rooms which may have contributed, or it could have been a careless prior guest.

Finally, a word of warning: As with so much in Thailand, searching "Boutique House Nipha" in Google Maps in Thailand points to the wrong place. Our taxi from the airport knew the place anyway, but make sure you don't rely on Google for this.

Such a lovely, warm en welcome place. Our two daughters had a great time here because it felt a bit like home with family around. The room was big and very nice decorated, the fruit was a lovely welcome and nothing was too much to ask. We felt in love with this little sweet place and it was sad to say goodbye to the owners. In the garden we spent hours enjoying the nice breakfast and in the evening reading and playing games with our girls.
