This fairly new 'designer' hotel has a solid basis to become even better: its location within walking distance of the Nimman entertainment area and close to the downtown university.
Reception and service are fine, friendly and helpful. The rooms are conveniently furnished, quite comfy but they do lack the 'designer touch'. Despite the name everything is pretty much average. Cleanliness could be improved, but nothing to complain. Some hooks to hang garments or towels in the bathroom would be highly welcome. The waterpressure is a little bit on the weak side, but thats not uncommon in Chiang Mai hotels. Certainly hot water for the sink would be nice - shaving with cold water?
Breakfast is offered in a simple but functional little restaurant on the second floor. Plain and simple, but you can order eggs any way you like them - and if lucky you will get them that way too.
Construction noise during the day from a site close by will certainly stop, once that job is finished; tends to be a little disturbing if you hang out in your room. You can check the punctuality of aircraft too, as the hotel sits right under the runway approach; and that will not change. But: its just a 15 minute ride from the airport, which is very convenient.
The pool is a nice touch, for sure a good promotional gimmick, but unfortunately not more than a gimmick, as it is simply too smal to do anything more serious than splashing around.
In any case, with the friendly staff and its really great location it is a good value-for-money place to stay!

This hotel is in a great location near Chiang Mai Uni and there are plenty of great bars and cafes. THe hotel itself is quiet and the beds coffee. It is a new hotel and obviously made by IKEA. Which is fine for now but I wonder how it will stand up over time. DIdnt experience any noise issues etc.

For the price (We paid approx $50AUD per night) this place is great value.

I tried to like this hotel. Its style was what i wanted but it simply didn't live up to expectations. The room design was nice but quality was cheap. I had the Thai style room on the top floor thinking it might not be noisy - wrong. There was a constant bass beat from some entertainment places through to the wee hours, even on a Tuesday night. No hot water tap in the bathroom basin (strange) so I had to shave without a mirror in the shower. Breakfast was OK and the ding room pleasant. Oh, and its right on the flight path. Probably better choices around.

Japanese style room. Free coffee and tea in the room. Delicious waffles and omelet for breakfast.

Very bad quality of maintenance and cleaning. This in a brand new hotel, yet signs of use are starting to show. My room had a lovely water fountain on the balcony, it did not work (pump broken probably). Air con made loud noice even when it was not working. Worse was the bathroom design. Air ventilator was connected to light switch. Everytime light was switched on, the ventilator started to remove air from the bathroom. There was no replace air inlet however, which meant that there was vacuum in the bathroom. Very bad smell started to come to the bathroom from sewage, and later the whole room smelled really awful. Cleaning was rather useles. There were hair of the previour customer on the floor of the room and bathroom. Personally I find that quite disgusting. Twice I needed taxi, I clearly said taxi. The hotel asked me to use their overpriced van, and refused to get a meter-taxi. There were no customer feed-back forms neither in the room or at the reception. I did not bother to explain these problems to the receptionists, their English was quite limited.

Location bad: airport nearby, flights landing and taking off seem to go directly over the hotel. The noice is really horrible.

the room had very obscure layout. balcony was dusty. interior decor was cheap and hastily finished.
You could find better deals at this price in chiangmai. Towels were very old and withering away. Clubs are right next door which makes it very noisy at night.

For towels we now have gone to our laundry provider and real action have been taken. After discussion with our head member we have decided that we would change all our breakfast staff team.

Good point: you can pick up several design types of the room. There are many shops near the hotel, like 7-eleven, coffee shop, bar, restaurant and so on. Bad point: Sometimes annoyed terrible groans of an airplane.

I can't fault the rooms...except that we had to change rooms because the bathroom had a leak coming out of the wall. Rooms are nicely decorated and well furnished with very comfortable beds. Nimman area is very congested and parking at this hotel is limited to about 6 spaces, one of which was promised, after much discussion between reception and the security guard, to be reserved for me......it wasn't. When I returned there was nowhere for me to park and I was about to check out but someone left a space. The girl who I had spoken to about it in 3 days never spoke to me again...how unprofessional!
Breakfast was as basic and poor quality as you'd expect to find in a 700 baht a night hotel, but this was 2300 baht. Basically, there are far better hotels in Chiang Mai for this price.
