The reveiw title says it all. We stayed here for 4 nights in March. On arrival while checking in the guy took 15 minutes to eventually sort us out while all the while we were being eaten alive by mozzies. Then when we got to our room (which was advertised as "Features pool view" - it had no veiw whats so ever) we found that mozzies were prevelant here too, throughout the room and bathroom. There is a crack in the door which allows them in so you really need to use the mosquito netting on the bed, which was not 100% effective to say the least. Not enjoyable. Is most certainty not a 4-star resort as it was described online, with very dated decor and faulty electricity plugs which will zap you. The bed was comfortable and the bathroom adequate at best. The pool was not maintained very well, even through it was high summer...had low water, full of leaves and some how still FREEZING - way too cold for use. The breakfast was sparse but you are able to get eggs made, it is not very vegetarians friendly though. The staff where rather unhelpful with finding locations, suggesting sights etc and the night guy was far more interesting in playing games on his iphone. The location is a good 10 minute walk to the edge of the main 'city' canal / square area. It was ok on the night there is one market a 2 min walk but as soon as you venture to the inner city it ends up being a long wlk back...At this price they are charging you are far better to stay in the city. You will find cheaper places, more hospitable staff, nicer breakfasts, no mosquitos and a generally better stay.

This was my favorite hotel we stayed in during our vacation. It's in a great location, has wonderful staff, and is very cute!
Hotel pool is beautiful and a nice area to relax in. The hotel has bikes that you can borrow.
The staff helped us get around to he things we wanted to do and wee very helpful with what we needed.

First impressions, very friendly welcome, beautiful grounds and speedy check-in.

I was on a group tour with 11 others but bagged a room to myself here. We stayed here on two separate occasions in our 2 weeks in Chiang Mai and the first room I had was in the back building and was simply stunning and much bigger than expected. Very clean and tidy with all mod cons. The second room was near the hotel entrance and although smaller was just as good. I much prefer a more traditional cosy style room like these to the bog standard non-descript rooms you get in a lot of bigger hotels.

Nice little swimming pool at the centre of the hotel to take a cooling dip in and good value drinks from the bar. There were tasty snacks available and more substantial food as well and a small terrace at the front on the street where you could chill with a beer/cocktail (n.b. this is the cafe part open to the public).

Plenty of choice at breakfast (mainly Western) and they readily made me up a Thai style breakfast on request. We had dinner there on a couple of nights and the food was plentiful and faultless, highly recommended is the Massaman curry.

Added bonus is that the hotel is right on the walking street for the market (think that was a Saturday night).

I had no issues with noise, cleanliness etc and overall was extremely happy with this accommodation. Would stay here again without hesitation.

Hotel is right on Saturday walking street market, only 10 minutes by walk from south gate of old city, and up to 10 min. by taxi from airport (flat rate 120 TBH).
It is located in lush green garden, in few separate buildings with total of 8 rooms.
Open air reception area/lobby and poolside is in one place. Pool is small, but enough for refreshment after exploring town. Pool deck and "lobby" around pool is great place for relax or reading books. Only kids from neighbourhood school can disturb silence.
Free bikes for use.
Check-in and check-out was fast. No drink upon arrival or personal welcome wasn't offered, which is quite rare for small property like this with only a few rooms occupancy (even it was Loy Krathong season). Place to improve it.
It is true that rooms are small and dark, with dark lanna style furniture, but i liked it. Big difference after being in minimalism modern Bangkok. You can get a sun and light into room after uncovering sun blinds at windows and doors.
Free Wifi was fast and efficient.
Breakfast were served in restaurant, not by the pool as advertised on site i booked my stay, with limited selection of food: choice of eggs, dim sum (only meat version), fruit, pastry, jam/honey. We had a lunches at hotel, as I loved ambient of restaurant, it was absolutely pleasure to sit in quit dinning place with reasonable prices, tasty food and nice staff.

This is not a high-tech modern hotel, so do not book it if you are into big hotels or international properties, it better suits you if you want to experience authentic Chiang Mai with a local touch.

Room Tip: Room no.1 is right next to reception, without privacy at terrace or room when doors are open into it...

Of the many surprises this hotel offered, probably the most surprising was that the wifi is both stable and fast. I don't like staying at the big chain hotels, but one of the reasons I do is that if I need to take a conference call via skype, I need the wifi to be solid - and this really was (though I don't recommend taking conference calls on vacation).

Also surprising: the cats! When I checked in, I spotted two cats - one lounging by the pool, the other napping by some stairs. Throughout the weekend I spotted a few other cats and also a food dish for them. Some are a little skittish; some very friendly. One slipped into my room when I accidentally left the door ajar and promptly fell asleep on a dresser. They were charming hosts.

The room was gorgeous and comfortable (i.e., there was a/c). The pictures on the websites are all of the 4-post beds - but the next big surprise for me was the enormous bathtub. It was so deep that I could stand in water to my knees and it had to be close to 7 feet long. It was actually a small swimming pool - which was perfect for a good, long soak.

It's quiet and stylish. A nice alternative to pricey hotels. It's a 10 min walk from the old city and the free bike rental from the hotel should be a plus. However, the bikes are very obsolete and made weird sound when cycling. Many other small hotels rent bikes to their customers and I would not mind paying the 50B for a better cycling experience, since cycling is a really great way to explore the city.

We stayed here for two nights over Christmas in the deluxe villa. The villa was very large with a sitting area, two bedrooms, balcony and a study alcove with a computer provided.  It is a colonial house with loads of character, beautiful grounds and a swimming pool. Breakfast was included offering a cooked breakfast, cereals and pastries.  Dinner was one of the best we have had in Thailand.  Wifi works well in all areas. Staff are attentive and helpful at all times. The location is good, we walked back from the night market area after our christmas lunch and it took about 25 minutes.
