We chose Baan Orapin on the basis of many favourable reviews and were not disappointed. We stayed there 3 times in a different room on each occasion and they were all lovely and even those close to the road were quiet. It is a haven from the busy city of Chiang Mai but conveniently located (e.g. close to the river, located in the same street as several good restaurants and only 5 min walk from the fascinating Warorot Markets used by locals; also only a 20Baht per person taxi ride from most other places). The breakfast area is an amazing 100 yr old teak house which includes photos of the original owners. The pool is great too. Most outstanding was the service. My only word of caution is to those who want a fully western style hotel - Baan Orapin has just the very occasional quirk such as some slightly challenging plumbing. It didn't bother us at all - it even added to the charm - but it might not be for those wanting all mod cons. We would definitely stay there any time we went back to Chiang Mai.

We had a junior suite and if it would have had a small kitchen I could have lived here forever.

The room was beautifully appointed and the staff was always available if you needed them.

Breakfast was sublime.

My only hesitation is saying too many good things where we would have difficulty getting a room on our return.

Room Tip: Splurge on a Junior Suite!

My wife and I visited Baan Orapin from the 14th September to the 20th September on the recommendation of friends and I am glad to say we were not disappointed. We stayed in a one bedroom at the rear of the property which was clean, spacious and perfect for our needs. The 3 bottles of water provided free was a nice touch and chilled nicely in the mini bar which was very reasonably priced. I can not speak highly enough of the staff especially Pepsi who greeted us each morning for breakfast with the loveliest of smiles, our attempt to greet him with a Thai good morning always amused him. It's conveniently located and a short 15min walk will take you in to the heart of Chiang Mai and there are plenty of nice restaurents nearby and a coffee shop and baker to die for just across the road. It's not the Hilton but you don't pay Hilton prices, as I said earlier we arrived here on the recommendation of friends and I would have no hesitation in passing on that recommendation to you. Enjoy it you will not be disappointed.

My friend and I spent 4 days at Baan Orapin; we had separate rooms and only paid the equivalent of $49 a night, including a beautiful cooked breakfast. Our host was "Pepsi", always smiling, always attentive, and he gave us a Thai phrase to learn every morning! Highly recommended

Stayed in the one bedroom suite and suited our needs as we were out most of the day. The owner and staff were polite and helpful. The location is handy, a quick tuk tuk trip into the centre of Chiang Mai and made for pleasant grounds and surroundings but we will stay right in town next time to explore more. Didn't use the pool but looked ok, breakfast was basic but adequate and didn't have to wait long. A traditional Northern Thai home converted into a B&B is exactly what it is, no frills but clean, quiet and good for the price.

We enjoyed our stay with Baan Orapin, but after having heard rave reviews from friends and colleagues for years, I wasn't entirely wowed. We stayed in the building near the entrance/parking lot, just to the left, and found the room comfortable and charming enough, but the bathroom was a touch cramped and the shower disappointing. Furthermore, when we first arrived both the bathroom sink and shower drain were draining very slowly -- which is one of my big pet peeves. The staff fixed both drains after we told them... but come on, we shouldn't have to tell them.

That said, our friend stayed in a larger room to the back of the property, behind the swimming pool, and it was lovely!

The swimming pool is nice, the property is nice and green, and the main building with the dining area is a lovely old Thai wooden home. Baan Orapin is conveniently located next to a bunch of coffee shops and restaurants, though there used to be a very convenient walking bridge across the river, and this seems to have been destroyed after the 2011 floods.

The next time I'm in Chiang Mai, I admit that I'll browse other options before booking here, though I would consider staying here again -- probably in one of the nicer rooms in the back.

My husband and I spent our honeymoon here and it was truly magical! From the service, to the grounds and lush surroundings, Bon Orapin is one of the most unique and special places I've ever stayed. If you're looking for a truly unique experience, this is the place.
