We spent a week at the Baan Orapin in April and didn't want to leave. The rooms were spectacular and luxurious yet were quiet and quaint at the same time. The main part of the hotel is housed in a 100 year old home and oozes history. Once we arrived, Pepsi made us feel right at home and soon after that Opas (the owner) found us and introduced himself. He was nothing but helpful during our stay; eager to help us with other travel arrangements, answer questions and teach us some Thai. The location is great, right off the footbridge leading into the old city and there are a number of good restaurants down the road. Every little detail was considered in order to better improve our stay, right down to the lit mosquito coils left on the balcony. We wouldn't hesistate to stay there again. Loved it!

We stayed here in March because of reviews on this board. This is the absolute best place to stay. Close to restaurants on the river, close to coffee shops, close to flower market and regular market, relatively close to Sunday market - we walked everywhere from this location. This was not our first trip to Chiang Mai, last year we were on tour and we liked this location much better. The B&B itself is absolutely spotless, the beds are comfy, it is quiet and peaceful, the grounds are clean and a joy to sit in after a long day and read. Breakfast and Pepsi with his smile are a perfect combination to start your day. Opus is just a jem. A perfect host - you feel more like a long lost friend coming for a visit than a guest. We will go back to Chiang Mai and this is the only place we will stay.

Family run, v friendly. Need to book as quite small with limited rooms. We decided to upgrade to a suite as that was all that was available which was well worth it and a total treat. Totally unique bungalows set in the gardens/grounds of a beautiful old family house. Lovely rooms with attention to detail. Great breakfast included. Really good location, approx 20min walk to night market/5 mins in tut tut. We are 2 x single 30something flashpackers girls...

I am really reluctant to write about this little gem of a hotel in the middle of Chiang Mai, because the more people that find out about this place the more expensive it will become and the harder it will be to book a room....We were so enthralled with this little hotel that we plan to go back someday and spend a month. The property belonged to the owners grandmother and is a delightful old teak home traditional of that part of Thailand. He has expanded onto the property with 6 wonderfully designed and decorated rooms. We had one of the delux suites that had a sitting room and bedroom as well as a spacious bathroom. The grounds are well groomed and lush with vegetation. Opus the owner was gracious and helpful with whatever we needed and arranged transportation and tours for us once we arrived. The most delightful aspect however was Pepsi....he served us a wonderful breakfast every morning and was always there to help if we needed anything. Although his English isn't the best, his accommodating attitude and friendly smile made up for it all. If glamor, glitz and night life is your style, don't stay here. But if you enjoy, funky, comfy and down home hospitality, this is the place for you.

My husband and I spent 5 days at the Baan Orapin this February. This place is a gem! The rooms are absolutely wonderful with your own sun room, patio, large bathroom, living room, AC and most importantly very clean! The Baan is surrounded by greenery so you never really feel like you're in the middle of a large city. The breakfasts were delicious and Pepsi always made our morning with a big smile on his face. Opas, the owner is very friendly and helpful by taking care of our day trips and giving us the ins and outs of Chiang Mai. The location is within walking distance to great river restaurants, the night market and the Old City. Definately the place to book in Chiang Mai!

We stayed at this hotel for 2 nights .I thought this was hotel very lovely we had a very spacious room in the rear wing. I found the hotel to be very clean. opus and staff very pleasant and helpful. the location was in good proximity to local attractions. .the breakfast was served on the patio was pleantiful and good. nice patio which opened to lovely garden . a great place to stay!!
