Great location, hotel is pleasing, and boutique in its style. Reception is helpful and friendly. The breakfast is satisfying and the rooms enjoyable. Great coffee shops nearby, around the block from Sunday markets. Recommended

I stayed here for 1 night as I arrived into Chiang Mai at night as I was heading to Chiang Rai the next morning. And thank god it was only for 1 night. While the location is quite convenient and it wasn't dirty, but the walls are paper thin and the service is horrendous. I needed help to buy bus ticket to Chiang Rai and the lady at the front desk was of no help while the other guy at the front desk just played with his phone and wouldn't help at all. Their English is fine but they were just very unhelpful. It is a surprise to me because I find most Thai people very friendly in the tourism industry.
The bathroom which seems to be discussed widely among different reviewers, is a standing shower with thin film of plastic as shower curtain. The decor and furniture in the room is very very simple and I feel like this is a hostel more than a hotel.
So only stay here if there are good deals like around US$40-50, otherwise there are way better options in Chiang Mai.

we spent 2 nights at this hotel after spending 2 nights at another nearby hotel. The price was half what we paid at the other property-the room here was smaller, but adequate as we only slept here. Room was clean, had good wifi and had a little "porch" area- really useless but as it was completely enclosed we kept our luggage out here to free up space in room. wifi worked well, free breakfast was good, and though another reviewer said beds were hard- they tend to be more on the firm side all over Asia- we spent 5 weeks in Thailand and Indonesia. There is a small swimming pool and a elevator- there is a little business center on each floor.
a bonus is that there is a washer and dryer next door in the 99 Gallery Hostel which is very helpful!

We just arrived, the hotel is super charming, but our room, is probably the smallest ever! Forget all the beautiful pictures you've seem in Booking or Agoda, all the bath tubes and pretty views, they are going to be always full, no chance for an upgrade, no chance for a staff apologize.
Oh, and this shower plastic curtain that sticks on your butt. Sad, but true.

An attractive, aesthetically-pleasing hotel that is centrally-located in Chiang Mai. Unfortunately, there are some negatives. First off, the front desk staff is not very helpful and is often downright unprofessional. Case in point: when we arrived, the front desk had the very nice bellhop/assistant show us to our room. Unfortunately, the room did not have the twin beds that we requested, so the front desk re-directed us to another room. That room wasn't ready and did not have a twin bed. So the front desk again re-directed us to another room. That room also did not have a twin bed. So they made us wait for 30+ mins in the lobby while they got another room ready. Any apology? A cold drink? An explanation? Nope. Nothing. Rude & unprofessional. The room: nice-looking and clean, but far too small for 2 people. Tiny. Plus, the beds are rock-hard. Literally like sleeping on a piece of plywood. Seriously. Ouch. We were busy, so we did not have the chance to sample the breakfast or the small pool. So, if you value aesthetics over comfort, this is your place. If not, it's probably not the best choice. One other upside: it is affordable.

Room Tip: Ask for a comfortable bed. Good luck finding one.

This hotel is excellent. Very friendly and helpfull. Great location in old changmai. Easy walk to temples, markets and great restaurants. Had a fantastic stay in a modern extremely clean hotel free breakfast was lovely. Pool to refresh in when back from day trips. I can recommend this hotel highly

This was our 4th visit to Chiang Mai, we usually stay in the Nimman Road area, but fancied a change and we weren't sorry with our choice.
The hotel is just within the old city walls (opposite De Lanna hotel).
The main reception is lovely and welcoming and clean. Our room was slightly small (we had a superior room), however there was no other rooms available - it was Songkran during our stay so it was fully booked. We did see inside the other rooms and I would recommend writhe a deluxe or suite if you're booking and want a little bit more space. Having said that our room provided everything we needed, the bed was a good size and there was plenty of wardrobe space.
The pool area was small, but ample. We used it for a couple of hours each day and only saw 2 other people using it. There was only 4 beds but that seemed like more than enough. The sun came round between about 11am and 3:30pm each day, it was perfect!
The breakfast buffet was delicious and offered plenty of variety.
If you're considering staying in Chiang Mai but can't decide which part to stay in I would suggest this hotel - it's still within the walls and only one road behind the walking market (a definite must see) but not near the night bazaar (visit this but don't stay near it).
