“Good but overpriced”

We have stayed here for 2 nights. It was OK. Clean, friendly staff and good location. Breakfast was simple, rooms were simple and overpriced. You can get better value somewhere else...

We are in the 3rd day of our stay in this property. We plan to check out tomorrow. The 3-Sis guest house is a wonderful place to stay while in Chiang Mai. First of all the location is quite central to the city center, within walking distance to most places of interest. Our check in was quick on arrival. The lobby area was a nice open air area with lots of seating. To the right of the reception area were 2 computer terminals with fast and free access to the internet. To the left of the lobby area was a stand with lots of tour and spa information. The staff was quick to assist us on a one day tour to chiang rai. Also to the left of the reception area was the 3-sis restaurant. That is where we had our free breakfast for 2. The menu was a choice of 3 set meals. The first being eggs and a choice of ham and sausage, the second, corn flakes and banana, and the third, pancakes. All meals come with unlimited coffee and orange juice. Toast and butter and jam was also served. The restaurant also had free wi-fi. Our room was quite nicely decorated. The floor was made of a nice hard wood. The bed was comfortable. We also have a balcony with chairs with a view of a nice temple. The bathroom had a shower (no bath), a toilet with a hand bidet and a small sink. Our only complaint with the bathroom was that the water was warm but did not get hot and the water pressure could be a bit stronger. Also one morning, the water just mysteriouly shut off. They had it restored within minutes after we had called. The room also came with air conditioning and a flat screen tv with cable. There was also an armoire to store some clothes and a desk to work if necessary. By the way there is free wi-fi in the room and very fast. One thing the room did not have was a safe. The room did however come with a small refrigerator. There is no telephone in the room. When the water turned off mysteriously, we had to use our cell phones to call. Despite some minor nuisances, we would highly recommend this place. We are being charged $45 a night which is very reasonable. However while walking around town we noticed many other guest houses with cheaper rates. I do not know if they are however equivalent to the amenities found at 3-sis. Chang Mai and northern thailand is a wonderful place to visit. If we do come back, we certainly wouldn't hesitate to book at this property again.

We stayed at the 3Sis because of reviews on this website and weren't disappointed. Our room (in the new lodge building) was attractively furnished, clean and comfortable with a beautiful leafy outlook. The staff were friendly, and the location was ideal, close enough to the major attractions without being in the middle of a touristy area. The free internet was handy too. It was our first stop on our travels, and was a great place to relax and wind down. Perhaps the only negative aspect was the somewhat average and uninspired breakfasts, but even so, I would recommend the 3Sis to anyone. Very good value.

Stayed here after reading reviews on this site and were very happy that we did. Other reviews here are pretty accurate but to be brief:

- The rooms are simply but tastefully furnished and spotlessly clean.
- The communal area downstairs is a lovely relaxing place to sit and read.
- The staff are really friendly and helpful.
- The breakfasts were pretty good but shame there is no Asian option.
- The location was perfect for us. Nice and quiet but in easy reach of places you might want to go.
- Free internet is very handy.

I guess it's not the cheapest option in Chiang Mai and it doesn't have a pool but it was the favourite place we stayed and we'd definitely stay there again.

Finally, I know they read the reviews on this site so I just want to add my thanks to everyone in the Vacation Lodge.

Excellent location and very helpful staff. I read the reviews here on Trip Advisor and book based on the recommendations. We were not disappointed. I had appreciated that the owners answered negative comments with both an apology and a plan to try and improve the situation. I can't add to much other than to say I found 3Sis to live up to all the positive comments and then some. What could use a little emphasis is that the location really is second to none, right in the heart of the old city. Enjoy!

Wonderful hotel. We were sold as soon as we entered the lobby with a warm effusive greeting from 2 of the staff members. Eventually we met the owners - all wonderful people. Common areas were always very clean. Rooms were large, clean, and air con worked great. I stayed in the old section and my mom and aunt stayed in the lodge. Both rooms were quiet and fairly soundproof. Staff was always helpful and gave good advice. They helped us with prices for tuk tuks, taxis, and how much to pay, and where to catch the right sawngthaews. They recommended a great cooking class and a wonderful local restaurant about 1 block away. The Sunday market is right outside their door and was much more enjoyable for me than the night market. Wat Chedi Luang is across the street - definitely worth a visit. Make sure you take the time (or two) to "chat with a monk". The young men are extremely open about their lifes as monks, Buddhism, their thoughts on Thailand, and just about any questions you can think of. The only downside is the distance from the night market. It was about a 20 to 25 minute walk. This was fine as we usually walked over and took a tuk tuk back.

3 Sis is a wonderful boutique hotel. The rooms are very smart and comfortable and the owners are charming and thoughtful; definitely the warmest welcome I've ever had in a hotel. During our few days there, every suggestion they made, from restaurants to a cookery course, was spot on. We had a memorable visit and shall return I hope. A calming oasis in the heart of the old Chiang mai.
