Quiet surroundings not far from Chiang Mai University, good value for money and clean.

First impression was a bit disappointing, it seems a bit old judging by the reception lobby and the outdoor furniture. But NICE SURPRISE when we went to the room which was very clean and cool as it's very hot there. Quiet surroundings, perfect if you enjoy to be a bit outside the busy old city center and touristic places. Located in a small alley next to C.M University, loads of good street food stalls around. It's better to rent a motorbike which hotel staff can arrange for you, very helpful ! They can help you arrange anything you need, very good service. Wooden strucrure of the rooms make them also not that well isolated to noise, mainly made by the other customers next door or kids playing by the swimming pool at night. Except that it was in overall a great choice in my opinion, better than being in the crowded area. Relaxed nice retreat ! Breakfast is correct.

Room Tip: The best rooms are the ones located on the top floor with view on swimming pool: quieter.

We stayed as a family group of 5 (all adults) for 5 nights, and while is was OK, there are some really quite small improvements that could make the experience a lot more enjoyable.

The good things:

Bedrooms are spacious, clean and comfortable and well air-conditioned
Bathrooms are nice and there are good toiletries provided
Pool and area around it is good (although the sun loungers need a clean!)
Location is quiet
The whole site is basically nice and looks lovely at night as it is lit with tea lights and lanterns and is a nice place to sit and have drinks
Free wifi (although it's a bit hit and miss with the signal)

It is such a shame, that with the place being having some good elements and the potential to be great, the little things they don't do have such an impact!

The bad things:

The major issue is the customer service and what seems a complete lack of management oversight. There are a lot of staff on site, but often they seem to be doing very little and the place could really do with a clean! They are all pleasant enough but it is a very young team and they seem to be getting very little guidance on how to run the hotel well. For example, the pool bar is rarely staffed but appears open, and there is no info on how to get served (or if it is really open at all), and on our last night we saw people eating dinner in the bar- we didn't even know they served food as this is not advertised anywhere! For their own benefit some basic signage informing customers of what is on offer would be good.

We had booked two rooms- one for to people and one for three. On our arrival it became apparent that they don't have any rooms for three people and all they could offer was a very small mattress on the floor for one of our group (a 6'4" 28 year old man). The staff were initially unwilling to do anything about this and it took some time and a phone conversation with the manager to convince them that this was not OK. Eventually the three were moved into a bigger room and although there was still just a mattress, it was a bigger and more comfortable one than had previously been offered. If rooms suitable for three people are not available, they should not be accepting bookings for this!

The breakfast is dire, don't bother! Book a room without breakfast if possible and go out in the morning (there's plenty of places nearby).

Not really a bad thing but to note:

The location is a little out of town, but we knew this when we booked- the main thing here is to have a card with the hotel's address on when you go out as we found a lot of taxi drivers didn't know where it was to get us back!

This place is good if you want peace and quiet out of town and don't expect amazing service. The general feeling is that they don't really care if it is great, and that's a real shame as it has the potential to be. The regular rooms are fairly cheap and OK value for what you get. I think the 'suite' rooms as significantly more expensive than the normal ones and I really wouldn't recommend paying this larger amount of money to stay here.

It's hard to believe that this place doesn't have all 5 star reviews as it is in the condition of a hotel that I would expect to pay three times more for. The grounds and pool are beautiful, the rooms are amazing, the bathrooms are huge and the toiletries are high end. The hotel is a little far from the Old City, but it is in a beautiful secluded location about a 5 minute walk from a busy main road that runs alongside Chiang Mai University's campus and has lots of excellent, cheap restaurants that are better than most of what you'll find within the Old City. Also, a taxi to the Old City only takes about 10 minutes or so. My one complaint would be that if you have the hotel call the taxi it will cost much more than it would if you hail one down on the main street, but even at the most expensive rate, it's not more than $5 (on the main road closer to $1 or $2). They also provide free bikes for guests to ride into the city. Two other things to note are that the gym only has cardio and abs machines (no weights) and there is no DVD library as listed on some websites. The staff is also incredibly friendly and willing to assist at any hour. I had absolutely no problems with mosquitos here (unlike many of the hotels on my trip) and I did spend quite a bit of time outside and enjoying the pool.

This hotel could be so much more, but the effect is that no one cares enough to maintain it. I enjoyed the location - high atop a hill overlooking the busy university area. It was quiet, with access to peaceful forest walks.

However, the pool area was neglected, and stagnant ponds and fountains were allowed to become algae-ridden mosquito nurseries. The floors in my rooms were hard, stained concrete and the furnishings were dusty and tired. The entire place needs a major renovation.

Wifi is free, but is only accessible in the lobby area. There are 2 desktop computers for guests' use, but good luck getting onto the Internet from those dinosaurs. The staff are sympathetic and try to be helpful but are far from tech savvy.

Breakfast is the only meal available at this time, but perhaps that is a blessing. A sparse buffet is provided each morning, and hot entrees, omelets, French toast can be ordered as well.

I cannot recommend the B2 Ayatana at this time. With a major overhaul and new management perhaps this hotel can be returned to its former prominence. If you decide to stay here, make sure you have very good malaria meds.

Room Tip: Rooms by the pool area, especially on the ground floor, can be very noisy.

We made the mistake of booking a hotel about a 15-minute taxi ride from the city, but that wasn't the worst thing about B2Ayatana. There was virtually no internet access in the room (and often, not in the front office area); the mosquito problem from standing water in the decorative pools was so bad, the staff put up signs telling you to keep your door closed and use mosquito netting; virtually no cabs or tuk-tuks had any idea where this place was, so we often had to wait at the front desk for 15 minutes until the staff could get us a ride. What was worst was that the staff constantly agreed to help fix things but never did - the front desk receptionist supposedly told a Red Top driver that we wanted to go to the center of town and he took us to the airport with some other guests; the next day we asked her to tell the driver to go to the Night Bazaar and she (and the driver) neglected to tell us it was closed on Mondays. This place has some serious problems and is not worth the money.

This place is a beautiful resort! it is amazing! Just down the street are so many things! I would just stay there for like Five nights or less, because it it a little expensive! But a beautiful place!

Very relaxing and mostly quiet place. Very tasteful design and a great swimming pool and wi-fi. Friendly and very helpful staff who love falang kids. The location is away from the main bustle in town, but not too far away. It is close to forest walks, a wat surrounded by gardens, the university and fantastic street food. very safe, secure and relaxed area and hotel.

Room Tip: room 2101 has a slight 'musty' smell, but five other rooms used by us and friends were great...
