Compared with the hotel we stayed in Nan, this place is grossly overpriced and the rooms are tired and dirty. It is well located and the owners are friendly, but it should be about half this price. There has to be better value in Chiang Mai but sadly we only stayed 2 nights and didn't look.

It's a little hard to understand why Tri Gong has so good reviews. Sure, it's not a bad place but... The rooms are furnished in cheap Lanna style: they are not disagreeable but 700 bahts is too much for a small and dark one. There is a balcony with a chair, but it is closed by a grid: ok to smoke a cigarette without leaving the room, nothing more. In the bathroom, the water pressure is on the low side but sure, you can take a shower. There is a big refrigerator and also a tv, but there are few channels and for a westerner very very few interesting one: many cheaper places in Thailand have more interesting channels, here it's disappointing.

There is a courtyard with tables and two horrible Bangkok Bank parasols: useful but nothing charming. The guest house is in L with a ground floor and a 1st floor and the owners house is inside the L. Dam, the manager and his son are friendly - however Dan is sometimes unpredictable - speak a good English and are more well educated than average owners in Thailand. The guest house provides free coffee and free water. There is also two free computers in the lobby and free wi-fi in the rooms and by the way Tri Gong has the best wifi we use in Thailand, fast and reliable and if there is a problem, the owners deal with it quickly.

During our stay we sleep in two different rooms: the first one was close the lobby and was very noisy, due to the proximity both with the lobby but also the bars in the street (loudly music until 1 am): we cannot sleep early and on the morning we were awakened before 7 am by the owner boys chatting and moving bicycle in front of our room. So we asked for another room far from the lobby. It was better, but one night we have been awakened by one boy making a phone call in the courtyard at 3 am, another night we have been awakened again because at 2 am, some young boys were using the outdoor kitchen in the courtyard: as each time we see these people go back into the owner house, there is no doubt there were not customers. The last day, as we were tired, in the afternoon we tried to relax in our room, but the loudly sound of a tv coming from the owner house - despite our window was closed - completely ruined our rest.

We only stayed one night but should have stayed longer! The staff was very friendly and helpful even in the evening after check-out (we stored our luggage and they let us use their Internet, books chil-out area!!) we had 4 bottles of water in the fridge, WLAN and a/c worked perfectly! I can highly recommend it!

Stayed for four nights with my husband in Nov 2012. Great value for money - the room was very clean and had everything we needed for our stay. It also felt very safe. We found it a handy base for exploring the city and found a friendly bar a couple of doors down and lots of places for food nearby. Service was generally good, although the owner seemed a bit grumpy at times.

We stayed in Chiang Mai for a week and so stayed at this place for 7 nights. Its a really great value. Its not a luxury place, but its very clean and has everything for your basic needs. The father and son who mostly work at this place are very very friendly and speak good english. They were always able to help us with something or give great suggestions! They have free wifi which works great in the rooms, as well you can use the 2 computers in the lobby. They also have a lot of different excursions that you can read about and book directly at the front desk. Free tea is always available in the lobby and they restock the fridge in the room with free water bottles every day as well.

The rooms themselves are pretty basic and do look a little old, so its not luxury but its clean and spatious. I can see how noise could become a problem if the neighbours aren't mindfull, because all the rooms are facing a common area where people can sit/eat (its like a little cafeteria). However we were lucky enough, that no one was making noise.

The location of this place is pretty good too. Its located on a fairly quite street, so there is not much noise coming from the street. There are a lot of places around for food and drinks. Its also pretty close to the centre and you could even walk to major attractions.

We enjoyed our stay and would come bak again if we were to be in the area.

This B&B is reasonably well located in the old city and the rooms are ok if a little faded. There is no restaurant but there are lots nearby. This free wifi. The major disappointment for us was the noisy neighbours returning home drunk and making a lot of noise until 3am.

Have stayed at Tri Gong 3 times now and always very happy with it. (Thats very unusual for us as we always like to stay at different places so it says something about the place). The location is really good with quite a lot of eating places around. Blue Diamond is just around the corner and has great food. There are a lot of other small Thai eating places around the corner on Moonmuang which are reasonable. (35-50BT a meal).Also The House Ginger & Kafe is just around the corner and is really interesting to have a drink and something there.
Whenever I have emailed Tri Gong to make a booking I have always had a reply in a few hours confirming accomodation.
We have always stayed in the standard rooms and found them more than adequate. The free 24 hr wifi has just got better each time. There are also a couple of computers for internet access in the lobby area but are not available once the office closes.
We like the security card to access the building as it means you can come and go as you like in the evenings without having to wake anyone up.
The outside kitchen in the courtyard area can be used by guests but we have never used it. There are full sized fridges in the rooms (not bar fridges as in some places) and the water bottles are replaced every day. The aircon works really well and the rooms have been redecorated recently. The bathroom is adequate but the floor does tend to be wet most of the time as there is no shower curtain.
The owner Adam is friendly but without being intrusive. A great place to stay

Room Tip: Upstairs rooms are a bit quieter
