Portico 21 is a small family-run boutique hotel just around the corner from the Tae Pae Gate and the old city wall.
The hotel looked quite new and well maintained. Somehow, it does not feel like I was in a hotel but in someone’s home.
I think that is not too far from the truth.

I stayed in the deluxe twin room for 3 nights. A standard breakfast set (eggs, bacon, breads, fruit...etc) is included in the price of the room.
They also prove free wifi thought I had some difficulties connecting to it for the first 2 days.

The location is great. It is just 50 meters from the main road. You are just 3 minutes to shops and restaurants and yet you are spare the noise from the cars and bikes.
The night bazaar is within walking distance (12- 15 min).

The staffs were really helpful. There was this young chap (with curly hair) who tried his best to help us even though he may not be very conversant in English.
The laundry is quite cheap at only 35bahts/ kilogram (US$1.10?).

I enjoyed my stay there. If there were any minor inconvenience, that will be the lack of an elevator.

For roughly $30 a night, this hotel is exceptional value in a relatively expensive city. The location is great (tucked down a small back road so is very quiet but is still right outside the old city walls), the staff are very friendly and helpful, the rooms/hotel are very modern, clean and spacious and the breakfast was great too.

Nothing to fault this place, a really great hotel

I was recommended this hotel by a friend and booked for my first night after travelling to Thailand. The hotel is lovely and clean, in a quiet back alley though a great location.

I moved on only because a hotel is not the place to meet someone when you are travelling alone.

If you want a central location right next to the entrance of the old city, with excellent service, clean and comfortable rooms, great breakfast and easy links to anywhere then this is the place to stay.

We have stayed at Portico 21 twice now and both times have been very impressed. The rooms are spacious, airconditioned and quiet and have a mini fridge. The room was very clean. It is set off the main road, which means it is much quieter than some other hotels, but is very centrally located. The lady who runs Portico 21 is fabulous and cooks a mean breakfast! The staff were very helpful in helping us book taxis etc and spoke good English. We would highly recommend this to anyone staying in Chiang Mai.

We just checked out of Portico 21 and enjoyed ourselves so much that we jumped on Tripadvisor to give it a rave review!

The hotel itself is boutique style and although it isnt flash, its comfortable, clean and has all required amenities. Best of all its tucked on a back street and is no more than a 10 minute walk to anything.

The lady who manages this place is a true star. Through no fault of the hotel's we had issues with our toilet (water system not working) and as soon as it was realised the problem wouldnt be fixed immediately she swapped our room. All the staff were super apologetic for the inconvenience (not that it was one!).

Breakfast was good - including a couple of eggs, a rasher of bacon, some toast, orange juice, brewed coffee and fresh fruit. All included. However if people didnt like that so much an alternative was happily and without fuss prepared for them. True hospitality!

Staff were friendly, informative and very helpful. Nothing was ever too much trouble.

There's also an awesome, cheap and lovely washing lady about three doors down (to the left when you walk out of the hotel).

This hotel was very centrally located, but down a small lane, so it was a very conveniently located peaceful oasis. Still, the taxi driver had no problem finding it. The decor was chic, modern and beautiful. The room design was well thought out, comfortable, and all the neccessities were in excellent working order. Excellent free in-room wi fi. The staff were helpful, gracious, and outstanding in every way. I was very inpressed with the quality and value of this hotel.
