I was quite surprised about the not-so-positive reviews of this place - we loved it! Location was perfect being in between the night market area and the old city, easy walking distance to both. Staff were extremely friendly and helpful and we found it great value for money with large clean rooms (cleaned every day) with a wardrobe, fridge, dresser, shelves and a desk, with a/c and hot shower for 700 Baht/night, or 600Baht/night if you're staying the week - WITH a good choice of breakfast! Would highly recommend

Good value for money. A little on the run-down side, but for the equivalent of $22 Aust. per night for a twin room, very satisfactory. Includes a choice of breakfasts and has individual aircon in rooms. Situated in a quiet locale, and has the convenience of an easy walk to the Sunday night market and various restaurants.

Room Tip: Ask for a quiet room - with luck you won't hear the building from next door.

My first impression of this hotel was lovely! A nice small reception area and welcome from the staff. That's all i can say.
After giving the receptionist our reservation number, it took her and her colleague ages to find a key; we had booked a twin room months ago and upon arrival they didn't have any twin rooms left, i can understand that this can happen so wasn't too annoyed by it - thinking that we would then be offered a double....in the newly refurbished part of the hotel. Alas it did not turn out this way....

We were shown to a double room, this room was in a god awful shack across the road away from the hotel. We were taken up some rickety old stairs (after stepping over a few bags of rubbish) and shown into a room where the floors and walls didn't meet so there were gaps in the exterior walls, there was a wet room which someone had obvioulsy tried to do some maintenance work on recently as they hadn't cleaned up after themselves, the bedding was fleece blankets (not quite what you're after in that heat) and a fridge which didn't work.

I understand that if you pay a cheap price, don't expect the Four Seasons but I paid to stay IN their hotel and that isn't the room or the building we were offered. Which is a shame.

The location was great and I am sure that if you manage to get a room in the hotel that it is well worth the stay, but if they take you to a room across the road, politley decline!

First impressions: Not too bad... but not great either. Middle of the road. This place was one of the hardest to recall because nothing remarkable --- good or bad --- distinguished it from other places that I've stayed. Averaging 10-15 Pounds pp per night, it is good value for its 2-star rating. Grade B.

Pros: Nice, decent place in a quiet neighborhood. Walking distance to the Tha Phae (East) Gate of the Old City... and my first encounter with a Starbucks in northern Thailand! The rooms are clean, simple and pretty basic. (You get the idea.) The owner is very helpful.

Cons: Although not exactly their fault, the place is difficult to find -- even in the daytime. Unlike the city centre or the Old City, this small area of the neighborhood is cursed with a "cobweb" of intersecting, zigzagging, narrow lanes and mishapened blocks. Were it not for reference points (a sign here, a shop there) along the way, I would've walked in circles without knowing it. Carry a map, especially at night.

Verdict: This place has potential. Like I said before, don't expect 7-star amenities from a 2-star establishment. But you do get what you paid for.

This is a lovely hotel and we found the location really convenient for getting around and it was in, what we felt, a safe area. A taxi trip from the airport was only 120bht. Breakfast was included and there was a pick of 4 different selections which were very filling. You get free water in your room each day and the rooms are clean and spacious - we had a triple room which was really reasonable. Chiang Mai was one of the highlights of the trip for us. If you stay here do try the Elephant Nature Park and Flight of the Gibbon.

Room Tip: Free water in your room each day plus free shampoo, shower gel and shower caps.

My daughter and I stayed for five nights two weeks ago. The location is very good, the staff friendly and everything is very clean. The big room and furniture are a little bit on the dark side, but at night that really does not make a difference. The only really negative thing was the extremely hard matress, which some people might not like. Breakfast was fine, airport transfer was arranged and in general we can only recommend this house.

Room Tip: Try to get a room that is not next to the new building going up right now

Very nice accomodation on a quiet location between Loi Kroh Rd and Thapae Rd. 23 rooms; 15 with ac and 8 with fan. I had a big and very nice room with fan 05.03-02.04.2012, daily cleaning. Price only 9500 baht for 1 month, without beakfast. In reception Audi was a living infobank with two feet ang good english.
Restaurant in connection to reception was good and nice and very resonably priced even though the menu was short.

Service was very good and friendly; I liked to stay in the same room also next time.

Room Tip: I prefer fan and absolutely no all carpet in the room
