For A$20 a night, it was awesome. I actually wouldn't expect as much. Having been in Phuket/Bangkok and been ripped off a lot more per night for worse places! What is everyone expecting for this price! I loved it.

I thought the room was large, clean enough, decent enough bed, breakfast was surprisingly good and got away with very basic receptionists English.

Down falls, thin walls, crappy shower and location. Out of the four walls but I knew this booking it.

It is value for money and I really enjoyed my stay. I don't get why people are giving it such terrible reviews when, for that kind of money, who is expecting Hilton standards!!

However, if I were to come here again, I would stay closer to town.

Hotel is on the outskirts of the Chiang Mai city wall, 10 mins walk to reaturants/ markets etc... It was a cheap stay £12 a night in December but this showed, room was really basic and not amazingly clean, quite worn. Walls were thin and door didn't seem overly secure. The staff were also not very friendly and didn't speak very good English. Wouldn't book again, would pay a little more and stay closer to the action.

When we first arrived we found this hotel difficult to locate but that was due to us walking the wrong way around the outside of the old city. We initially arrived at the sister hotel which is just around the corner they very kindly organised a shuttle to take us to the correct branch and then we were checked in early and given an upgraded room which was really nice of the staff. This room was really great value considering location and the size of the rooms. We had a huge double bed to spread out in and a sizeable bathroom with a bath! We had a balcony that had a decent view. On a clear day you can see a wat on the hills in the distance. The room had a fridge so we stocked up on breakfast items as the hotel didn't have a restaurant and it enabled us to be a bit healthier and not give into western breakfast temptations. The staff were great and there was in in house tour desk which we used to book all of our tours through at a really good price the tour desk lady is super friendly and it was a pleasure doing business with her. The hotel is a shortish walk from the Thapae gate and the night markets. We managed to get back from the night market in less than 15 minutes. The old town is really small and walkable so distance there and back wasn't a problem for us. We would stay again for sure!

At first we wasn't impressed, we arrived at the hotel at 6am after a long coach ride & went to check in, they said our room was ready but to check in early we had to pay 400baht, i understand that check in states 2pm but i was very disappointed as we had never had to pay to check in early before. After explaining i wasn't satisifed as we have arrived to a lot of places over he past few months early (due to all buses being over night & never been charged before) they agreed to let us check in at no extra cost - they was just trying there luck.

The room was clean, spacious, a large comfortable bed and wifi in lobby was good -but the wifi in room kept crashing.

The best thing about this hotel was the lady organising the tours, she was friendly, honest and gave great advise but most importantly listened to what we wanted to do. She helped us organise a tour to the Tiger Kingdom & a elephant training day. She told us all the good and bad reviews she'd been given feedback on so we could make a decision - she also advised we went away and did a little research to ensure we got what we wanted - she didn't fail! We had the best 2 days ever in Chiang Mai on the trips she arranged for us.

To get to the old town you had a 10minute walk which is fine -but you do not save any money from staying slightly out of the town.

Room Tip: Book on agoda.com prior to your stay, it is much cheaper then booking on arrival.

Nice large rooms, friendly helpful service. For the amount of money they charge the place is very reasonable. The reason I'm not giving five stars is because the bathrooms could use a refurbishment. They seemed outdated and broken. Other than that very nice and quiet place to stay.

We booked this hotel online and paid in advance for all our nights, that was a mistake. Don't get me wrong, the rooms are clean and spacious, they have wifi (not very strong), stuff are friendly and helpful and it's close to almost everything but the walls are as thin as paper, you can hear every small noise from within the hotel, plus although it has a balcony, it's closed up and the water pressure is horrible (3rd floor). Don't really recommend it.

The hotel is located at the Sripoom corner of the old town town just outside the wall but 2 minutes walking from there.

They have plenty of rooms so even inside the wall the guesthouses were fully booked I found accommodation.

It is really not expensive (900thb) for a big and clean room with full size bathroom, refrigerator and A/C.

Breakfast is not included but there is a small restaurant next door with hot coffee cheap egg dishes for the morning.

There is a 0-24 7-Eleven also at the corner.

The staff are very friendly and they are speaking English pretty good as well.

Recommended!

Room Tip: I was here two times, and the first time I got a room with a walk in shower which looked newer than...
