“Great hotel on a budget”

Big clean room, plenty of space, quiet , free mini bar and a breakfast to suit all needs. Very close to all the local attractions especially the night bazaar ! Staff were friendly and helpful. Sauna and steam room not worth a visit but its hot enough anyway- if it was sunny the pool would be great. For £24 a night this hotel is amazing , I would stay here again!!!

We stayed in the residence room and found it great. You have to carry the luggage one floor up but it wasn't a problem and we got help from the staff. The room itself was roomy with a living room area and a fridge with water which was useful. The shower doesn't have a curtain which makes everything around wet and damp but again this wasn't too bothersome. The room was clean and comfortable. The breakfast was great with good choices and variety. The hotel is a 10-15 minute walk to the city gate and we found it walkable to the night bazaar as well. The wifi works fine in the living room so that wasn't concerning.

Stayed here twice in my last visit. Internet price was hard to beat and the breakfast (for 2) was worth at least a third of that; good selection of Thai and western-style breakfast food available with omelets made to order. Also an assortment of pastries and juices available complimentary in the early afternoon; a nice touch. Nice basic complimentary mini-bar in room.
Residence-side room was front room, bedroom, and Thai-style wet bathroom (with a Western toilet). Not huge, but a lot of room for the price. Just off the main street, so fairly quiet.
No elevators on the residence side, but the staff will carry luggage up and down, and 3 flights of steps should not be a problem.
Convenient to Night Bazaar and Old City, but Chiang Mai is easy to get around anyway by red bus(pick-up), tuk-tuk, or taxi. Just remember to negotiate.
I got great Internet prices, so start there; Hotels.com or Agoda

Hotel reception looks great ... staff are polite, accommodating and well trained. Rooms are a solid 3* and quiet. Breakfast is very good considering price. Swimming (splash) pool area good though not many loungers. The manager is a very pleasant and helpful man who genuinely cares for (and always remembers) his guests. We have stayed here many times and will continue to return. Full marks for the Maninarakorn!

Nice deluxe rooms, and really good price, buy 4 pay 3. Breakfast is excellent in variety and quality, only coffe could be better.

Deluxe rooms should have the head oriented 90 degrees turned with the head in the main wall, the room would look quite bigger.

Swimming pool is too small, and the water is green, badly cared of, they have everyday the same hand written sign with pefect ph and clorum values that nobody believes.

The tiles on the pool are quite dangerous, as they are quite sharp and most of the cement in between is missing, so take care if you bath here.

Any way a nice place to stay, very well placed, close to every thing. If they invest in a bigger pool and rearreange the rooms as suggested they will earn quite a lot, I hope they do it ...

Pros

- large ( living room, bathroom, bedroom)

- within 1 Km from all night markets. About 15 mins walk to either the daily night market, the Saturday or Sunday night markets.

- Local and international breakfast.

- 7 eleven right outside the hotel

- many comfortable sofas and chairs at the lobby, air conditioned. Useful when your hotel pickup is late.

Cons

- FREE WIFI DOES NOT WORK AT ALL. What's the point of saying there's free wifi everywhere inside the hotel? (there's even one sticker at the peephole of my door: FREE WIFI). Non-issue if you purchase a 3G tourist SIM card I guess. But still, outright lie. Not acceptable.

- TV only has 6 channels, all thai programmes. Assuming that most guests of this hotel are foreigners, are they hoping for tourists to learn thai ?!

- hair dryer is in the living room, without any mirrors (bizarre. Drying hair blind?)

- no shower curtain in bathroom. As a result, bathroom is completely wet after each shower (not really a big deal if you are not irritated by that)

- sad breakfast: pancakes were very dry. Tasted like dried toothpaste. The huge pot of tea was basically hot colored water, tasteless. Salad looks old. Dead flies in some of the dishes.

If you don't care about cleanliness, comfort or amenities, and literally just looking for a place to sleep, this is it.

Rooms were old but clean. Renod bathroom, which was nice but the shower couldn't settle on a temperature, which made it nearly impossible to get comfortable.

Internet was very dodgy in the room (I'd say worked 50% of the time) and randomly, all the English channels from the TV disapeered. The most disappointing thing through was there were no safes in the room, only a hotel lockbox, so you couldn't conveniently lock up valuables.

On the plus, service wasn't bad and the breakfast was quite vast (albeit with bad coffee!). Location was good and businesses around the hotel were very good (including the laundry place in the hotel plaza, which reasonably charged by weight, versus the hotel which charges big bucks and charges by piece).
