“Water and Internet problems ruined our stay”

There is no doubt Villa Maenam is well situated on the beach and has a nice pool. But I am sorry to say our experience was extremely disappointing.
We had no water for most of the first two days of our stay. The water briefly returned on the first day after workmen came to refill the tank, but was gone again on the second morning. Apparently there was a problem with the pump, and then a leak.
It is no fun being in a house without even water to wash your hands or take a shower., especially when you have travelled halfway around the world to be there, as some of our party had.
In addition, we had painfully slow or completely out-of-service Internet for the first four days of our stay. Four of our party had work we had to do during our vacation, and this was a major inconvenience.
When we water did return, we continued to have problems with hot water in one shower and a leaky tap (meaning we had to turn the water off in one bathroom).
Also, part of the outside roof blew off upstairs, and the banging ruined one night's sleep. The landlords admitted the roof had been loose before the storm hit, which begs the question why it was not fixed.
All in all, we had workmen in the house for much of the first four days of our stay, which really spoiled our relaxation on an expensive vacation.
The landlord's agent offered to take us for dinner to compensate, but without being rude, we didn't really fancy spending an evening with him on our family vacation.
In the end, the management was slow to fix the problems we faced, and failed to offer adequate compensation. When we wrote to complain after our stay, the response we received was dismissive.

Over the past week or so, 2 poor reviews have appeared. This is the second of them, in time of publishing, from a guest named Mr. Simon D and his party, who stayed with us from 6th February 2016 to 13th February 2016.

The major issue for Mr. D again concerns disruption of water supply. To repeat, in this area of Samui (Maenam Beach) there is no public water supply. All residents must make do with delivered tank water. We have a contracted daily delivery to the villa. I do not deny that there were water issues during the guests’ stay. We did however remedy the situation as soon as we possibly could. We have now overhauled the system and installed another huge second water tank to ensure these problems do not happen again. To answer Mr. D’s specific points;

1. Loss of water days 1-2 - we were advised there was one glitch with the water delivery on the first day and then the next day there was an unforeseen pump issue (a new pump had been installed in December and working perfectly prior to the guests’ arrival). It was dealt with as quickly as possible by our management team. However we accept that it was not an ideal situation for the guests and we apologised profusely for that.

2. Internet problems. We have the best internet service to the villa that Koh Samui can provide. The modem is downstairs, and we have a booster upstairs so the best signal can be obtained. The internet in the house is very good normally. But on the days Mr. D queries, internet was down or slow all over the island, probably due to the heavy gales that battered Samui at the time. Mr. D will no doubt remember, as it was very windy at the villa! The weather is something that we cannot control. Sue, my wife, did however bring the guests a “mi-fi” unit with 3G sim, which although not ideal, did give some service. Samui is a tropical island, and internet sometimes does not work to western standards. We all have the same problems! We did have the service provider in to look at the system during this time, but that was unavoidable if we were to have the system up and running again quickly.

3. Leak/no hot water - we were not aware of this until Sue attended with the mi-fi, and it was quickly rectified. As Mr. D kindly acknowledged at the time, no house can be 100% perfect all the time, little things inevitably go wrong, and we are there to put it right.

4. Outside roof – a roof panel had blown loose in the high winds immediately prior to the guests’ arrival. We had tried to get a workman to fix it, but we could find no-one who was prepared to scale the high roof in the strong gale-force winds, either before or during the guests’ stay, as it was very dangerous. We had to wait until the winds died down before it could be fixed.

5. I must stress that Mr. D and his party were perfect guests. Indeed, Mr. D did say that he would love to return -- and recommend it to friends. He did however seek some compensation. We thought about it a lot. Even though we had tried our best to ensure Mr D’s party had a wonderful holiday, we accepted they had been inconvenienced to some extent, and decided we should offer something – we therefore offered 2 free nights to Mr. D, or friends of his choice, should he book with us again. That offer stands!

“Villa of water issues and poor maintenance”

I will start by saying that the location of the villa was exactly what we were after and when we arrived and were greeted by two very friendly people we thought we had booked a dream villa. The pool looked great and was in the shade in the afternoon and the villa very roomy.

As with many things in life when things go wrong how you handle them has a huge impact and unfortunately our enthusiastic hosts seemed to view us as the problem. "These things happen" Sue said. They only finally showed genuine concern when we complained to Flipkey.

Please note we were offered 2 nights refund of our monies due to the issues but to get this we were asked to sign a legal form that would have prevented us leaving an honest review. The owner is a lawyer and I am not and he even put on his email that we should take independent legal advice. Clearly we did not want this additional expense and hassle.

We refused to sign anything other than a statement that the payment would be in "full and final settlement". The owner accused us of being unreasonable so we said we would be complaining to Flipkey.

The point at which we refused to sign this was roughly a week after we had departed. Flipkey informed us that the owner had sent them an email (a matter of hours after we refused to sign) retracting his initial email to refund our deposit. Flipkey went on to say that the owner had told them we would be making false allegations about the property and that we had damaged the property. This caused us more pain and issues but thankfully, due to us having copies of various emails and texts from the owner, as well as numerous photos and videos, our deposit was returned a week late. Had we not had all these I fear we would have lost our deposit as it would have been our word against the owners.

You will note the number of reviews the property has had in the last 3 years (at the time of writing) appears low and that this review is the only negative one. Maybe we were just very unlucky like the owners said?

The issues can be summarised as follows:

- No running water on day 2 of our holiday meaning toilets could not be flushed and nobody could shower. This issue then re-occurred later in our trip despite us asking the owners to make sure it was checked whilst we were away from the property for 2 days on another island. Sue (one of the owners) did later admit they had had “some previous water issues but not as bad as we had experienced”. This is also mentioned in one of the other positive reviews.

•The air conditioning in one of the three bedrooms was broken the first night we arrived. When we realised they arranged for someone to fix it the next day. They failed. They sent someone else a few days later and this got fixed whilst we were away from the villa (I assume day 4) but our 3 young children in the meantime slept on mattresses on the floor of the playroom.

•The gate to the public beach had a third of it missing, failed to lock (unless blue string counts) and could not be secured to prevent strangers entering the pool area or be locked to stop the kids accidently getting out. For a family with young children this was not the secure private villa we hoped for.

•The kitchen equipment was inadequate (e.g “frying pan” which was a danger as it had a metal rod for a handle as protective rubber was not on it, not enough plates for maximum number of guests, blunt knifes).

•Linked to the water issue on day 2 when the water tank was filled they could not then “prime” the pump so we then had to wait for a plumber. When the water was primed the pipe blew off the side of the downstairs toilet.

I will point out that after we contacted Flipkey (on the second occasion of having no water) they did get water delivered that day and topped up the following morning so we did manage to not move accommodation the day before we were departing. At our request they also arranged for us to use the hotel next door for a shower if needs be, thankfully we did not and the water lasted.

Worryingly when we left they appeared to have no idea what was causing the water issue.

They did not sincerely apologise until Flipkey got involved and had we not resorted to contacting them I doubt anything would have happened before we left. At points they seemed to suggest they felt it was something we did, “even if you all had 3 showers there should be enough water”

Overall the villa should be stunning given its location and core building and pool. We were told they were trying to sell it by their agent and it felt like this had resulted in them wanting to minimise maintenance spend and hence the issues.

Over the past week or so, 2 poor reviews have appeared on these pages. This is the first of them, in time of publishing, from a guest named Mr. Hamish M and family/friends who stayed with us, a party of 4 adults and 3 children, from 4th to 14th April.

The major issue for Mr. M concerns disruption of water supply. In this area of Samui (Maenam Beach) there is no public water supply. All residents must make do with delivered tank water. We have a contracted daily delivery to the villa. I do not deny that there were water issues on two occasions during the guests 10 night stay. We did however remedy the situation as soon as we possibly could. We have now overhauled the system and installed another huge second water tank to ensure these problems do not happen again. To answer his specific points;

1. No running water on day 2 - it is true that the water supply was interrupted on the morning of day 2. Our management company and my wife Sue investigated, and the fault was discovered to be leaves in the piping. Once cleared, the water came back mid-afternoon. The interruption was for a few hours. The pump was primed during this period. The reconnection did cause the downstairs toilet hose to leak some water that was quickly dealt with. The water was off for a few hours in total during the day whilst the party used the pool and beach.

2. Faulty air conditioner in one bedroom – this was correct, to our surprise. All air-conditioners were serviced a few days before the guests arrived. Despite our immediate request to the service company, it took 2 days to be repaired. The guests moved the children to the playroom where the aircon was working. After the aircon was fixed, however, the guests chose to leave the children in the playroom.

3. The gate to the public beach – earlier this year, Koh Samui suffered the worst storms in many years. It is a tropical island. The beach gate was damaged during the storms. We ordered a new gate, which unfortunately was not delivered before the guests’ arrival. At no time did the guests express any concern about security – if they had we would have erected a temporary structure.

4. The kitchen equipment – the frying pan handle – that must have been a very recent occurrence, my wife asked the ladies in the house during the week if all was fine, and this was never mentioned. It was mentioned after the guests’ departure. We would have replaced it immediately if it had been brought to our attention during their stay. We believed there were more than enough plates for their party, and that the knives were sharp enough. No complaint was made during the stay of such faults. These matters would have been immediately rectified if reported to us.

5. 2nd water disconnection - Yes, there was another water issue on the penultimate morning. We filled up the tank again. The water was off for a few hours in total during the day, whilst the party used the pool and beach.

I had attended the villa with my wife within an hour of their call. I was personally concerned that there had been another water problem and frankly we could not understand it. The previous night the water tank was filled to the brim (12,000 litres). It was enough for at least 2 days use at maximum usage. Because of our worries – the guests were leaving the next morning – we paid for a room at the nearby hotel, only one hundred yards away, so that they could be guaranteed facilities if the tank emptied again.

After the guests departure, we had the whole system checked and discovered that the cause was a faulty stop-valve leading to the pool tank, thus taking all the water from the main tank. This has now been rectified.

It was at the time of the 2nd water problem that I made the offer of 2 nights refund to the guests. I accepted the party had experienced inconvenience. The party agreed to this. In subsequent email correspondence I asked Mr. M and his party to sign a waiver of any future claims in consideration of the agreed payment. I thought this was fair. He refused to sign it, for reasons he refused to express, and subsequently made his written complaint to Flipkey.

7. To suggest that we were minimizing maintenance is completely wrong. We have prided ourselves over the past 2 years in the service we provide to our guests, and this is evidenced by previous reviews and testimonials on TripAdvisor. To make our service better, we did earlier this year employ a management company to take care of guests. Readers of Mr. M’s review, and this reply, will have to make up their own minds whether the nature of Mr. M’s complaints are justified.

SUMMARY

1. The complaints of the guests are as follows;

- interruption of water day 2 – agreed, for a few hours during the day, which was rectified as soon as possible.
- The faulty aircon in bedroom – yes, took 2 days to rectify.
- A partly damaged gate – agreed
- Inadequate kitchen equipment – never reported until guests had left, and if reported would have been rectified instantly.
- Water interruption day 9 – agreed. Rectified during the afternoon.

2. I offered 2 nights refund on the penultimate day – even though I felt it was a very generous offer – as I did not want the guests to leave unhappy, as I knew from previous comments to my wife that they were seeking compensation. They agreed. I made this offer despite;

- the fact that we had fixed everything as quickly as we could – we attended the guests on a personal basis, not just relying upon our management company
- the fact that the effect on their holiday was kept to a minimum
- the damage the guests themselves caused to the property (see below).


3. I did send an email asking Flipkey to hold onto a small portion of the damage deposit. I would not have done this if Mr. M had been reasonable about the waiver. This was done for the following reasons;

(a) there was a damaged blind in bedroom 2 which they must have been aware of. Ultimately we had it repaired, the cost was nominal so we decided not to pass it on to the guests.

(b) However there was major damage to the aircon in bedroom 2. The guests left the property for 2 nights to visit Koh Phangan and locked bedroom 2. When we were able to get access to it, we found that the aircon had been left on for the 2 day period (probably 3 from the night before they left) and had overheated, causing damage to the compressor. It needed repair, which we did before the guests arrived back in the property. We did not advise the guests of this at the time as we did not want to create further tension.

However, the full deposit has been refunded.

Finally – I accept there were some issues during Mr. M’s stay. I do not believe, from the party’s comments upon departure, that it genuinely spoiled their overall enjoyment of the villa. However, Mr. M and his friend were requesting compensation from day 2. To avoid further aggravation, on day 9, I offered 2 nights refund. That figure was agreed. If Mr. M had signed the waiver I would have sent the money immediately, which the exchange of emails makes very clear. I leave it up to the readers of both his review and my reply to make up their own minds about the rights and wrongs of this matter.

“Beautiful home, wonderful host.”

This review is long, long overdue but definitely well deserved. We stayed at Sue's house last May for a one week holiday after attending a friend's wedding on the island. The house is absolutely beautiful and luxurious with plenty of space for 2 or even 3 families. There were 4 of us including myself, my husband and 2 young children. We were a little worried about the stairs as our children were 2 and 3 years old at the time but it was no problem at all. Having the pool and beach right out the main living room was very nice. We had a few kinks with the water and power during our trip but Sue was quick to respond and tend to the issues. Sue was even so kind to babysit one night for us when we couldn't find a sitter at the last minute. She made it possible for my husband and me to enjoy the Koh Samui nightlife knowing our children and the house was safe. Thank you Sue! We enjoyed our stay and would definitely stay again and recommend it.

“Relaxing Holiday”

Our Family (3 teenagers, my wife and me) stayed for 2 weeks in this very amazing Villa. We enjoyed it very much to stay so close to the beach, and rest on a air mattress in the pool. For lunch we just ordered fresh coconuts and Curry by the restaurant next door. They brought the Food direct to the sala....At the evening we just ordered a cocktail in the maenam bar next door to the other side.
The Villa is much bigger than it appears on the Pictures. the 3 bedrooms have a lot of space and the view from the balcony is very nice. Sue and Mike helped when necessary, and they where also really nice people. Hope to come again next year. Best Regards Daniel and family
