We have begin us Cambodia trip via a luxurious hotel... And decide before to join back Bangkok to try this small boutique hotel.
The entry to this place is a direct access to the pool area and directly we feel us like in a cosy oasis. The street 252 is a little street close to the independence monument.
We arrive at 11am from the Siemens Reap flight, and the room was ready! So lucky that we can do a early check in, the children was as well really happy to try the pool and to join other children in the water.
The room decoration was great, modern and simple but fine and very clean. And really not a cell like tell a other review, this is one of the first web site where the room look really like they are! tendance Khmer as make a good work inside the room and we enjoy the shop as well in the next street.
The location is not close to the river, but is good, you can walk to the street 278 where you find several shop, restaurant and bar a really nice street, different as the river front...
The staff at the 252 was really helpful and give us all the information that we need and organize for us a taxi to the airport and a taxi to go outside the city. The receptionist staff was exceptional and as always take time to ask us if everything was ok, if we need something more etc... Sure it's not the perfect service like a five star hotel but they do the best and you see that, this was really impressive.
You have wifi in each room or in the restaurant or around the pool, and they can give you a small laptop if you don't have any computer with you. My son appreciate the mp3 Player in the room as well.
The manager Stephan was always there to help us to find a direction and to give us good advice for a good planning for the day. And the most comfortable for us was that I speak German, we really appreciate to spoke in us mother language.
We enjoy as well the restaurant and special the beef filet with pepper sauce! The breakfast wand good and the cafe was really excellent.
All in one this was a really nice stay (3 days) normally I stay in bigger hotel like the Sofitel or the raffles but if I need to come back for works or vacations in Phnom Penh, I will sure stay back to the 252 and I will recommended it to my works colleagues, this is tree time cheaper as a five star but as enough comfort and you have a home feeling.

Street was being dug up outside and a large block being built next door so I was expecting lots of noise inside. In fact we had a beautifully quiet room, nicely furnished although the bed and pillows are uncomfortably hard and the overhead fan noisy but essential at night. Good breakfast but fairly limited menu otherwise. Helpful staff suggested where we should eat supper. We were not attracted to the pool which is right next the eating area so not at all private.

In this hotel we feel us like at home... a really good price / Quality (cheaper as Siem Reap)
Location:
No direct to the center, but no problem to walk or take a tuk tuk (2$ for the criver front)
Room:
really Design, nice decoration, pretty color, nice balcony... a cosy place.
Service:
Super service at the reception, and in the Bar! Thanks Dara and Kim was nice to meet you! Great and present Swiss manager
Ristorante:
Nice breakfast, we just have a dinner! Pasta and burger was a delicious way back to Europ
Pool:
Big overfloo pool...
Noise:
Sometimes a little bit noise outside... but this is Cambodia.... And that disturb not so much (We know a lot about noise in Italy!)

I chose this one with the fact that it's highly recommended by TripAdvisor. And I'm glad that it turn out a good decision. Upon arrival, I was impressed at the spacious room and the decor. The bathroom is very nice but can be better if the water pressure was stronger. However we did enjoy our stay here, private, quiet, comfy beds, nice swimming pool ... truly an oasis.
Definitely will return again.

We stayed at the 252 for 3 nights in August. The building, decor and surroundings were incredibly stylish and modern and we loved that aspect. However, the bed (& pillows) were very hard due to the mattress resting on a concrete slab. The friendliness of the staff (restaurant & reception) was generally lacking and distant, although breakfast staff were good and the tuktuk drivers attached to the Hotel were fantastic. Food at the restaurant / cafe was good and the pool great for a swim, but not really for lying about relaxing. Despite previous comments regarding construction noise, we only experienced slight noise for a short period of time - not a problem overall.

Thank you for your review. We are glad to hear that you liked the style of our hotel. With regard to the beds, it is difficult to meet everyone’s sleeping preference, the reason why we decided to have firm mattresses and, for guests preferring it softer, we have softening mattresses available upon request. Thank you for the hint regarding the pillows, we will make sure that we have a few softer pillows available for our guests. Also, we would like to encourage all guests to speak with one of the managers if there is any issue so that we can follow up on it right away.

I read in a review, that the room look like a cell... hummm if this a cell a London (country for the reviewer) take care the Criminality in London will for sure growing up very fast if they know the 252!

That was my first choice via Trip Advisor when i process to the reservation! They was on this time on the second place on Trip Advisor... And they need to be one the first!

1. We arrival with a big issue, no luggage! They give us all what we as needed for the toilet and arrange all as well for we can buy easily new tee shirt, pant etc...
2. We forget a bad suite (my favorit one) when we leave and they find it and keep this one during we stay in Siem Reap!
3. They arrange a perfect Taxi for us to go to Siem Reap, and as well one to go to Kep! Thanks Davy for all your works, we have change a lot of time the start time ;-)
4. The restaurant is pretty good and the price verry cheap for what you get if you compare to the city!
5. The Tuk Tuk driver... taswat, is for sure the best, he drive a litlle bit crazy but this is a crazy city!
6. We can use the room until 3pm, Sophea tell us that it's was possible while the other customer just arrive later... but we really appreciate this attention!
The room are nice decorated, and the pool lovely... try the Kim Cocktail! We love as well the ipod docking station in the Room! We have a small issue with the TV and Stephan the manager replace this one the next day! We don't have any problem with the noise, this is Asia, if you want see what is noise... enjoy Saigon!
The only black point for us is was what i tell to the staff, it's will be nice to have some children occupation like drawing, or games.... not just the pool.

We have really enjoy Cambodia, really enjoy the 252 and the staff.... see you next year and thanks again for all your help!

We stayed here for 3 nights late August. We booked thru the net and we got what we had booked . We were happy with out stay there food, bedding, room and staff were very good.
Tuk tuks waiting outside so no drama with transport. The stairs at the end of the day are a bit of an issue for the older people. The construction next door was not an issue for us.
Good value hotel.
