This hotel really is an oasis in the middle of Phnom Pehn.

The pool area is wonderful, with 5 great separate cabana areas surrounding the pool. There is really nice vegetation and it is fabulous to spend an afternoon pool side, being relaxed and cool.

The restaurant area is adjacent to the pool, and they can also serve you food and drinks right to the cabanas on the other side of the pool. There is a decent menu for a small hotel, and the food is good, fresh and great value. We ate there most of the time. The breakfast is good, with a choice between an American breakfast and a yoghurt/fruit type breakfast. The servers are efficient and fun.

The rooms are large, with really unique decoration, mostly concrete, ie, the wardrobe, desk etc. The bathroom is large and well laid out. Water pressure can be sporadic, so try to take your showers outside peak times, ie, shower before 7.00 am and after 9.00 am. The mattresses can be very hard, so request a soft mattress upon booking.

The staff are really great, most with a very good command of English. They are efficient and friendly. Management is always on hand if there are problems.

The only problem with the hotel is that they let in non guests to use the pool (for a fee). This practice is wide spread throughout Phnom Pehn. This hotel tries not to allow groups into the pool area and the cabanas are reserved for hotel guests, however, the pool fee paying clientele can block walkways as they lie trying to catch the sun. The management will ask the pool guests to leave if they misbehave so have no hesitation to tell the manager if they non hotel guests bother you.

I would have given this hotel 4 to 4.5 stars if the practice of allowing people to use the pool was not in place.

I will definitely stay at this hotel again.

Room Tip: Ask for a soft mattress when booking.

Thank you for having taken the time to write a comment on TripAdvisor. We are happy to have you with us again and that you appreciate our menu. Indeed, all our dishes are freshly prepared. As you mentioned, it is a widely used practice here in Phnom Penh to accept outside guests using the pool. We have several former hotel guests who now live in Phnom Penh and come every now and then back for lunch and a swim. We have several measures in place in order that our hotel guests are not disturbed. You are right by mentioning that if there is a problem we might not have picked up, one should speak to us. With regard to the water pressure, we have installed a pump a few months ago and therefore, if the pressure is weak, it only comes from the city supply. There is nothing we can do about it, but fortunately it does not happen very often. We are looking forward to have you back here at the 252 soon.

We got a very good price ($50 incl. taxes) at the last minute via agoda.com and wondered if there was a catch. Not so. We arrived in the dark and immediately felt comfortable when we entered. It has a pretty garden, pool, bar and dining area. We were too tired to explore the neighbourhood so ate in. I'm not normally one for hotel food but it was very good. The rooms are more modern than traditional (check out the TA photos). Ours was on the ground floor near reception but i wasn't disturbed. If I'd been staying longer I would have preferred a room with more natural light but for the one night it was fine. The staff were helpful in phoning the bus and taxi companies for our trip to Sihanoukville, and we left feeling we'd struck very lucky. It was excellent value for money.

Room Tip: Ground floor room on right hand side does not have much natural light but otherwise very comfortable...

While booking through Agoda, we are unable to contact the guests and therefore unable to discuss the room. Next time you plan to visit Phnom Penh, please contact us directly through our website. The rooms are at the same rate but with the advantage that you can choose the floor you would like to be on. Nevertheless, we have several returning guests who explicitly want to stay in our ground floor rooms. With regard to our restaurant, it is very important to us that everything is prepared freshly. I guess that makes the difference with several other hotel restaurants. We hope to have you back next time you visit Cambodia.

We stayed for two nights on our way from Saigon to Siem Reap in November. The hotel was excellent we walked from the bus and found it very easily. As soon as you step through the gate into the pool area you get a sense that your stay is going to be relaxing.

The room was large, well equipt and clean. We had an issue with mosqitos in the room so we put up a net to sleep under. I think the issue was that our room was next to reception and when the room was cleaned they came in while the door was open.

The breakfast was excellent and we also had lunch in the hotel which was good.

The location was good for us its not in the touristy area near the river but there are tuk tuk drivers outside who are great and will take you anywhere for a few dollars. We went to the genocide museum and down to the riverside.

Overall we enjoyed our stay and would recommend it to anyone who is looking for a quiet place to stay and doesnt mind getting a tuk tuk around.

In four weeks of travelling through Cambodia and Vietnam the 252 was the best hotel we stayed at. We had a 1st floor room overlooking the pool which was quite spacious and had all the facilities one would want for our 3 night stay. Bed was very hard but reception advised us of this on our arrival. Reception remedied this immediately. Breakfast was very good and the staff were very friendly and helpful. The pool and deck area were very good. It was also nice to see the manager, Stephane, mingling and sharing coffees with the guests on a daily basis. This is sometimes rarely seen. Will definitely go back on our next trip to Cambodia and highly recommend

Room Tip: All rooms are well positioned around the pool and restaurant areas.

The 252 Hotel's location is perfect for exploring Phnom Penh, as the city is built on a grid system. It is close to plenty of places to eat, and with Tuk Tuk's outside the hotel, offer the traveler a safe and easy way around the city. We had a driver called" Richard" who was fantastic and helpful, but to be honest all the drivers were helpful. Now back to the hotel, breakfast has a great choice, Lunch menus are diverse and the flavors are outstanding, also with great portions. The rooms are huge and the beds are massive with a firm mattress for a good nights sleep, The hotel will change this if it is not to your likening.The pictures of the hotel do not lie, the whole Hotel is decorated to a high standard. The pool is a welcome relief to the city's heat and chaos and offers shade when required, to be frank, you would not know you was in Phnom Penh. All the staff we met were helpful, spoke good English and welcomed you with a smile. the hotel will arrange anything for you, they are that helpful.
No the downside. Well nothing, this was perfect in every way.

From the moment myself and my girlfriend stepped foot into The 252, we knew we'd made the right decision on where to stay in Phnom Penh! Before we arrived, the hotel arranged for a friendly Tuk Tuk driver (who was so good we used him for the rest of our stay - ask for Mr Lim No 5!) to pick us up from the bus station, something which took a great weight off our shoulders when arriving tired and late in the evening in an unknown city.
The hotel is situated on a quiet, unassuming side street, but what really takes your breath away is the oasis you are met with when you open the sliding door from the street and are greeted with a beautiful swimming pool and bar area that immediately makes you feel as if you're miles away from the hectic pace of life going on in the streets around you.
The staff were impeccable, always serving us with a smile on their face and the owner was a pleasure to deal with. The hotel really couldn't do enough for us.
All the Tuk Tuk drivers outside the hotel were well behaved and what really took the stress out of hiring one of the them was the fact that the hotel had a price list in reception that had been pre-agreed with all the drivers, so you were always guaranteed to get the hotel rate and were never going to be ripped off...something that makes life in Asia that little bit easier!
The rooms were lovely and some of the best that we'd seen on our trip throughout Vietnam and Cambodia. All mod cons (TV, Wifi, air con etc) and the boutiquey feel was very evident with the overall decor. The restaurant food was also delicious and the free breakfast top notch.You could have a continental breakfast (eggs, bacon, fruit, bread and jam) or Swiss with fruit and muesli etc.
My girlfriend and I were wracking our brains but we really couldn't find anything to fault The 252 on. My only slight criticism might be that the current literature says that massages are available downstairs in the pool area (no hours of availability mentioned), however when you come to arrange one they are only done in your room and only between 10am-5pm if you give prior notice. I really am nitpicking here though! I honestly can't recommend The 252 enough and would love to stay there again if I come back to Phnom Penh in the future

A slice of tranquility hidden amongst the busy streets of Phnom Penh! What a beautiful place... Lush green plants and an overflowing pool greet you as you enter the hotel. The staff were so helpful and the owner even organised a hotel for me in Siem Reap as I was moving on the next day. Even the tuc tuc driver was helpful and so friendly. Can't speak highly enough of The 252 and its staff, I definitely recommend to others looking for a clean, relaxing and affordable hotel (with features). Can't wait to return, thank you!

Room Tip: Room 16 very spacious and quiet, on top floor so provides a free workout too!
