“Too expensive given the quality”

We really looked forward to stay here and relax for a couple of days given the cook pictures we saw. Unfortunately the the weather and noise prevented this. The location of the hotel is right in the middle of the center which is perfect but it also includes some noise what prevents to lie at the pool quietly. The pictures of the hotel looked amazing but in reality there are already tiles missing at the pool and the white and grey paint could use another layer. The first evening we had a lot if rain which caused water leaking from the sealing onto our bed and floor, but we immediately received a new room. We were 'upgraded' to a room facing the pool, but that room was actually smaller. That room also had plumbing issues; when using the shower or bathroom sink, the entite bathroom gets wet. The food we ordered onz afternoon at the bar was way really good. Staff is very helpfull and friendly. Overall we left with mixed feelings, maybe our expectations where too high ... Given the price and the great ratings.

Thank you for your review. We are sorry for the inconvenience due to the heavy rain we had on the day you checked in. It surprises us that the noise of the city prevented you to relax at the pool as the hotel is located in a small street with little traffic and most of our guests appreciate the quietness of our hotel! With regard to the tiles in the pool, it happens from time to time that some of them loosen up, but our staff makes sure to have them affixed as soon as possible. The same applies to the wall behind the pool cabanas and greenery. This wall is repainted after each raining season in October.

Great location: easy to move around and tuk tuk available in front of hotel most of the time.
Rooms: are chic and clean. We stayed on the second floor with pool view. the only thing I don't really like is the toilet because the design but this is personal.
The pool and the cabanas are irresistible :)
and staffs are friendly and helpful.

Clean, comfortable spacious rooms. Very well-run. The pool and cabanas are a great place to lounge during the heat of the day. Breakfasts are very good. The Asian food at the restaurant is a bit on the safe side but there's lots of great restaurants in the area.

The rooms facilities and a staff member is why I probably wouldn't stay here again. The room doesn't come with a phone, and we were on the top floor, so if you want to contact reception you have to walk down 4 flights of stairs. And there was no blankets on the bed, no idea why. We were also waiting for a transfer to the bus station (which we paid $6 for), for 45 minutes, even after asking a staff member 3 times where the driver was.
However the pool area is beautiful, and the lounges set up around them are very relaxing. Drinks are reasonably priced too.

Thank you for your review. We are glad to read that you enjoyed the pool area and had a relaxing time while sipping a drink.
Your booking came through Expedia/Hotels.com and as you can see on their website, all hotel/room amenities are clearly mentioned. With regard to the waiting time for the transfer to the bus station, please note that this is a complementary service of the bus company. We have the directives of the company to ask our guests to be ready for pick-up 45 minutes before departure time. As it depends on how many other passengers the company has to collect, the pick-up might come a bit later. For this reason we ask our guests to wait in the restaurant/garden area. The good thing about being picked-up late is that it means that you were one of the last stop before reaching the bus station.

Have been to Phnom Penh a number of times, this is the first time at 252 and so glad we found it. The rooms were great - staff extremely helpful and the pool and restaurant were an oasis. The hotel and surrounds are kept very clean, all the staff were very helpful and friendly. Great service. The food at the restaurant is wonderful, good variety and good prices. 5 or 6 minutes by tuk tuk to rivervside and good restaurants. The soft bed option is great if you struggle with the really firm mattresses that most Cambodian hotels seem to have. Loved the lime juice drink upon arrival - what a great guesture! We'll be staying here again next time we come to Phnom Penh.

We only had one night in Phnom Penh on this occasion, so it is hard for me to comment on the location of this hotel - but I think fairly central. Plenty of convenience stores nearby. The pool and outdoor bar / restaurant are lovely, and it certainly feels like an oasis in a busy city. You would never guess it was behind the wall, but as soon as you enter it is peaceful. The staff are lovely and we were allowed an early check in.

Really the only issue we had was with the rooms - and just general stuff like doors locking etc. They are a little tired (third floor more so than the others - and also the third floor had shared balconies which is not ideal), but definitely quite a groovy design. For this price range, I can see that this place is a good option. Unfortunately the door in our first option would not lock. Next room (ground floor) was musty. So we upgraded to a deluxe room (ie, balcony), but the door to the balcony would not lock. Eventually we got the 4th room which was fine, just a bit musty in the bathroom, which we think was the drains. We didn't think the air conditioning would be strong enough to genuinely cool the room - but were proven wrong (and bought the staff a drink to admit it!). Had a nice meal by the pool, and great sleep. The very helpful people there booked our bus ticket for the next day.

So - in summary - just check all the stuff in your room works, and be ready for a nice place that is just a tad tired. But life by the pool is lovely. And the people even better. After all - this is Cambodia!

Room Tip: Ideally 1st or 2nd floor. Tiled floors and less stairs to negotiate. And individual balconies.

With regard to the air conditioning, it is true that it needs a few minutes to cool down the room temperature, especially during the hot season.

The 252 was a bit of a treat for us in Cambodia whilst on honeymoon. Whilst more expensive than regular hotels in the city, we chose the 252 for its pool and large, comfortable and stylish rooms. We didn't regret it, this is a great place to stay. When you're in the courtyard you don't feel like you're in the city but with a short tuk tuk ride you can easily reach the main city attractions and others like the killing fields are also accessible in about 35 minutes on tuk tuk too. We had a duluxe double which had a large bathroom with big walk in shower, perfect to freshen up after a hot day of sightseeing. The pool area is great for cocktails and to enjoy the nice inclusive breakfast too. The staff here made us feel very welcome and I'd definitely recommend staying here.
