“Beautiful hotel at a bargain price”

This place is beautiful and only a few months old. Lovely big rooms with cool bathrooms. The pool area is great, with fantastic little pavilions you can curl up and read a book. The owners are knowledgable about the local area and make you feel very welcome. Prices are really good value. Good restaurant and free wifi.
Only downsides are that there is building work going on next door that ruins the tranquility - however, this seems to be the case across Phnom Penh! Also, it was hard getting tuk tuk drivers to find the place, partly because its new but also I think because there is much confusion that the hotel has the same name as the street!

I definitely recommend this hotel where we have had a great stay! The hotel localization is perfect, the staff is helpful and friendly, bedrooms spacious and relaxing...
What else could we say? We have had so nice holidays thanks to everybody!

I was in Phnom Penh for two quick visits and the 252 was perfect. It's a cute and well kept boutique hotel in south Phnom Penh away from all of the touristy places by the river. However, a trip to the river area is both quick and cheap so no need to worry. As a matter of fact, I found the hotel to be quiet but central enough to be easily accessible to/from the tourist sites and restaurants. Street 240 is within walking distance and there are restaurants closer to the hotel as well. The pool is very clean and nice on a hot day. Overall, an excellent find!

We stayed at the 252 for two nights on our backpacking trip around south east Asia. It was a bit more expensive than the other places we stayed but in my opinion well worth it.

The management and the staff are very helpful, they organized our visa's to Vietnam without any issues, we got them within a day.

The rooms are squeaky clean, very modern and nicely decorated.

The pool area is just gorgeous, they have little lounging areas in the shade with comfy cushions which are great for relaxing in.

Overall a great stay, we would highly recommend to other backpackers who want to splash out a bit!

so...where to start...we come to Cambodia almost twice a year, and have stayed in so many places in Phnom Penh, on our last trip we were lucky enough to find the "252" a real gem ! in busy , hectic Phnom Penh.This hotel open only a few weeks ago, and it is most definitely the best place to stay.
The hotel was fully booked ( so book in advance if you can) , but the lovely staff and french owner did their best to find us rooms for 3 nights, the rooms are really nicely decorated, spacious, and so comfortable, great bathroom, and good attention to details , all the rooms have flat screen + DVD , and ipod dock, it feels just like home.(the best rooms are the one on the pool side with balconies)
The restaurant serve amazing simple food, we tried a few things, either typical cambodian dish, or just great pastas, it was all really good, the staff at the restaurant are also so friendly and helpful, we were travelling with small children and they were happy to cook us anything we would ask.Breakfast is also nice.
The swimming pool is so relaxing and peaceful, the hotel can arrange for a masseur, or a manicure by the pool.
"252" is a little paradise.
The atmosphere there is great, friendly, relax.
Anyway it is the best place to stay, and we can't wait to go back.

Very well located in Phnom Penh, the 252 which has recently started is a very quiet place to chill out. We really enjoyed our stay in this relaxing and delightful oasis.

A semi-minimalist decoration with wide windows turns its large rooms into a luminous and comfortable "Havre de Paix", appealing you for a deep rest!

The + is the small individual patios around the swimmingpool, which provide a bit of privacy. Some good food and a very gentle service, though it isn't a 5 star hotel, they'll strive to make your stay as its utmost.

An other interesting service to be mentioned is their efficient Visa service. Should you need to get a visa to cross a near border, they'll then organise it for you, within a reasonable timing and budget. Avoiding you to bother and spend some precious time at various embassies.

Bus ticketing can also be issued on the premises, while no extra charge for the client. Save time! And Full internet wi-fi access, which we appreciated as well.

And last, but not least. And this is 5 star+, they also propose a very high level Guided Tour of Phnom Penh (in English or French, or Khmer if you dare) which will take you in the streets of Old PP, across various period, from its early birth through the Khmer Rouge period, till nowadays. This tour is a MUST!

Should you need thereafter a khmer massage, feel free to ask. You can get a 90' massage as well... which might be highly appreciated after the above guided tour!

We stayed here based on the few but excellent TA reviews and were not disappointed. When I messed up the booking dates, the manager, Stephane, was happy to make the changes. When we arrived, however, we learned that we had been assigned different rooms -- we needed a double and one with two twins, and instead we got two double beds. The staff was very apologetic and offered us a free drink at the pool bar to make up for it. It was not really a bother. But it turned out that something else I had communicated to Stephane (over email) also didn't translate, and they thought we were staying two nights when it was really just one. Luckily, I had printouts.

Sound can carry in the hallways and the beds are quite firm, but we slept pretty well. The staff was happy to arrange a bus to Siem Reap for us the following day.

The breakfast was delicious -- eggs and bacon and fruit -- and a night swim was the perfect thing after being out in Phnom Penh. The location is good, within walking distance of much of the culture, and we really enjoyed the hotel. Great value for how modern and nice it is.
