“Quiet and clean”

We just left the hotel and it was one of our favorites so far. The rooms are spacious, with an attractive minimalist design with lots of cement. The beds come with only sheets, but you can ask at the front desk and they have blankets (I tend to get cold at night). They have A/C and also a powerful ceiling fan for those who don't need the A/C. Pool was spotless, and the breakfast was very good. It was a set menu of bacon, eggs, bread, tea/coffee, juice and a fruit plate. The staff were very nice, there was always a tuk tuk driver outside and it never cost more than $2 to go anywhere (there were 3 of us). We ordered a smoothy and panini from the poolside bar and it was delicious and decently priced. Great areas for lounging around and the showers now have shampoo and soap. In-room Wifi was a tad bit slower than our last hotel but worked perfectly fine. They even have an iPod docking station. The overall feel of the hotel is calming and relaxing from the moment you drive up and they have multiple spa services for those who can't go without (I did not try any of them). It was not a familiar hotel for most tuk-tuks but they all ended up figuring it out and we brought their card with us just in case.

I travel there for Business... Excellent service and hote.
Room are nice decorated and atmosphere is really well. Easy to have music in the room with the iphone via the speakers/docking station in the room.
The staff speak a basic but clear english and come from different NGO and still sometimes learning. The Owner Stefan and the Manager Jerome do a great job are always helpful.
The ambiance with the staff is incredible good. People, customers, staff are happy there you can just fell you happy as well.
The location, is not really central, but ideal for Business or tourist if you want stay outside the mass tourist from the river! In 5 mm walking sitance, in the street 278, you have a lot of small and fine restaurant... And the restaurant in the 252 is small but really really fine!
I will for sure come back there in my next trip in February... Already booking.

Although a little out of the way in regards to resturaunts and tourist attractions, the 252 is a lovely boutique hotel. Clean, quiet and neat with great a/c, a lovely pool area, fabulous cocktails and pleasant staff. Most tuk tuk drivers were unsure as to where it was, I would suggest taking a business card from the hotel to show them, which seemed to help. There was always a tuk tuk outside when we wanted to go somewhere. As the hotel is away from the major food strips, it would be a nice touch for the hotel to include a simple breakfast in the cost of the room, as the rates aren't at the cheaper end of the scale.

We stayed along the river earlier in the week and found the tourist pressure pretty trying, so switched hotels, and booked into the 252. What a wonderful surprise.

A white wall and a sliding wooden gate with a beautiful iron lotus led to a courtyard pool and the hotel. The rooms are perfect for the climate, the pool is beautiful for an early morning dip and the staff are wonderful.

Little niceties included:
- a great laundry service, with clothes left folded or hanging in the room;
- beautiful fruit salad for breakfast, or eggs and bacon if you're that way inclined;
- a midday check out so you can enjoy the morning;
- wifi that works reliably; and
- an owner who spends a lot of time there with his staff.

A review here whinged about the lack of a phone, but mobiles/cell phones work fine.

The location, not far from 240 St, walkable to the central market and lots of great khmer food handy had us smiling.

Definitiely where we will stay in PP in future.

Their website shows how pretty this place is, the reality is better.

I chose this hotel from previous recommendations on Trip Advisor and I'm glad I did. I usually stay by the river (FCC etc) but this hotel is better located, away a bit from the main tourist areas. The road in fact has many retro arcade game 'shops' which are buzzing in the evening with local lads playing games you will have forgotten existed.
Hotel is run by a laid back French chap. The room was very comfortable, I would suggest you ask for one with balcony, overlooking the (great) pool.
Didn't have time to properly eat there but breakfast was good.

Although the 252 is nearby street 278 with all its restaurants, bars and shops (mainly visited by expats), you also can discover the life of the locals with their little shops and restaurants, an interesting mix… We look forward to see you again.

Pros:
Beautifully decorated, minimalist design
Closed off from the main roads, it's on a side street, so was realtively quiet
Close enough to get to the main tourist sights
Nice drinks menu for the poolside

Cons:
Nothing in the room: No shower gel, shampoo, toothbrush, tootpaste, slippers, robes, extra loo roll, and NO PHONE. So whenever we needed anything, we had to walk down stairs (no lift) to the lobby to ask.
Had a phone call from a friend at another hotel trying to arrange a meet up. The staff had to bring the one phone up to our room, and waited for me to finish using it...not very efficient!
We'd booked a taxi pick up from the airport, but no one was there to meet us
Poolside decks/cushions were musty and didn't feel clean, so didn't linger too long there

Thank you for your review. We are pleased that the design of the rooms did
meet your expectations.
As mentioned in earlier reviews, we are aware of the fact that the articles
in the bathroom need improvement. This has taken us more time than
anticipated as we were looking for local products of high quality. In the
meantime we are happy to say that all rooms are now equipped with sanitary
articles. Also, there is a little card in each bathroom indicating that the
reception can help in case anything should be missing.
The room amenities are of high standard and include flat screen TV, DVD
player, dock speaker system, free internet access, etc. We decided not to
have phones in the rooms as we are a small hotel with only 19 rooms over 3
floors. However, our staff will make sure that calls and/or messages are
promptly forwarded.
The cushions at the pool side are regularly cleaned. We did not have any
complaints so far. If you felt uncomfortable, we would have been happy to
know about it.
The pre-booked taxi was waiting for you at the airport, we are sorry that
you missed it.

I stayed here for five nights. Very convenient place, the hotel was located in a peaceful area.The swimming pool is great. I used it daily when staying there. Good English speaking staff. This will always be my stop in Phnom Penh, for sure.
