GOOD : there have free picked up from airport to the guests house. location quite near to royal palace. the service(room,aircon,safety,water heater for bath,breakfast) ok and acceptable ( pay more get more ).
BAD : there is no lift so need to climb, tv not function well

Room Tip: choose the lower floor room as u nid to climb.

stay in the 5th floor for one night, no elevator, need to hike the stairs to room every time, have free transport service from airport to hotel. The TV worked, but no channel received. The place is nearby the waterfront and the Royal Palace, a lot of eateries with very nice local food located nearby. The staffs are friendly and the room is clean. In overall the hotel is quite good just don't get a high floor room if don't want to hike, service is good.

Room Tip: Just don't get high floor room, i meant it.

We arrived early and were forced to book a room at the last minute. Did not use Trip-advisor...took the advice of a tuktuk driver. Went to 3 hotels, settled on the last one in desperation. Room on the 6 floor..no elevator. $25/night, no breakfast! Air conditioner worked but so noisy we turned it off. The fan did work thank god. Lots of ants (tiny) in the room, bars on the windows so it was safe. Checked on Booking.com, could have booked it for $15 per night with breakfast.

Room Tip: Do not go above the third floor with heavy packs. Try for a superior room, they seemed to have bath...

That when I rate this hotel as 'very good' that it represents an overall score based as much on price as the nature of the rooms and hotel overall.

Nawin guesthouse - which is ridiculously reasonable in price, is a simple hotel where you don't get much apart from your bed, an old style TV and your own facilities. But again, look at the price.

And the place has other features that make it a very worthwhile place to stay. Firstly the laundry is service is as cheap as you'd expect, the staff generally speak English to a reasonable standard (the guesthouse is often used by the company Intrepid for its tour groups so you know they are geared to foreigners) and the place does simple meals.

Furthermore the place really is a hop skip and a jump from the very worthwhile national museum, the Royal Palace and Siver Pagoda, the waterfront and it's attendant eateries and apart from all that the place has a number of tuk-tuk drivers of its own. Yep, that's right, you don't have to wade through a million hawking/squawking drivers all desperate for your business. You just chat to the reception staff and they'll assign you a driver. For those with limited interest in fending off the overzealous tuk tuk driver this is a real boon.

For the price it's hard to beat.

Upon first arrival I had a good impression, despite the six floor hike to my room. However little things popped up, like the awful shower, even by Asian standards, the AC that didn't work, the TV with two channels, the phone that didn't work to ring reception to report issues, and the fact that there was only a crazy fuse box panel and not a light switch so I wasn't sure how to turn out the lights. I was here as part of a Geckos tour and there were other mixed reports from other members of the group, with a common report of an ant infestation. I've stayed at worse but I've also stayed at better!!

We spent here 2 nights. The hotel is very close to Royal Palace and Tonle Sap river and nightlife. Breakfast is very poor, the fan in the room was not working, but for the price that we paid it's a good deal.

Good location, but the air con never worked. The rooms were a bit smelly and we had ants. The bathroom was ok but the shower was poor and way too hot. A bargain price though. Close to the palace. The hotel arranged tuk tuk drivers for us, so they were helpful.
