“beautiful location and great staff”
Reviewed 9 December 2013

Definitely the best hotel I stayed at in Cambodia. It's like an oasis in the middle of the city. The staff is very friendly and helpful, the rooms (and the beds) are huge, some even have their own little terrace. The hotel is in the middle of a beautiful green garden, the restaurant is right at the pool and the breakfast is very healthy and delicious. The best ist definitely the passion fruit juice you always get with your breakfast.
And again, the staff is great, we could even print out our boarding passes at the reception.
I can definitely recommend staying at the Kabiki!

This was a great place to stay and would recommend to all! We travelled with our 20 month old boy, good baby equipment, staff were really friendly, staff can double up as babysitter for you which was great for us. Lovely simple breakfast, good food at their poolside restaurant, the Phnom Penh omelette was a delicious surprise. Our boy ate all the food there and he is a bit fussy! Very clean and efficiently run, very friendly, nice location, couldnt have wished for more. Bed comfy, quiet, nice and dark for kids. We all slept well.

Stayed here with 2 girlfriends for 4 nights. A beautiful place, lovely helpful staff, excellent value for money, and beautiful clean facilities. The pool is gorgeous, great for cooling down after a hard days walking. Simple but beautiful breakfast included. Fresh juice, breads, omollets and fresh fruit. Great way to start the day. The poolside restaurant is lovely with great cheap food and very friendly staff. The Kabiki is in a street that is guarded at the top and bottom of the street ( because the Prime Minister lives at the end of the street) so there are no Tuk Tuk drivers pouncing on you as soon as you step outside the gates. Perfect. Would definitely stay here again. The rooms are beautifully decorated and very spacious.

Room Tip: We stayed in room 8 and 9. They are not in the main building so have their own front garden area wit...

The kabiki hotel is tucked away and is on a road that is not accessible by cars or tuk Tuks. The walk is a approx 50 metres with bags.

The hotel is quiet with a lovely pool and wooded garden area.

Breakfast was good but we would not eat here as I knew there are better restaurants in Phnom Penh that would be cheaper.

The room (number 19) was large and comfortable.

For the price we paid I would stay here again as it is close to the promenade is a bit of relaxation in a busy city

After a long taxi ride from Sihanoukville, traffic etc etc what a pleasant arrival! Yes we did have to walk but our bags were carried for us & the service & feeling when we arrived was great!
We stayed in room 14 on the 2nd floor which was FANTASTIC, especially for $55USD so would def recommend that room then moved down to room 10. Perfect for a family or more than 2 travelling but not as good as 14.
Breakfast was great with the best passion fruit juice!
Tuk Tuks always available by the barrier! Ask for Richard Tuk Tuk he will def look after you!
Also the local food right on the corner across the road is wonderful!

Was visiting Phnom Penh for their Independence Day Celebration. Choose to stay here for 2 nights as it was located near the Independence Monument where the celebration will be held in early morning. As the hotel was only 2 houses away from the Prime Minister's house and sharing the same backlane, there are guard posts at both end of the road but guests could only use one of the guard posts to enter/exit the hotel. As such, all guests will have to alight at the guide post, as no car/tuk tuk can enter, and walk a short distance to the hotel. The guards were very friendly though. Booked a Superior Double room with a small balcony and it was at the back of the hotel, located on a 2nd floor and overlooking one of the sprawling private bungalow. The room was cozy with a big poster bed. Aircon was working fine with a ceiling fan. TV came with cable (BBC, Bloomberg, Channelnewsasia etc). No toothbrush/toothpaste were provided but I love the shampoo and shower gel provided. Another point i like about this hotel is that there are few hotel cats roaming the place. If you do not like cats, they are generally all right if you just leave them alone. The only feedback I have was that the breakfast set (not buffet breakfast) was the same for the 2 mornings.

Very warm welcome with polite staff who spoke excellent English. Clean, nice room on the smallish side - but I don't mind that. Pool in pretty green color with plenty of shade. Surprisingly I did not detect any mosquito's. Daughter loved meeting other children too play with in the pool - which is shallow) and the hotel promotes it self as being child friendly. They had a cute turtle too! It is located on the same street as the home of prime minister Hun Sen and the street is therefore closed for traffic so you have to walk maybe 80 meters or so. I don't know it it's always like that. Staff met up to carry bags to and from hotel so really nothing to be bothered about. Helpful booking bus tickets.

Room Tip: If you dislike walking 30-50 meters to the pool and restaurant the rooms on the ground floor are clo...

Official Description (provided by the hotel):
After opening our famous Pavilion boutique hotel, we realised, as people with family ourselves, that Phnom Penh needed a resort that was family orientated and child friendly. The historic colonial house we found on Oknha Peich Street with its 3500m2 of surrounding land was perfect. Caring, friendly staff, lots of nature for children to explore, the Kabiki is a place to relax, take a swim and lounge in the sun between days exploring Phnom Penh and the nearby attractions of the Royal Palace, Wat Botum and the riverside. We planted over 500 native trees, many of which we've placed name tags on so you can identify them yourselves. ... more   less
