“Could be so much better”

Let me start by saying that I am somewhat loathe to provide negative feedback about this place. It has many things going for it, including a lovely pool area and excellent front desk staff, who were both friendly and helpful. However, I must in all honesty agree with the previous reviewer about the condition of the suite room – it is simply unacceptable for the price (I paid $US 110 plus 10% tax). Given that this is the most expensive room at Villa Langka (by a fair margin I might add), I would have thought that there would have been more attention paid to its cleanliness and maintenance. The tiled floor in particular was extremely poor – my son tripped and fell numerous times due to unevenness of the surface caused by loose tiles. The bathroom was also dirty and poorly maintained. The great pity about deficiencies such as these is that they would not cost much to repair – certainly a lot less than the damage it has done to their brand and resulting loss in business.

Following are my pros and cons for this property:

Pros:
- Lovely pool area. Great place to escape the heat and dust of Phnom Penh.
- Front desk staff were happy to assist with any enquiries and always greeted us with a smile when we entered the property.
- Room size was excellent and the addition of a sizable balcony made it an extremely useable space (albeit not maximised in my opinion due to poor layout of furnishings).
- Food served in the restaurant was generally of a high quality.
- Location was okay - close to Street 278 with easy access to plenty of cafes and restaurants. Getting to anywhere else in PP requires a tuk tuk however.

Cons:
- As previously mentioned, the condition of the suite room was very poor – décor and furnishings were also not what I expected given the price.
- The suite room was in my opinion was poor value for money. Given that the highlights of this property are the front desk staff and pool, I would say that the cheaper rooms would be much better value.
- Service at the restaurant was inconsistent – some of the waiters were good (i.e. friendly and knowledgeable about the food) whilst some were very bad (i.e. abrupt and not willing to provide any information whatsoever)

I had originally booked a total of 8 nights (in two separate blocks of 4) at Villa Langka, however we ended up cancelling the second booking and going to the Phnom Penh Hotel instead. For about the same price as the suite room at Villa Langka we got a club room at the Phnom Penh hotel which was, in my opinion, much better value.

Checked into Suite room #25 on 21st January 2009 and checked out again one hour later. The shower and bathroom was filthy and there was other peoples hair all over the floor. The main room floor (tiles) were filthy. Mosquito nets had huge gaps on all sides of the bed. The Air Conditioner did not work. I asked manager for another room or at least clean this one. His reply was repeated over and over again. "Its old but OK"
Even when I showed him I could clean the bath/shower floor with toilet paper, he refused to clean it so we moved out. Old is one thing, but DIRTY is another. Obviously this manager thinks DIRTY is normal. Fortunately, I did not look in the Kitchen!!

We stayed at the Villa Langka for 3 nights and really enjoyed it there. The building is beautiful with a great architecture, the staff is friendly and the pool is simply great - really a good place to relax a little from the noise and dirt of Phnom Pengh. The rooms are clean and very tastefully furnished. Breakfast is great and comprises HUGE and wonderful croissants that you can enjoy right next to the pool. I can really recommend to stay at the Villa Langka.

Having stayed at The Villa Langka 6 times during the last year I think that I have a good range of experiences at the hotel upon which to draw conclusions. Each of my stays have been for 5-7 days.

Starting with the positive aspects of the Villa Langka, the most obvious is the beauty of the property. The hotel has been beautifully designed, it is aesthetically tasteful, decorated in muted earth colours, using natural materials wherever possible. Someone has spent a lot of time, and put real effort, into the interior design of the hotel. Each room has idiosyncratic features designed specifically for that room, be it a mirror here, a wooden chair there or a coffee table - this hotel is full of creative aesthetic beauty.

The other positives are that most of the staff are very well trained, and consistently display excellent customer service. The reception staff in particular are very friendly, helpful and welcoming. The hotel is spotlessly clean, the room service staff do a very good job cleaning each day. Everything works efficiently in the rooms (TV, air con, fridge etc). There is free wireless, which works very well down by the pool and in some rooms, but other rooms (particularly 2nd floor rooms) have very patchy reception. Finally, the pool area is beautiful, restful and picturesque - the perfect place to while away an afternoon with a good book.

The weaknesses of the hotel are, in many ways, products of its strengths. The biggest weakness is that most of the rooms that I have stayed in have been noisy, particularly in the mornings. The sound of people talking at quite normal volumes seems to be amplified by the innovative design of the hotel. The extensive use of hard surfaces, such as tiled floors and wooden staircases, means that noise travels along and between floors. This is further exacerbated by ill fitting windows and doors. The wooden doors may look beautiful, but some of them just don't fit properly into the doorframe. So if you're hoping to have a quiet, late morning lie in bed this may not be the best hotel for you, however, if you intend to get up early and go sight seeing this shouldn't be an issue. Rooms 1-4 (particularly rooms 2 & 3) are much quieter than the other rooms.

The other area of weakness is in the restaurant area. I have found a couple of the restaurant staff to be very rude, asking inappropriate questions and making inappropriate remarks (both in English and Khmer). They have caused both me and my partner considerable discomfort and unhappiness on a couple of occasions, not the way that you want to start your day whilst on holiday. I have also found their service to be slow and surly. The hotel provides a free continental breakfast, it is very authentic - croissant, bread, cake, preserves and coffee/tea. However if you want anything more for breakfast (e.g. eggs, orange juice etc) you have to pay extra for it. I find this free breakfast to be carbohydrate loaded, it lacks fresh fruit, juice and proteins. Of course I could pay extra for a more balanced breakfast - but the quality of the free breakfast just does not match the quality of the rooms. The combination of the rude restaurant staff and limited breakfast means that I haven't taken breakfast at the hotel during my last couple of visits, there are many restaurants offering cheap, high quality, alternatives in the local area.

In fairness, I think it important to note that the quality of the food at the restaurant is absolutely excellent. The menu is wide ranging, modern and interesting (in a positive way). My concerns only relate to the 'free' breakfast, beyond the breakfast I would recommend the restaurant as a place to eat.

The final biggest weakness is the hot water provision in the room. The hot water is highly erratic - sometimes there is absolutely no hot water, sometimes it takes a very long time to come through, often it cuts off completely whilst you're having a shower, sometimes there's lots of hot water and no problems. You just cannot predict whether you're going to have hot water or not.

In summary, The Villa Langka is a great place if you're only going to be in Phnom Penh for a couple of nights, especially if you intend to get up early in the morning. During a one off, short stay, the shortcomings of the hotel will not be evident, and you'll be impressed by its' beauty. However, if you expect to stay for longer, or you're looking for a 'home away for home' I fear that The Villa Langka may be lacking.

After a year of giving The Villa Langka 'one more chance' I don't think I'll be going back there, it's just not the place for the regular visitor.

I think that we lucked out and got a great room. It was spacious and quiet. However, after walking around the hotel it was obvious that not all the rooms were quite so nice. The pool at Villa Langka is nice and the food and service great.

Stayed at Villa Langka for just one night at the end of our holiday before returning home, and was very impressed.

The hotel appears to be relatively new and there is still some work being carried out, but the deluxe room we booked was really impressive and comfortable.

The pool area is really nice and it was nice to spend some time here relaxing on our last day, having done all the sights earlier in our trip.

The location is great, just South of Sihanouk Boulevard on street 282 where a number of nice hotels, restaurants and spas are located. The bread, cake and pastries served for breakfast were really delicious and are included in the price - you have to pay $2 extra if you want eggs.

The only negative comment I would make is that the prices of food and drink are quite expensive compared to other cafes and hotels in the area - the nearbly Hotel Anise has a lovely bar / cafe where draft beer is just $1 (75 cents in happy hour) whereas Villa Langka charges $2.50 for a bottle.

I booked ahead and they didn't have the booking which meant i had to move the next day. The facility is very nice (and I stayed in one of the courtyard rooms and really liked it--very nicely decorated and cozy. There were windows in my room.) and the food is great. there is free internet. The location is good. The only complaint I would have is that the price seems a bit high for PP and the front desk seemed a little confused. Maybe they were training folks?
