I was spending a couple of days for holidays in Tel Aviv and I was looking for good place next the beach and the city center. I selected Sea Land and it was a good choice. Great location, less than 5 minutes walking from the beach, excellent service (they assisted for taxi to airport, printing air tickets, storing the luggage the last day), nice room with new furniture and right services (air conditioning, kitchen, bathroom). Minor defect the fact that the rooms are in the basement, but I was not looking for a view from the room (really I wanted to spend most of my time on the beach and walking in the town).

We stayed for 13 nights over a 3-week period.
Sea Land met or exceeded our expectations, was exactly as advertised, and gave excellent value for the rate charged.

The small studio (for 2 people) was spacious, had all the amenities we expected (flat-screen tv, free Wi-Fi, air conditioning). The sleeping area was comfortable and had plenty of closet space. Eating area and kitchenette was perfect for our needs (we ate-in a lot): good sized fridge, microwave, 4 burner range top, and electric kettle. Bathroom was typical Israeli-style (with a compact shower stall). Each time we arrived (3 separate stays) the apartment was immaculate.
Shlomi (manager) and his assistant were extremely helpful with information and advice about the local area, transportation and restaurant recommendations. They gave better "customer service" than staff at 5-star hotels. They truly want their guests to be comfortable and enjoy their visit.

Sea Land has a great location in central Tel Aviv: two blocks from a very nice part of the beach, on a main street (with lots of transportation alternatives), minutes from food stores, restaurants, banks, currency exchange offices, small art galleries and synagogues.

The only 2 very minor short-comings:
Alternative to air conditioning was to open 2 skylight windows -- but unfortunately this let in the noise from the street and was disturbing at night to sleep.
The cable tv choices (which had lots of programming in languages other than Hebrew or English) had very little English language programming and no offered no US news channels (e.g. CNN or CNBC) which were available in other places we stayed (different cable service). Also the remote control was very "fussy" and we spent a lot of time trying to get it to turn on, change channels, etc.

Overall this is a great place to stay. We will definitely return to Sea Land on future visits to Tel Aviv.

We stayed for a week at the Sealand, and the big studio style room we had was perfect for this. Didn't try cooking with pans etc. so can't judge really. It's not a hotel, so if you get sand on the floor then you have to sweep it up yourself, but if you can handle that then the Sealand is a great place to stay. Location is FANTASTIC: it's five minutes from a beautiful stretch of beach. While it's no near any 'sights', it's about halfway up Tel Aviv's fairly linear layout: sure, it could be closer to Jaffa, but then the museums in the north would be too far away, and vice versa. Everything is easily walkable (for two sprightly 20-somethings, at least). Shlomi (the manager) is a really nice guy and was really helpful with our queries about the city.

A caveat: from what we saw of other rooms, they vary quite a lot in size and layout. Ours was perfect for us, and we didn't mind not having a patio (it's built into a basement), but maybe check beforehand which one you're getting...

The initial apartment booked was unavailable and this was notified to us only a couple of weeks before our departure. The substitute apartment was offered as an 'upgrade'. If it was considered an upgrade, I would dread to see what the original apartment was really like - but I think that the term upgrade was used specifically to describe the location of the apartment being so close to the beach. The cost was not astronomical but at ~1100USD for 8 nights for four, I was expecting the one-bedroom apartment to at least be up to standard. The finish of the apartment was very poor with plenty of patches of paint peeling and naked light bulbs and the linen provided, especially the towels were very poor. These are basic things that have to be correct when renting out an apartment for short-lets given how high the rent is. There was also no music system whatsoever which I think is also an oversight. The bathroom was not particularly nice either with a poor hot water on/off switch and leaky small shower (no proper shower curtain). The a/c in the flat could be either 'off' or 'on' at a very high setting with no temperature gradation - so either sweltering or freezing. The apartment was poorly insulated from street noise and there were no basic essentials which are really only available in bulk in the supermarket like soap, toilet paper and kitchen essentials. Although we were very careful, there appeared a colony of ants in the bathroom which didn't disturb but wasn't hugely sightly.

On the upside, there was good shower pressure, a well-equipped kitchen and the TV satellite system had plenty of channels, the wifi was reasonably fast, an efficient code-only/no-key entry system and the location was fabulous being a few blocks from the beach and near Bograshov for eating and drinking.

Overall, I would look for something nicer (on say airbnb) in the same area as it seems that for the money we spent we could get a similarly well-located apartment with an adequate finish. This apartment at 110 Ben Yehuda should really only be taken if it's renovated properly.

Shlomi (the manager) was most helpful. He made himself available to be contacted 24/7 for any issues or concerns, but we didn't have any - can't find any! Everyone in the group was very pleased of our room and the facilities. Location was perfect and the staff very accommodating. Can't remember how much we paid but whatever it was, it must be a very reasonable one otherwise, we would have remembered.

We had been there for my jewish fiances birthday. The owner is symphatic. We like the room its larger than we expected. Very comfy about everything. The only bad thing they clean once in 6 days. When we go to swim and bring sands on the floor it was difficult for us. For the money we paid its normal to expect cleaning more often I think. But its ok. I would recommend them to clean the rooms more often, thats all.
There is a market just accross the road. We spent so few money eating outside. We stayed 6 days and ate out only twice. Their kitchen is useful and market is nearby. its very big advantage to make your own food. So even if the apartments are more expensive than a hotel room in tel aviv, I still recommend it. Its still more wise to stay in there. We would go again.

This is our second time to stay here, and this time our room was somewhat larger. We have a refrigerator, stove, microwave, pots, pans, dishes, utensils, vessel to boil water, a/c, TV, wifi, a sitting area, ok sized bathroom, somewhat secluded bedroom, ample clothes storage space and hangers, plus a safe. The entire apartment is clean, bed is comfy, and the water is hot! Shlomi has been very accommodating, leaving our key for us in a safe and giving us directions how to get the key because he was closed for Sukkot. A couple of supermarkets are close by, as well as a beer/wine store, restaurants, coffee shops, self serve laundry, and the beach.The price is right too! This is a great alternative to hotels if you are in Tel Aviv for more than a couple days.

Room Tip: All rooms are under ground, but some have patios. We didn't have a patio either time, and there...
