1)For business guys,Internet is an extremely important service.Can have a quite fast and stable wifi in the Lobby and business center. which is even faster than some five star hotel.
2)Price is very good comparing with other similar condition hotel.
3)Location is another bonus for the hotel, 5 minutes walking to the Subway station. In Tehran,Subway is always the priority to other means.
4)Reception services is very good.Boss is very kind and helpful.He can guide you to any location you want to and call the taxi for you with good price.
5)The room is clean and quiet.

For my opinion,this hotel is a superb choice if you are an open mind guy.

Room Tip: 115,215 are good for single traveller

I stayed at Khayyam for 6 nights. Hotel is very simple and a bit dated, but it has all the basics one would need. Room was clean, had a fridge to keep my drinking water cool, Air con (although controlled by reception staff and most nights switched off by 11pm), a western toilet, a good enough shower, a working phone by my bed side, a television (all iranian channels though, but something for the background noise), and the thing that matters most to me, clean bed sheets. Also available was a computer with internet connection at the reception, and currency exchange with rates same as you would get outside.

Location: In the middle of Tehran, Official airport taxi (Toyota, different makes have different rates) charged me 25USD/ 300'000 Rials. Other than that, it is tops. 5-10 minutes walking distance to 3 metro stations, Gulistan Palace, National Museum, Ebrat Museum, Iranian Parliament and Imam Khomeini Square. Coming out of the little alley on to the main road, if you turn left, You will go towards Mustafa Khomeini road (Left again at the Junction walking towards Parliament square) where you can find food, fresh fruits and other shopping up until Mid Night. Also 3-4 minutes walk from the hotel on Amir Kabir is a Kebab shop with good variety open until 11pm.

Hotel is located in a little side street approx 150 meters from Main Amir Kabir street, and that little distance makes all the difference. I never heard any early morning noise from the main road.

Staff were extremely polite and helpful, always smiling and professional. All but the night receptionist speak very well english and I believe the night bloke is learning too. On my 1st morning, I was greeted by Mr Ali Jasbi, who introduced himself and made sure I was happy and looked after. Just gives it all a nice touch.

I did not use breakfast facilities or restaurant so couldnt comment on that. Just one suggestion for Mr Jasbi, If he could provide pedestal fans in the rooms as It got a bit warm at night after Air con was switched off.

All in all, In Tehran where hotel rates are ridiculously high, This hotel was a very good deal for 32USD a night for a single person. Booking through e-mail was easy and I have absolutely no regrets. I would quite happily stay at Khayyam again.

Hotel has excellent location, close to Golestan palace, N.Museum, but in quite alley.Rooms are not luxurios but decent and clean. Staff is very kind and helpful . Manager can help in organizing transportations to e.g. Alamut castle or Takhte Soleiman....or Damavand..He is the reliable source of any information re Tehran and around.

Free wifi available and also in the room.
Reasonable price in downtown.
The manager was really really helpful.
He organized to bring my cellphone back when I forgot one in the Taxi.

The hotel is near the Amir Kabir street, you can spend about 40USD to get here from IKA. It is also near the metro station, the traffic is convinient. The room is clean and has the basic function. The clerks of this hotel can speak English, and have been very helpful.The manager is a good and interesting man, loving to tell jokes. I like to stay here.

Wifi is available and free,
Room clean is done every day.
Clerk is helpful and kind.
It is close to metro line 1 and line 2.
Bed and bathroom is good.
Air conditioning is ok when summer.
Can provide air ticket service.
Can provide Iran trip information here.

Well, the hotel is situated in a central area of Tehran. But it is very basic. Those who have got used to european standarts are gonna be shocked. Again, it is very basic, it needs renovation (it seems that it has not been renovated for almost 40 years). The breakfast includes a piece of iranian bread (lavash), some margarine and a tea. There are no dining opportunities in this part of Tehran. Nobody speaks English in Tehran.
but... the hotel is very safe, has a central position and a manager (Mr. Mohammed Ali Jasbi) is extremely helpful. Bearing in mind that it is Iran, it's not a bad place to stay.
One funny thing - upon checking in I was given a TV remote control together with a key. And when I was checking out - I had to bring it to the reception
