During our travelling in Iran we stayed several times in Hotel Espinas. The first time was arriving late at night to Iran and leaving the next morning. We did miss the place later. Afterwards we stayed two or three nights every time we went to magnificent Tehran.
If compared to other five star hotels in the world, of course it will be a step below, but I think it is the only hotel in Iran that can be compared with a five star hotel at all. We did appreciate after staying elsewhere, the importance of the hotel.
To be fair, a 4.5 score would be more appropriate, however considering the efficient and nice service and the best breakfast we had in Iran, it’s fair to round the score up.
Room lay out can change dramatically, from fair sized rooms to huge. This will change the bathroom and the entrance. We had the luck each stay we got a better room.
The only complain I really have regarding this lodging, is maintenance. Some damaged or chipped furniture are not attended as well some details in the bathroom and water spilling out of the shower bath combination. However, I really felt relaxed in the hotel besides the minor quibbles as also the rooms were very clean.
As stated above, breakfast is the best, not just in quality but variety. There are the typical Iranian breakfast goodies, but also some nice additions such as nuts, different cheeses and marmalades, decent coffee and of course tea. There’s even honey with honeycomb. The place is also very nice, with decent service. It seems a popular place for locals as there are many people coming in, from ladies to socialize, to business group arranging imports/exports in English.
We requested twice for box lunch as had early flights to catch. We did get this with some items from the buffet.
Front desk personnel were always attentive, kind and efficient. It did not matter if it was for check in, check out, a question or to request something.
Very close there is a beautiful park. Tehran is a city with so many things worth visiting.

We enjoyed this hotel; it was comfortable and convenient. Remember that 5-stars in Iran bears no relation to 5-stars anywhere else. Still, the buffet was ample (we're vegans) and service attentive and excellent. Terrific location near Laleh Park (don't miss it!). But you take your life in your hands crossing the street in Iran!

Room Tip: Separate pools for men and women, if memory serves.

This is a good hotel, however, in a place like Dubai where stars mean something, I do not think it would get more than 4. What you can see in almost 5 stars (even old five stars in Tehran like ex-Hilton, or Ex-Sheraton) is an specific area in front of the hotel (driveway, parking, landscaping, etc.). Espinas lacks this. The interior is nice, but again I am not sure...

Espinas was a pleasant experience in Tehran. Superb room, Friendly staff and great lobby with coffee bar. I annoyed my stay in this huge and interesting city i Iran. The restaurant menu could have had more choice, but then again the food was perfect to my taste and the kebab was good.

we expected a lot from a 5star hotel with grade A,but it wasnt like that at all for these reason:
1-small bath and lavatory with poor facilities
2-thin walls as far as you can hear almost every voice of beside rooms
3-poor cleanliness especially in bath service
4-decoration of every prt of hotel
however all the stuffs were very friendly and helpful and polite-breakfast is more various than others-location is in city center and near to many historical places
in total if i come to tehran again i would choose grand azadi hotel which is more simillar to 5star hotel.

Room Tip: upper floor might be berrer

After tree weks travelling all arround Iran I can say that this is one of the best. Or even the best. I would mot say that the 5 stars are on the occidental basis but definately this is a good choice. Rooms, materials,,beds and also restaurant.
Cleanliness can be improved, and others sidedowns are lack of lifts and noise from the lobby that it is oppen and comunicates with all floors.

Room Tip: Chose a room at the end if corridors and upper levels if noise from lobby can be a problem
