All considered i would say this is a good pick while staying in Tehran. Hotel is well located close to main attractions and the business hub of the city. Property itself is a small size boutique type hotel. There is a small lobby bar that serves, hot beverages. Internet has a decent speed and most of times works trouble free. Room service is available but the service is hit and miss.
Nice roof top patio that is open late into the night and also serves breakfast, lunch and dinner.
Major issue with this place is the windows. They don't do a good job of stopping street noise. If you are a light sleeper this might be problem. Also make sure they don't put you on the 4th floor as the roof top patio is on the 5th and they play music late into the night.
Last but not least try to get a room facing the main street as the back of the building is situated by a school and it gets noisy early in the morning.More
