Pros

Friendly staff, clean, good location, Good breakfast, water hot

Cons

Very small, only water bottles for two even though there was four of us, furnishings very cheap, no balcony furniture, wifi only valid for 24 hrs, not enough lighting, no cutlery, no power point for kettle, cheap windows and doors hence extremely noisy, lift fits 6 if you all suffer from anorexia, towels old. The only reason it is called a penthouse is because it is on the roof, same as a pigeon hutch.

I was recommended this hotel by a friend and I will recommend it to others. This is a small, clean, nice modern hotel in the heart of trendy hamra. The hotel has a new and fresh feel to it. But for me it was the staff that made it a must - they helped enthusiastically with every query and problem we had: taxis, excursions, plugs, chemists, transfers, things to do, etc, etc.

i've been in many branded 5 star hotels that have failed to give this kind of personal service.

just back from a long weekend at the 35 rooms hotel in beirut. The hotel was modern, small and the staff very friendly and helpful. It is only 2 mins round the corner to main street with the usual array of shops, alco costa coffee and starbucks. Although our room had a king size bed in it there was ample space. Our room was situated at the back of the hotel which helped cut down on the noise from the busy street at the front, something to consider when booking!!! All in all a great visit and would consider booking there again!! thanks

Everything was great while i stayed for the weekend. Helpful staff, clean nicely decorated room i had. Breakfast was very very good.

Very nice hotel, rooms are clean and the staff well trained and always ready to help. Location is quite good even though it is a bit noisy but this is normal in Beirut. There is tea/coffee facilities in the room also a minibar fridge and a microwave" but we didn't use". We stayed there for 4 nights and enjoyed it a lot. I highly recommend 35 rooms especially for the quality/price you are paying.

How this hotel got such high reviews I don't understand. I was going to give it a poor rating, but I'm giving it a 'terrible' simply because tripadvisor gave me such high expectations that the crash was harder. Here are my issues:
1) arrogant staff. The lady receptionist was very dry.
2) no hairdryer, iron, or slippers in the room
3) toilet had a constant sewage smell (and looked like a 1 star hotel toilet). Consequently we didnt shower (stayed only 1 night).
4) windows didnt close properly, and outside was really noisy. constant honking all night long.
5) At one point, staff just opened the door and walked into our room not knowing we were inside. Luckily we were just sitting, otherwise imagine how awkward that could have been!!
6) A/C sounded like a tractor.
7) Sink was stained, like it hadnt been cleaned for a decade!
8) We asked for a double room, and were given a room with two single beds pushed together! who does that??

Room Tip: Go to another hotel.

We were 2 couples and shared 1 suite room which included 2 double rooms 1 living room with kitchenette. The rooms were comfortable and clean there is nothing to complain. The location was good, very close to the restaurants and shopping area. Only things that they charged double price for pick up service from airport because of delayed arrival, even we were informed about the flight number.
