This is a lovely little hotel. It's well run, clean, comfortable and the staff are very friendly. The only thing that stops me giving it 4 stars was other guests. The rooms are relatively sound proof but nothing is going to stop the sound of constant door slamming and loud chatter of those guests who seem to forget they are in a hotel when they leave for the airport at 5am, or the late night beer drinkers who sit right outside your room. If you come to stay here, remember yours is one of 15 rooms .....

This smallish hotel is surprising, it is not well advertised but the service is good and the room is spacious and clean. The room we stayed in was twin share, the beds were made daily and the linen changed daily as well. The fridge was well stocked with water as well as alcohol and soft drink, and there was long life milk made available in the room as well. Even though the prices of the bar / fridge were double that in the local shop, you couldn't complain about the price, the Coke was $1,20 AUD, a bottle of water 1 lt was $1.50 AUD. So certainly not excessive. Taxis drive past the main road all the time and they are cheap as. A 45 minute taxi fare from the airport to the hotel was only 5,000 to 6,000 kyatz (chats) or $5 or $6 AUD. The porter will take your luggage up the stairs if your room is on an upper floor and no tip is expected. The restaurant is on the top (third) floor and has a nice view over the local area. Meals are served on request. Staff are very friendly and accommodating, and understanding if you have a case of Burma Belly as we did. Don't book it because we want to on our next visit and we don't want it to be fully booked, alright? By the way, aircon is in the room and works well. On our first day, hot water service was out of commission but got fixed that day (a bit noisy). Of course, in Myanmar, you have to put up with periodic power outages but that's normal for Burma. Apparently we didn't have as many as there used to be in earlier years.

Room Tip: All the rooms are good, friends stayed in other rooms and made positive comments. A better advertised hotel down the road was twice the price and not a patch on this hotel.

Not a bad option in Yangon if you like small hotels and if you don't mind staying on the outskirts of town. The rooms are comfortable enough with a lot of carved wood and lacquerware decorations, but don't expect much from the bathroom facilities (water runs cold sometimes) and wifi is super sloooooow. The staff is pretty friendly, too. My favorite part about this hotel is that it's located near Modern Tea House, a local open-air restaurant that serves up tea, cake, pastries, and noodles.

We spent 3 nights in this hotel: 2 at our arrive in Myanmar and 1 before our return flight. At the first two nights we had a good impression of the hotel. We checked on internet all Yangon hotels, and we were resigned to sleep in an average and overpriced hotel (like New Aye Yar or Panorama or Asia Plaza). We have been many times in Yangon, and we already been in all these hotels, pleasant places , such as the Traders, and they are now unreachable for us.
We took the deluxe room at the highest floor, the room was nice , completely covered by wood, and a lot of small terraces, where you can read a book or smoke a cigarette. The hotel is located far from downtown, but with 2000/2500 kiat taxi ride you can reach Sule Pagoda or Shwedagon or the lake. But the second time the impression was not so good, the bathroom (the wc) was not clean, the sheets were stained and we had to kill as many as 3 cockroaches. The hotel is, however, a good compromise and represents a quite good value for money in Yangon, where the prices of the hotels have tripled , but their quality remained the same.

We stayed in another hotel earlier in our trip closer to downtown which cost 55$ and was just about OK. This was only 30$ and SO much better. Room felt very clean and new. Great staff and good location on quiet side street. Def better to avoid the overpriced downtown hotels and stay here.
