“very relaxing”

This hotel is not right downtown, as some reviews place it - I would say it feels halfway between town and the airport. One great asset is the lake it sits on and that is surrounded (still) by lots and lots of wild greenery. The land the hotel stands on is huge and this is another asset. You can go for a walk or jog without ever leaving the hotel grounds. Yangon can get a bit stressy with all the traffic, hooting and smells from car exhausts - getting back to the Inya lake hotel feels like another world. Great! I agree with some of the bad reviews that this place has seen better days, but at the same time it also exudes an air of the oldern Burmese days. Teak floors, teak clad elevators, teak furniture - you get a good feel of the 'old Burma'. To expect the hotel to become almost over night all glitz and modern on par with some of its southeast Asian neighbours, is a bit unfair, I feel. Burma has only just sprung up onto the world stage with the ending of a decades long international boycott. Since then much has happened in this previously remote backwater of tourism and business. Suddenly, now, hordes of tourists and businesses enter Burma and seem to expect standards they are used to in neighbouring Thailand (still the main hub for Burma flights). The supply of hotel rooms is far below the level of demand for them. Just two years ago, no one went to Burma except a very dedicated few, who ignored the boycott. This explains the huge hike in prices too. I have gone to Burma for many years as tourist and am shocked by this sudden change, especially the astronomical price hikes, but then again, this is what happens when demand just cannot be met. The Inya lake hotel is still what it always used to be - a grand old lady in the probably most relaxed setting you could possibly wish for. Could it do better? Sure it could. When the price for a room jumps from 60$ to 200$ you would expect everything to be perfect. Make sure that when you go there, and I wholly recommend it, remember that this is a country that has taken off on steroids (fuelled by ourselves) and it will take a little time for its people and businesses to catch up. I guess major renovations will have to wait, given the still great political uncertainties and strained relations amongst many of Burma's ethnic minorities. Would you spend a lot of money on your business in such a precarious situation?
Had we believed the really bad reviews about this hotel, we would have missed out on beautiful times around the pool and on the lake. Therefore, if you decide to give this hotel a go, just remember to go with lowered expectations and I am sure you will enjoy it as much as we did. Photos attached.

Room Tip: pay that little bit more and go for the larger rooms with lake view

I was skeptical of all the great reviews but they turned out to be absolutely true. We have stayed in many hotels over the years and this is one of the best. The location puts you smack dab in the middle of everything. We could get anywhere we wanted to be in about 5-10 minutes.
I would recommend to anyone.

I stayed in Inya Lake Hotel for 2 nights for business, very nice lake view, they have large rooms with very good wifi coverage. still not all credit card accepted (beware AIMX & Cooprate cards are not yet accepted, normal visa & master are ok).

Very near to the airport & staff are very helpfull.

Stayed here for 3 nights on a 2 week Riviera Travel trip from 9th March. The setting is lovely, it is on the same lake that 'The Lady' lives on. The lotus flowers on the lake are delightful. The staff are friendly and fairly efficient. Breakfast was lovely and caters for all tastes. The pool is good but there are not enough sun beds. Service is very good, and happy hour is economic. The only drawback is the rooms. The best ones overlook the lake but they are tired and in need of some TLC. The grouting in the bathrooms badly needs replacing. It is a large, socialist style hotel. The shops are very good value and shouldn't be overlooked. L'Opera restaurant is a two minute walk from the hotel and is excellent and being Italian it makes a nice change from rice and noodles. It is a little pricey but the ambience is wonderful if you eat outside under the stars. We celebrated our 40th wedding anniversary there so didn't mind paying $21 for a bottle of wine.The hotel is set in its own grounds so is not near shops or bustling Yangon life but after visiting the city centre it is a lovely respite from traffic and noise. Taxis into town cost about 3000 khat (about £2.50). Despite it being very tired and the decor dated it was a reasonably pleasant hotel to stay in. I am rating this very good for the surroundings and the pool but would be a lower rating for the rooms. It is very handy for the airport avoiding traffic jams and also for the War Grave. As were part of a tour I am not sure about the value.

Room Tip: Choose lake view.

The hotel has a fabulous location next to Inya Lake. Sunsets on the lake are precious and can go very far to take the edge off a long day of shuttling between business meetings in the city. Happy hour beer at the bar overlooking the lake or a breakfast croissant / espresso are fabulous for client meeting at the hotel. I've stayed at all the so-called five star properties in town and have settled on the Inya Lake hotel as my regular place now for my monthly business trips to Yangon.

I stayed at Inya Lake mainly due to the conference I was attending was held at the hotel, so the location was not important for me.

Firstly, the service provided by all the staff are great, I had some queries before check in via email and the reception was very much aware of all the issues.

The room was large and very South East Asia style, and because I got the deluxe room, I had a balcony facing the lake.

Given the limited options in hotels in Yangon and the rising room prices, this property is very good and very reliable.

Do note that they don't take American Express and take a 4% surcharge for Visa and Mastercard. Even though they claim they don't accept corporate credit cards, they were able to process my corporate credit card without any issues.

There is also an ATM on the property that accepts Visa, Mastercard and Union Pay. This could be very handy if you don't want to bring a bag full of brand new US dollar notes.

There is also a medical clinic onsite.

Have been going to Yangon for several years, a couple of times per year and stayed at most places. Have settled into booking Inya first now if I can. It is a beautiful and historic setting on the lake (with gorgeous sunsets). Despite being built by Kruschev it has a homey feel and is a great crossroads for meeting people based in Yangon. The staff are very good and I have found them willing to go out of their way to help. The rooms are for sure "tired" but in no way problematic. Most have balconies for morning coffee to the sounds of birds on the 37 acres. Because it is out of traffic snarl in CBD access is easy from many other locations in Yangon. getting taxis out was once sometimes a problem but not any more.
