Yangon is coming a long way, and while there are only a few "top" hotels this is one. Recently renovated, it now has good service, clean rooms, and even good wi fi. Breakfast is large and international. Not cuisine but fine.

Room Tip: view of the lake.

I visited the hotel for a week or so at the time, in May and again in June 2013. The hotel is beautifully located on the shore of the Lake and in sight of the Pagoda. The staff couldn't be nicer and there are three restaurants, one on the ground floor where I had a good breakfast and the French restaurant that has a lovely outdoor terasse overlooking the lake. There is an excelllent Asian restaurant upstairs.
There is musical entertainment in the lobby area in the evenings. Wi-fi is available both in the rooms and in the general areas. The gardens are beautifully maintained and though I did not get to use the pool, my colleague did and enjoyed the experience.
There are a few drawbacks, firstly the rates are expensive, mainly driven by a shortage of beds in Yangon and by a virtual invasion of visitors, especially business guests. In fairness the rates are matched by hotels of similar standard elsewhere in the city.
Secondly, the hotel did not have access to credit card services, at least when I visited, because of the state of banking in the country. The hotel is not alone in this.
While this may all seem strange, we must have regard to fact that Myanmar has been the subject of sanctions for the past four decades.
Whatever the shortcomings, these are more than compensated for, by the friendliness and dedication of the staff and the excellent ambiance.
Would I return, most certainly!

Room Tip: choose a room on the fourth floor, that overlooks the lake and enjoy the sunrise.

Dear Sir,
Kevin O

Thank you very much for choosing the Kandawgyi Palace for your recent stay in Yangon, Myanmar. We have read your comments about the hotel and its services on trip advisor. We appreciate that you took time to write them which is very important for us.
Most guests are fascinated by the location of the hotel and its design of traditional Myanmar architecture. The lush green garden, rooms overlooking the Royal Lake and the magnificent shwedagon pagoda with an outdoor swimming pool gives the added advantage of a resort in the city.
We are still working on establishing payment by credit card and hopefully in the not too distant future this facility should be available.
We would like to take this opportunity to thank you for your feedback we and we hope to see you again soon at Kandawgyi Palace.

Nicely appointed rooms all with free, good strength wifi & safes. Newspapers in several languages available in the lobby. Staff mostly friendly & helpful. Meals in cafe restaurant good value, breakfast buffet extensive with options to suit most tastes. The upmarket Agnes French restaurant is a delightful experience with food beautifully presented. The hotel is situated on the south side of Lake Kandawagyi with nice views over the lake. Hotel pool on the lakeside us in need of urgent maintenance & cleaning. There is no excuse for having slime growing in the pool - I would certainly not allow children to swim in it in its current condition. As with most parts of Myanmar be prepared by wearing insect repellent within the hotel grounds.

Dear Sir/ Madam,
mairi p,

Thank you very much for your recent stay at our hotel and we are very glad to know that you enjoy our services and facilities and greatly appreciate that you took the time to write them, as our guests’ satisfaction is our main priority.
Most of our guest loves the breakfast of our hotel and dining experience at Agnes French restaurant. We have noted your comments about the swimming pool and have taken necessary action to have them corrected immediately. With the current monsoon and continues rain during the day most often treatment is carried out at night restricting limited access during the day. However the new swimming pool is completed and requirements are now fixed, many of our guests enjoy the new design and arrangement.
It was a pleasure to have you as our guest. We would like to take this opportunity to thank you for your support and we are very looking forward to seeing you soon at Kandawgyi Palace.

Well located, clean and efficient with friendly staff, beautiful pool and gardens. Spa but no fitness centre .. which is a shame since one needs to exercise after sampling the food at the excellent French restaurant.

In April 2013 I wrote a review about this hotel. The management of the hotel responded on my review. First they said that the swimmingpool is fresh and clean, but during the days we were there, the water was not clear and was not floating. The water was milky. The furniture around the swimming pool was warn out. Second they insured guests that they will have a relaxing stay when private events take place. This is a lie. We did suffer two days from loud noise of two "private events" that were both rehearsing different loud music at the same time. We did complaint at the front desk and ask for the manager in duty. She assured me to lower the noise but she did nothing. We saw also other guests leaving the pool because of the horrible noise.

But there was more! When I wrote my first review, I didn't know the facts but now I do. We booked a lake front deluxe room. When we entered the room, I saw this was not the room we payed for, so we went back to the front office. The conclusion of the FO was, that our agency booked the wrong (and cheaper) room. We got an upgrade but our agency had to pay for the costs (what my agency did because their priority was to guarantee us a nice stay). Back home I asked my Dutch travel agency to investigate what went wrong. I was shocked about there reaction: the hotel itself overbook their rooms and by giving their guests cheaper rooms, they hope to earn some extra money. Unfortunately for them I noticed this immediately, but its a shame they earn extra money: our travel agency had to pay the difference between the cheaper room and the upgraded room! I think this is mismanagement of the hotel. The worst is that the hotel doesn't respond on e-mails of the travel agency. I tried to get the email addresses of mr. Zaw Myo Tun and mr. Russell Blagg, but no respons at all!

My travel agency offered me a diner checque for the troubles the hotel caused us. They let us know that they don’t offer this hotel to their clients any more. And the hotel management? They don’t respond on anything but get extra money because of there monopolistic position.

So travellers, be warned for this hotel. The only plus could be the location at the lake and it's close to the temple, however not in the city centre but for the rest, it's a hotel I never will recommend to any!

Dear Sir,
prever,

We have read your review and appreciated that you took the time to write them.
We regret to find that you feel our response is untrue. Our investigation procedures apply to individuals directly or indirectly engaged and we view your feedback very seriously. A detail investigation was carried out and we responded with genuine facts.
Please allow me to explain a little more about our rooms. A deluxe room has different views of lake, garden and pagoda on different location from level one to five. A lake front deluxe room has only lake view by lakeside on the ground floor.
Originally, a deluxe room was booked by your local agent. We provided accordingly a deluxe room with lake view on level one and applied the correct room rate as contracted with agent. You might have requested for a lakefront deluxe. The local travel agent, at last, changed the booking to a diplomat suite which is a higher category than a lake front deluxe and agreed to pay for the difference. As you mentioned in the review, at the beginning, the local agent could book a deluxe room only to get a guarantee room for you.
The hotel did not cheat by providing a deluxe room and then charge extra for a lake front deluxe category. After you wrote your review in April, at the same time we received official enquiry form the local agent too. We explained the same. Both hotel and the agent did extend all curtsies during your stay and we regret for any inconvenience.
We hope that the above explanation is clear and we apologies if you felt our previous response were not clear. We wish to invite you to visit us again. I will personally take care of your reservation and make sure you have a memorable stay.

We stayed there for 3 nights, 1 before and 2 after a cruise of the Irrawaddy. It is a lovely hotel, very clean and spacious rooms. The staff are very friendly and welcoming which is typical of the Burmese people. Should we ever return to Myanmar we will definitely stay here and would recommend it to our friends.

Room Tip: Though more expensive, get a deluxe room with a view of the lake. Our room was very quiet.

Introduction
Located about 30 minutes drive from the Myanmar airport, situated on the site of a former museum and overlooking the beautiful and scenic Kandawgyi Lake, the Kandawgyi Palace Hotel is a premier 5-star hotel in Yangon that offers modern convenience in this developing country.

Ambience
Ambience at Kandawgyi Palace Hotel is excellent. The exterior facade is modeled after the traditional royal Myanmar architecture, with tall spires and tiered roofs. The interior is grand and elegant, with touches of Myanmar style decor. Kandawgyi Palace Hotel is proud of their local teak, and their furniture and decor incoporates much of it. Furthermore, there is lush greenery set within their grounds, one of the most expansive I've ever seen in a hotel.

Room
I stayed in the Kandawgyi Palace Hotel Deluxe Room. Had a great view of the serene Kandawgyi Lake, and the room was comfortable. While there was free wi-fi and a large clothes cabinet, the lack of proper lighting in the room irked me. Another small point that I found irritating was the lack of handle to hang the handheld shower head. Otherwise, the room was properly equipped, and there was sufficient television channels for entertainment despite the notorious restrictions on broadcasting.

Food
Food at Kandawgyi Palace Hotel is above average, but not excellent. Much of their traditional dishes at Thiri Cafe are good, though when it comes to Chinese, Indian, or Western dishes, the taste is just decent. Fortunately, ingredients used are fresh, as Yangon is known for its large variety of fruits and seafood. I did feel that a slightly bigger range of local Burmese food might be better.

Service
Service at Kandawgyi Palace Hotel is hospitable, friendly and efficient. Staff took care of all our requests, and were always ready with a greeting and a smile. Kandawgyi Palace Hotel is one of the few hotels I've stayed in where I truely felt welcome during my entire visit. Excellent!

Facilities & Activities
While Kandawgyi Palace Hotel doesn't have much in the way of activities, those they offer are pretty good. There is a daily cultural show, as well as daily live band performances. While there is a lack of gymnasium, the swimming pool and expansive grounds make up for it, and it's easy to go jogging around the nearby Kandawgyi Lake. The conference facilities are good, though I found it odd that they had fake pillars in the middle of the conference room.

Room Tip: Kandawgyi Palace Hotel doesn't accept credit cards, only payment in cheque or cash by Myanmar Ky...

Dear Sir,
RunningMan83

Thank you very much for your recent stay and took time to write extensive reviews. We really appreciated and learned that you enjoyed the hotel’s facilities and its services.

Most of the guests like the location of the hotel with design of Myanmar architect, lush green garden, rooms with lake view and swimming pool by the lake.

All the rooms are equipped with handle to be hold for handheld shower head. We will look into your feedback regarding missing the handle and have it attended immediately. Spa and fitness centre is under construction and will be completed by the end of this year. After that we have a plan to upgrade our banquet and conference facilities.

We are still working on payment by credit cards. Cheques are not accepted at the moment and requested to settle in cash only.

Dear Sir, it was a pleasure having you as our guest and would like to take this opportunity to thank you for your review. We hope to see you soon and if I can be of any further help please don’t hesitate to contact me.
