When our taxi driver entered the approach road, I assumed that my death was imminent: a road surface more akin to a rutted lake, almost no street lighting, parked container lorries, and a shanty-town feel made it feel like we had driven into the set of a Mad Max movie.
However, once inside, the story is a little different. Apart from the moth balls, and Europeans who seem to be on chain-smoking-holidays, the atmoshpere is quite pleasant in the lobby. The Burmese take on customer service kicks in, everyone is polite and smiling, and one is shown to the rooms. More surreality, as most of the floor space (of all of the rooms we saw) are turned over to a wooden shin-height platform on which the beds and tables reside, making navigation around the rooms a challenge. The rooms were clean but rather tired, and of the six showers I took in this hotel, only one was in water hotter than body temperature.
On the plus side, the restaurant is apparently open 24 hours a day (untested), and serves decent food, and the Reception staff were helpful in assisting us find our future accommodation, and best of all, you can book using an on-line agent and use a credit card!
To sum up, you will not want to leave the hotel on foot, but once you are inside, it's not too bad.
