“Hotel to be avoided”

Not at all what we saw in their website. Location is good but is now right in front of a sky way, therefore noisy and no view promised view of the Shwedagon Pagoda. The building is rundown, the outside walls covered with billboards. The entire hotel is a smoking area. Contrary to most establishments nowadays, this hotel has a small room in the lobby for non-smokers. The staff apart from the receptionist, hardly speak comprehensible English. Our room was on the top floor, in what they call executive suite. There was nothing wrong with the room, clean, the right size, etc. But one can not make outside calls, needless to say there was no internet access. i was told to go to the nearby small shops to make my calls. The day after we found out that this hotel is mainly used by gamblers and prostitutes, whether it is true or not, hard to tell and how would we know.

What is very evident in this hotel is the way it is run - still the very socialistic way. So many security guards, staff overlooking each others' shoulders.

We checked out right away the following morning.

Room Tip: There are no rooms with a view. This building is surrounded by high storey apartment buildings and...

Room - clean and spacious room and full furnished but quite old. (2 big bottles of water, hair dryer, 2 towels and fridge and etc.)
Location - acceptable and there is mini mart under the hotel (convenience and not expensive ).
When check in, i have got a complimentary of bottle of shower cream.

By Southeast Asia standards, hotels in Yangon are quite on the expensive side and at Excel Treasure's price range (about $85/standard room/night) you'd at least hope to get a nice looking room. But the room I got was stuffy and furnished with so-so bath amenities. It's quite a challenge to connect to the free WiFi in the room (better to connect at the lobby WiFi) and guests do not get free water daily. Beds are comfortable though, and the A/C is fine. Free buffet breakfast comes with the room, but hotel guests could use a little more variety in the daily food choices. The good thing about this hotel though is that it sits atop a shopping mall that offers a great selection of jade accessories and Burmese handicrafts. There's also a string of local eateries and a supermarket behind the hotel, so that's an added convenience.

Room Tip: If you detest the smell of cigarettes, request a real non-smoking room because it seems that guests...

The location of the hotel is the main draw to stay here, with it being a stone's throw away from the Shwe Dagon pagoda. The rooms are spacious and marginally clean and the bed not too lumpy. Air conditioning worked fine and there was free wifi, although it only worked with my phone and not my laptop, and even then it was patchy.

Toiletries and towels were provided, and there was hot water, but the water pressure was weak and the towels were laundered, but stained. The toilet worked, but the smell of stagnant water coming from the drains can be overwhelming. The toilet was obviously old and more care should have been taken to clean it. The lighting in the room was dim and the walls were thin, so you could hear what was taking place in the corridor outside.

Most of the staff we met were friendly and could speak a little English. The breakfast was not great, but had variety. One day, the milk in the pitcher provided was curdled, but the staff told us that it was just due to the milk having been put in the fridge and it was still fit for consumption (we didn't touch it of course). Breakfast was consistently late, and morning calls were conducted by knocking on your door on the days that they remember to.

Rooms are cheap but nasty. Location is ok and near to some significant sites, but the location at a busy intersection and a busy back alleyway means that the rooms are noisy. The rooms are dark and dingy and poorly maintained. Any saving graces? Free wifi, it is not expensive - that's about it.
