As others have mentioned hotels in Yangon are not priced similarly to elsewhere in SE Asia. That being said this was my 2nd time in the city and this place did the trick. For the price I can't imagine you would do much better, room was clean albeit I had to kill 2-3 mosquitoes, AC worked fantastic which in 33 degree weather is lovely, breakfast was simple but good and the shared bathrooms were clean. Not right in the center of town but a quick 15-20 min walk will get you to the park in front of city hall and Sule Pagoda, 10 min at the boat jetty to Dallah and 5 min you'll be at Botahtaung Pagoda. A few restaurants close by and small convenience stores next door that are open 24 hours to get anything you need.

Everyone seemed to be super nice and wanted to help out as much as possible. As in most places some employees were much more helpful with suggestions than others which is likely what others were referring to on here. I didn't need too much advice since I had already been in the city but can see how if it was your 1st time in town how it could be frustrating though if you want your hand held go stay at the Strand or Traders.

The room itself was very simple but quite clean. As others have said, the room had no real window, only an internal slatted vent which looked out onto the corridor. The vent was hidden behind a painting, so I don't think it's correct on the hotel's website to say that every room has a window.

We arrived at Yangon airport and there was nobody there to meet us as agreed, so had to find and pay for a taxi to the hotel.

We left before the hours which breakfast was served. The staff promised to prepare a takeaway breakfast for us. The next morning, no breakfast to take with us. The staff said that it wasn't possible.

The bathrooms are ok, they're clean and the shower works well. Good location for the hotel, not right in the centre, but easy enough to walk there.

Thanks to the staff at Hninn Si who provided a warm welcome to us and our three young children. The owner went out of her way to welcome us and spoilt the children rotten!! She also organised a hire car with driver for us on our trip away which was reasonably priced by Yangon standards. On our return to Yangon after a couple of weeks up north, the children were delighted to be going back to Hninn Si again. Walk over the 'moat' into the building, up the narrow staircase past lots of fairly dodgy looking wiring and you will find basic accommodation with clean shared bathrooms.

I spent two nights at Hninn Si Budget Inn. It has clean shared bathroom. My double room was bright and roomy. I booked through Agoda and was glad I did. They are quite full. They staff working there seemed always cleaning. There are a few restaurants within walking distant from the Inn. Great location and a great place to stay. Highly recommended.

This place is surprisingly clean, offers a nice little breakfast in an adjoining shop at the street level below, and has amazingly clean common toilet and shower facilities. We travelled as a family with young children, and the main challenge for us was that there were no real public areas to hang out in, bit we had to stay in the room when we were "home". The area around is nice to walk around in, but it takes at least 30 min to walk into downtown. But taxis are many and cheap, so that's not a problem. The pagoda at the end of the road by the harbour was small and charming.

The stay was basic, but the staff were very helpful. The accommodation and rooms are clean so as the restrooms. In general is clean and handy to most downtown attractions. If you are not fussy about space and luxury this is not a bad option for a few nights.

The Hninn Si Inn is a good place to stay if you have been in Yangon before. The rooms are clean and so is the shared bathroom. The hotel is new so everything is still well maintained.

However, the rooms don't have real windows, as they mostly cannot be opened, are painted white and in some rooms only lead to the corridor. Our room had a "window" to the outside facing a wall but was very smelly, as there seemed to be some kitchen nearby.

The staff are very willing to help, but unfortunately can hardly speak any English (except for the manager who speaks perfect American English). Hence, communication was very difficult and they were not able to give us directions, recommend any restaurants, let alone arrange bus tickets. We had to come back to reception six (!) times in order to ask for our bus tickets and often wait for a long time until they figured out we should come back later.
Therefore I can only recommend you to come here if you know your way around Yangon and do not need any help to arrange things.

I know the hotel just opened, but it should be possible to have one member of staff present during the day who speaks english.

With reference to your comment, we do have REAL windows, each room has one large window or 2 small REAL window. It is NOT fair as you have taken inside window photo ONLY. WHY DIDNT YOU TAKE A REAL WINDOW PHOTO.? Front desk staffs are capable of understanding and answering questions in English. When you asked for bus tickets, you weren't sure where you wanted to go, first BAGAN, then Inlay, then you wanted to leave in the morning and later in the evening to save one night accommodation. Finally, you decided to travel to Mandalay. If you keep changing your destination, everyone get confused. Reference to the "smell" that you mentioned, it was probably from a kitchen with cooked food which may not be pleasant to your liking but a great aroma to the locals. It is part of the local traditional cooking. We do give our best service to all our houseguests. We take pride in providing our guest with the best of our ability.
